This article aims to provide a factual and transparent overview of Shepherdsville Pointe Mobile Home Park, located at 503 Salt Well Rd, Shepherdsville, KY 40165. Drawing directly from publicly available resident reviews, this content will highlight key aspects of the park as experienced by those who have lived there or have close connections to the community. The tone will be professional and straightforward, focusing on providing essential information for prospective residents in Kentucky.
Manufactured home communities typically offer an alternative to traditional housing, often appealing due to affordability and a sense of community. However, the quality of life within such a park is heavily influenced by its management, the enforcement of rules, and the overall resident experience. The feedback for Shepherdsville Pointe Mobile Home Park, as detailed by multiple reviewers, raises significant concerns regarding these very aspects. While some online information from the park itself might highlight its location near amenities and jobs, the candid accounts from residents reveal potential challenges that future tenants should be fully aware of before making a commitment.
The reviews collectively paint a picture of a park where management practices, consistency in rule application, and communication around home availability are sources of considerable frustration for residents and their families. This overview will delve into the specific points raised, providing a realistic perspective for anyone considering making Shepherdsville Pointe their home in Kentucky.
Shepherdsville Pointe Mobile Home Park is located at 503 Salt Well Rd, Shepherdsville, KY 40165, USA. Shepherdsville is the county seat of Bullitt County, Kentucky, and is a growing community known for its strategic location just south of Louisville. This positioning offers residents a balance between the tranquility of a smaller town and convenient access to the extensive amenities and employment opportunities of Kentucky's largest city.
The park's address on Salt Well Road suggests it is situated within a residential area of Shepherdsville, likely offering a degree of quietude. Shepherdsville itself is well-connected, with easy access to I-65, a major interstate highway that facilitates quick commutes to Louisville (approximately 20 miles north) and to other key areas in central Kentucky like Elizabethtown to the south. The city is home to important local employers, including the Amazon Fulfillment Center, and provides a variety of retail shopping options, such as Walmart Supercenter, Lowe's, and Kohl's. For dining, local favorites like Cattleman's Road House and El Nopal Shepherdsville are nearby. Shepherdsville is also considered the gateway to Kentucky's famous Bourbon Trail and is within a highly regarded Bullitt County school district, which can be a significant draw for families. The location, therefore, offers a blend of local convenience and regional accessibility.
Based on the nature of a mobile home park, Shepherdsville Pointe Mobile Home Park would typically offer fundamental services to its residents. However, the available reviews suggest significant concerns regarding the quality and fairness of these services as provided by management. Standard services generally include:
- Lot Leasing: The core service of providing designated lots for manufactured homes, where residents typically own their home but lease the land it sits on.
- Utility Connections: Essential hookups for water, sewer, and electricity would be available at each lot. While the cost of utilities is usually borne by the resident, the provision and maintenance of these connections are critical.
- On-Site Management: There is a management presence, as indicated by the reviews discussing the "manager lady" and "some (not all) of the management." Their role is typically to oversee park operations, enforce rules, and handle resident inquiries.
Crucially, the reviews highlight serious deficiencies in how these services are delivered and managed. Residents report that management "does not care about disabled tenants, family, pets and property" and that "the same rules do not apply to all." This suggests issues with equitable service and rule enforcement. Furthermore, accounts of homes being promised as available, only for those promises to be broken or for different stories to emerge ("sold that trailer for cash and had another one... now she claims she is waiting on the police to evict the people living in the trailer"), point to highly unprofessional conduct and unreliable service regarding home availability and leasing processes. Prospective residents should approach with extreme caution and seek independent verification for any claims about home availability or park policies.
When discussing features and highlights of Shepherdsville Pointe Mobile Home Park, it is imperative to base them on the provided resident feedback, which unfortunately paints a concerning picture rather than a promotional one. Therefore, the "features" are presented as aspects of the park's operation and environment, as experienced by residents:
- Convenient Location (External Factor): As noted in broader public information, the park's location in Shepherdsville offers proximity to Louisville, major employers like Amazon, retail shopping, and a good school district. This external factor is a potential highlight of the geographical area, though not necessarily of the park's internal management.
- Existing Community: The presence of "long-term residents" indicates an established community, suggesting a foundational group of people living there for an extended period.
However, these potential 'highlights' are severely overshadowed by critical issues raised in resident reviews:
- Inconsistent Rule Enforcement: A significant concern is that "the same rules do not apply to all," leading to perceived unfairness and potential conflicts within the community.
- Disregard for Residents' Needs: Management is accused of not caring about "disabled tenants, family, pets and property," which points to a lack of empathy and support for residents' well-being.
- Unprofessional and Dishonest Management Conduct: Specific examples are given of the "manager lady" playing "games with people who literally have no where else to go," with repeated false promises about home availability and contradictory information. This severely impacts trust and reliability.
- Negative Management-Resident Relationships: Some management members are described as "nasty to the long-term residents," creating a hostile rather than helpful environment.
These are critical "features" of the park's operation that any prospective resident must be fully aware of and investigate thoroughly.
Based on the provided resident reviews for Shepherdsville Pointe Mobile Home Park, there is no indication of any active promotions or special offers that would benefit prospective tenants. On the contrary, the reviews highlight concerning practices that suggest a lack of ethical or beneficial offers. Instead of promotions, the accounts reveal:
- Deceptive Practices Regarding Home Availability: The most significant issue highlighted is the alleged dishonesty and unreliability concerning available trailers. Promises were reportedly made and then repeatedly broken, with homes being "sold for cash" after being promised, and claims of emptiness followed by revelations of existing tenants needing eviction. This behavior is the opposite of a "special offer" and instead represents a severe disservice to potential residents.
- Lack of Care for Vulnerable Tenants: The claim that management "does not care about disabled tenants" suggests a fundamental absence of supportive policies or "special offers" for those with particular needs.
- Inconsistent Treatment: The statement "the same rules do not apply to all" implies a lack of fairness in how residents are treated, rather than any beneficial and equitable promotions.
In standard manufactured home communities, promotions might include reduced security deposits, first month's free rent, or assistance programs. However, the reviews for Shepherdsville Pointe Mobile Home Park indicate an environment where potential residents should exercise extreme caution. Rather than expecting promotions, prospective tenants should prioritize verifying any information given, particularly regarding home availability, and thoroughly reviewing all contractual agreements before committing.
For inquiries regarding Shepherdsville Pointe Mobile Home Park, based on the provided information, you can use the following contact details. Phone: (502) 955-8918
When contacting the park, it is crucial to ask detailed questions about home availability, the exact terms of any lease or purchase agreement, utility costs, maintenance policies, and how rules are applied consistently to all residents. Given the strong negative feedback regarding management's communication and honesty, relying solely on information provided by the park without external verification is not recommended.
Based on the direct and candid feedback from individuals with experience at Shepherdsville Pointe Mobile Home Park at 503 Salt Well Rd, Shepherdsville, KY, it is crucial for local users in Kentucky to approach this community with significant caution. While its geographical location in Shepherdsville offers convenient access to Louisville, local amenities, and a reputable school district, the internal operational aspects of the park, as described by residents, present substantial concerns that directly impact suitability for a comfortable and stable living environment.
The overwhelming sentiment in the reviews points to critical issues with park management. Allegations of unprofessionalism, dishonesty regarding home availability, inconsistent application of rules, and a perceived lack of care for residents, including disabled tenants, are severe. Promises regarding home readiness reportedly being broken, and homes being diverted after being "empty," indicate a highly unreliable and frustrating process for prospective tenants. The claim that "the same rules do not apply to all" suggests an unfair and potentially inequitable living situation for existing residents.
Therefore, for Kentuckians seeking a long-term manufactured home solution, the suitability of Shepherdsville Pointe Mobile Home Park is highly questionable based on the provided data. While the external location is favorable, the internal management practices appear to create a challenging and potentially distressing living experience. Any individual considering this park must undertake extensive due diligence: speak with current residents directly (if possible, outside of management's presence), obtain all agreements in writing, verify home availability independently, and understand all rules and policies before making any financial commitment. The current information strongly suggests that without significant and verifiable improvements in management practices, Shepherdsville Pointe Mobile Home Park may not be a suitable choice for those seeking a stable, fair, and professionally managed home in Kentucky.

Shepherdsville Pointe Mobile Home Park Reviews
This place does not care about disabled tenants, family, pets and property. Some (not all) of the management are just nasty to the long-term residents of the park. The same rules do not apply to all. Do your research!!! Let me add I do not live nor ever have lived there but I do have friends and family that have/do.
Feb 07, 2024 · Tonya BakerThe manager lady likes to play games with people who literally have no where else to go and she has 4 kids that need a home. First she said the trailer would be available the first week of December, then come the second week of December she was contacted and said it definitely won’t be ready by December 16th, then she said the first week of January, then sent a text saying she sold that trailer for cash and had another one that was EMPTY and would be ready the first week of February, now its February and she claims she is waiting on the police to evict the people living in the trailer after she said it was empty and needed flooring and paint only. Shes a liar and extremely unprofessional. Definitely wouldn’t deal with this mobile home park
Feb 07, 2024 · Kayla StarrettBad area of shepherdsville. Drugs and fighting. Have family that lived there. Would not want to live there myself . Landlords won't fix anything that breaks in the trailers
Apr 09, 2024 · Mellody BrownMy elderly family members were beaten beaten by a drug crazed assailant in broad daylight who walked right into their home. Lot 75. Put security in there or change managers. Do something to protect those who own their homes from the trash your renting too!
Mar 21, 2018 · Fred BurbankI’ve lived here since October of 2022 and I can say I’ve never felt more loved by my neighbors. Everyone is so nice and will help you out in a heartbeat.
