Whispering Oaks Mobile Home Park Introduce
For many individuals and families seeking housing solutions in Kentucky, particularly within the diverse landscape of Louisville, mobile home parks, or manufactured home communities, represent a significant and often more accessible alternative to traditional stick-built homes. These communities can offer a sense of community, relative affordability, and a path to homeownership that might otherwise be out of reach. Among the options available, Whispering Oaks Mobile Home Park, located at 315 Barricks Rd, Louisville, KY 40229, stands as one such community catering to residents in the region.
Whispering Oaks Mobile Home Park is designed to be a comfortable and accessible living space for its residents. It aims to provide a blend of quiet living with convenient access to Louisville's amenities. Public feedback offers a mixed perspective on the community. On one hand, there are positive comments noting a "quiet neighborhood," a "clean trailer park," and "good people" residing there. One prospective buyer found the "staff was extremely friendly and explained everything which made a lot of sense and no nonsense," and felt it was a "good area" to purchase a home. The visual appeal is noted as a mix of "real nice ones and some not so nice ones," indicating a diverse range of home conditions within the park.
However, residents also express specific concerns. Key issues include a recurring plea to "stop hiking up the lot rent every year" and a request to "kindly unlock the gate to the lake," suggesting potential limitations on amenities or access. There's also a strong desire among some tenants for a "tenants union so that the people who rent lot space had a bigger say in the operating affairs," indicating a feeling of limited influence over park management decisions. This article will delve into the various aspects of Whispering Oaks Mobile Home Park, providing a factual and informative overview for locals in Kentucky to help them make an informed housing decision.
Whispering Oaks Mobile Home Park is situated at 315 Barricks Rd, Louisville, KY 40229, USA. This address places the community within the 40229 zip code, which is located in the southeastern part of Louisville, often referred to as the South End. This area offers a blend of suburban residential living with practical access to various city amenities and major transportation routes.
A significant advantage of this location, as highlighted by a resident, is its convenience "off the 65," referring to Interstate 65. I-65 is a major north-south highway that provides excellent connectivity to downtown Louisville, the Louisville International Airport (approximately 9.9 miles or a 19-minute drive), and other key areas of the metropolitan region. This makes commuting for work, accessing healthcare facilities, or reaching entertainment venues relatively straightforward for residents with personal vehicles.
The immediate vicinity around Barricks Road and the 40229 zip code offers access to a range of daily necessities. Residents can find grocery stores, pharmacies, and various retail options within a reasonable driving distance. Shopping centers like Southgate Shopping Center (2.7 miles / 9 min drive), Hillview Square (2.7 miles / 10 min drive), and Brooks Plaza (3.6 miles / 8 min drive) are nearby. For recreation, the area is within reach of several Louisville parks and attractions, including Iroquois Park (8.5 miles / 16 min drive), Jefferson Memorial Forest (9.7 miles / 24 min drive), and the Louisville Mega Cavern (10.6 miles / 21 min drive). The presence of military bases like Louisville Naval Ordinance Station (8.2 miles / 18 min drive) also indicates a diverse local community.
While the community itself has a "low walk score," suggesting that walking for errands is not highly convenient, its strategic location near I-65 ensures that residents remain well-connected to the broader Louisville area. This blend of a quiet neighborhood setting with easy access to urban conveniences can be appealing for many local Kentuckians.
Mobile home parks, including Whispering Oaks Mobile Home Park, typically provide a foundational set of services to their residents, which are usually encompassed within the monthly lot rent. While specific details can vary, common services found in manufactured home communities in Kentucky include:
- Lot Rental: The primary service, where residents lease a designated plot of land within the park to place their manufactured home.
- Utility Connections: The park typically facilitates hook-ups for essential utilities like water, sewer, and often trash removal, which are commonly included in the lot rent. Some amenities may also include high-speed internet access.
- Common Area Maintenance: Management is generally responsible for the upkeep of common areas, internal roads, and shared facilities like sidewalks, playgrounds, and possibly basketball courts, as indicated by amenities listed for the community.
- On-Site Management/Staff: The presence of staff, as noted by a friendly experience from a prospective buyer, suggests there are personnel available to assist with inquiries and community affairs.
- Off-Street Parking: This is a common feature, providing designated parking spaces for residents.
- Pet-Friendly Policy: While not explicitly detailed in reviews, many modern mobile home parks offer a pet-friendly environment.
However, it is crucial to note resident feedback regarding specific services. Concerns about "constantly hiking up the lot rent every year" suggest that while utilities might be included, the overall cost of services tied to the lot rent is a significant point of contention. Additionally, the request to "kindly unlock the gate to the lake" implies that access to certain amenities or features, even if present, might be restricted or not consistently available. Prospective tenants should clarify precisely what services are included in the lot rent and understand any potential restrictions on amenities.
Whispering Oaks Mobile Home Park presents a combination of appealing features and areas of concern, as reflected in both its stated amenities and resident feedback:
- Quiet Neighborhood and Clean Park: Residents consistently describe the community as a "quiet neighborhood" and a "clean trailer park," which are significant positives for anyone seeking a peaceful and well-kept living environment.
- Friendly Community: The presence of "good people" living there contributes to a positive social atmosphere, and a prospective buyer noted "extremely friendly" staff, suggesting a welcoming initial experience.
- Convenient Location: Its strategic position "off the 65" provides easy access to major Louisville attractions, employment centers, and daily necessities. Proximity to Southgate Shopping Center, Iroquois Park, and the Louisville International Airport are notable geographic advantages.
- On-Site Recreational Amenities: The community officially lists a playground and basketball court among its features, providing recreational options for children and adults within the park itself. There is also mention of a fitness center.
- Diverse Home Conditions: While some homes are "real nice," there's a mix, implying a varied aesthetic. This could be a highlight for some who appreciate diversity, or a concern for others seeking uniformity.
- Potential for Homeownership: As a mobile home park, it offers the opportunity to own a manufactured home while leasing the land, providing a more accessible path to homeownership in the Louisville area.
- Access to a Lake (with caveats): The mention of a "gate to the lake" suggests proximity to a water feature, which could be a significant highlight for nature lovers, provided access is consistently available. However, a resident specifically requests the gate be unlocked, indicating a potential issue with this access.
- Reported Rent Increases: A major concern for current residents is the perception of "constantly hiking up the lot rent every year," which directly impacts the affordability and long-term financial predictability for tenants. Kentucky does not have state-level rent control, meaning landlords can increase rent with proper notice, usually 30 days for month-to-month leases.
- Desire for Tenant Representation: The call for a "tenants union so that the people who rent lot space had a bigger say in the operating affairs" highlights a perceived lack of tenant voice in park management and a desire for more collective influence over living conditions and policies.
Prospective residents should weigh these features carefully, particularly considering the financial implications of rent increases and the desire for more tenant involvement in park operations.
Based on the provided public reviews and readily available information for Whispering Oaks Mobile Home Park, there are no specific promotions or special offers explicitly mentioned. Mobile home parks, like other residential communities, may periodically offer incentives to attract new residents, such as reduced security deposits, move-in specials, or limited-time discounts on lot rent. However, the prominent resident feedback concerning "constantly hiking up the lot rent every year" suggests that current management's focus might not be on promotional pricing but rather on operational costs and market adjustments.
For local Kentuckians interested in potentially purchasing a mobile home within the park or leasing a lot, it is always advisable to contact Whispering Oaks Mobile Home Park directly to inquire about any current availability, pricing structures, and potential special offers. However, it is crucial to exercise due diligence. Any claims of affordability or promotions should be thoroughly investigated, with all terms and conditions obtained in writing. Given the resident concerns about rent increases, understanding the park's policy on annual rent adjustments and the notice period for such changes (Kentucky law typically requires 30 days' notice for month-to-month leases) is paramount, even if no explicit "promotion" is advertised.

Whispering Oaks Mobile Home Park in Louisville, Kentucky, presents itself as a potential housing option for locals, offering a unique blend of benefits and considerations. Its location at 315 Barricks Rd in the 40229 zip code provides a quiet, suburban setting with convenient access to major thoroughfares like I-65. This accessibility is a significant advantage for residents commuting across Louisville or seeking easy routes to shopping, employment centers, and recreational activities. The presence of on-site amenities such as a playground, basketball court, and the perceived cleanliness of the park contribute to a potentially family-friendly and pleasant living environment.
For Kentuckians looking for an alternative to traditional homeownership or renting, Whispering Oaks offers the opportunity to own a manufactured home while leasing the land. This can represent a more affordable entry point into the housing market, a crucial factor for many. The general sentiment of a "quiet neighborhood" with "good people" also suggests a potentially welcoming community atmosphere, which is often a strong draw for mobile home park residents seeking a sense of belonging.
However, it is vital for prospective residents to thoroughly consider the recurrent concerns raised by current tenants. The primary issue revolves around "constantly hiking up the lot rent every year," which directly impacts the long-term affordability and financial predictability of living in the park. While Kentucky law allows for rent increases with proper notice, frequent and significant hikes can undermine the very reason many choose mobile home living. Additionally, the desire for a "tenants union" and the specific request to "unlock the gate to the lake" highlight concerns about tenant influence over park operations and consistent access to amenities. The mixed condition of homes, ranging from "real nice" to "not so nice," also suggests a need for individual inspection before committing.
In conclusion, Whispering Oaks Mobile Home Park could be suitable for local Kentuckians who prioritize a quiet neighborhood, a generally clean environment, and convenient access to Louisville's resources. However, this suitability comes with the strong caveat that prospective tenants must diligently investigate the park's rent increase history, clarify amenity access, and be prepared to navigate potential challenges related to management communication and tenant representation. A thorough personal visit, direct questioning, and a clear understanding of all lease terms are highly recommended to ensure it aligns with individual expectations for long-term housing in Louisville.

Jun 11, 2025 · Joel HinsonPlease stop hiking up the lot rent every year, and also kindly unlock the gate to the lake.Quiet neighborhood, clean trailer park, good people live here. Conveniently located off the 65. I do wish Whispering Oaks would create a tenants union so that the people who rent lot space had a bigger say in the operating affairs.
Feb 23, 2025 · Ami BurtonLot rent keeps increasing up to 615 a month yard is a swamp and they dont fix anything but are strict.
Feb 26, 2025 · jimmy BenhamI lived there for over 9 years. When we moved in my wife was there while they were placing the trailer and told the manager at the time (Christy) that she didn't like the three trees in the back of the trailer and thought that they were to close. Christy then told her let's get you moved in first then I'll take care of it. Well after at least 2 dozen times of asking and two tree limbs coming through my roof she said that if I wanted them trimmed or cut down I would have to do it MYSELF! Well back on Derby Day I was in bed about 8:30 in the morning and not one but TWO of the trees fell not only on the trailer but on ME! It hurt my back,my ribs and my head. I'm still having back trouble to this day and am still homeless because of their neglect to up keep their property. The manager went out of town that morning ( I'm assuming because she heard about it and didn't want to deal with it). No one not ONCE called to ask how I was or offered to help me with anything. By the way when I moved in the rent was $320.00 a month. It is now $660.00!!!!
Dec 18, 2023 · Terry MaplesLived here for 2 years now. When me and my fiance bought our trailer manager/beth told us that lot rent would be 385 a month. Never seen that it was 450plus. Also took 3 months to get into our place do to laziness of staff here. Was promised things that never happened to this day. They don't plow or salt the streets here I actually had to salt my street so me and my neighbors could get in.lot rent has wet up so much that we are thinking of moving. Our trailer is one of the nicest here but so many old run down ones around us. Have called office and corporate many times and never get any response.wish I could get something out of them cause I like my lot for the most but the lies and rent is getting ridiculous.
