Manor Isle Mobile Home & Extended-Stay RV Park Introduce
For Kentuckians considering an extended stay in Louisville with their RV, or for those seeking a mobile home lot, Manor Isle Mobile Home & Extended-Stay RV Park presents itself as a potential option. Located in a bustling part of Louisville, this park caters to individuals and families looking for a more permanent or long-term arrangement rather than short-term camping. Understanding what to expect from an extended-stay park is crucial, and Manor Isle aims to provide a base for residents to access the broader Louisville area.
Manor Isle Mobile Home & Extended-Stay RV Park is conveniently situated at 12301 Dixie Hwy, Louisville, KY 40272, USA. This location places it directly off North Dixie/31W highway, offering straightforward access for vehicles. It's also noted to be close to the Gene Snyder Freeway, which is a major arterial road in Louisville, providing good connectivity to other parts of the city and beyond. While being close to major traffic routes can mean some ambient noise, this accessibility is a significant advantage for daily commutes and exploring the Louisville metropolitan area. The proximity to Fort Knox is also a notable point for those affiliated with the military or looking to be near that region.
Based on the provided customer reviews, Manor Isle Mobile Home & Extended-Stay RV Park focuses on providing essential services for long-term residents rather than a comprehensive resort-style experience. While a definitive list of all services isn't available, we can infer some key aspects:
- Lot Rentals: The primary service offered is the rental of spaces for mobile homes and extended-stay RVs, implying full hookups for utilities are generally provided (though specific plumbing setup might be required by the resident).
- Property Management: There is a property manager, Kevin, who is described as "really great to work with," indicating a responsive point of contact for residents.
- Utility Access: Residents are connected to water, though there are specific rules regarding its usage, primarily for residential needs and not for external cleaning or beautification without additional cost.
- Waste Management: While not explicitly stated, general RV park operations include provisions for waste disposal, such as dumpster access.
The features and highlights of Manor Isle Mobile Home & Extended-Stay RV Park, as gathered from resident feedback, paint a picture of a practical, no-frills environment with a strong emphasis on community and management.
- Quiet Neighborhood (Historically): Earlier reviews mention a "quiet neighborhood with excellent neighbors," suggesting a generally harmonious living environment when external factors allow.
- Great Management: Kevin, the property manager, receives positive remarks for being "really great to work with" and for maintaining "well maintained lots." This indicates a management team focused on the upkeep of the property and resident relations.
- Strategic Location: Its position directly off Dixie Highway and near the Gene Snyder Freeway is a major highlight for accessibility. Residents appreciate the short drive to essential amenities.
- Proximity to Essentials: The park is conveniently located near a variety of grocery stores, restaurants, laundromats, car services, and gyms, typically within a 10-minute drive. For those needing propane, a Tractor Supply store is only about 3 minutes away.
- Family-Friendly Considerations: For families with children, there are "good places for school and daycare" nearby, adding to its appeal as a long-term residential option.
- Community Spirit (Conditional): The advice to be "courteous to your neighbors" suggests that mutual respect contributes significantly to a positive living experience within the park.
- Private Fencing: The property has a chain-link fence around it with a private fence at the front, offering a defined boundary.
However, it's also important to note some reported limitations or shifts in features:
- No On-Site Amenities: There are no recreational amenities such as laundry facilities, designated recreational space (beyond an empty field), playgrounds, outdoor cooking areas, or open campfire allowance (even in raised fire pits or chimineas).
- Restrictions on Water Usage: Water is strictly for residential needs, with additional charges for vehicle washing or lawn/plant watering.
- Beautification Limitations: Residents are reportedly discouraged from personalizing their lots with plants or decorations, as it might be considered "clutter."
- Traffic and Environmental Noise: More recent feedback indicates significant noise from traffic, overhead airplanes, and a nearby train.
Public information on specific promotions or special offers for Manor Isle Mobile Home & Extended-Stay RV Park is not currently available. As is common with extended-stay parks and mobile home communities, rates are typically monthly. Prospective residents are encouraged to contact the park directly to inquire about current lot rental rates, any potential long-term stay discounts, or specific terms regarding utilities and any associated fees. Manor Isle Mobile Home & Extended-Stay RV Park Reviews
We lived here 6 months and found the location very ideal. There is a lot of great locations for groceries, food, and recreational activities. Laundry, car services and gym locations are just around the corner no more than a 10 minute drive. If you have kids there are also good places for school and daycare. If you have propane, there is a tractor supply no more than a 3 minute drive from this location that fills up. The property manager kevin is really great to work with. As long as you are courteous to your naibors you will get along great here.
Mar 15, 2025 · Brian GomezQuiet neighborhood with excellent neighbors! Great management, well maintained lots, right off North Dixie/31W highway, close to Gene Snyder freeway. In spite of being so close to traffic, still fairly quiet. Food within a few miles up the road, not too far away from Fort Knox.Update 09/16/2022:We first moved in at the very beginning of the lockdowns. Quiet neighborhood was because everybody was out of work and the entire city was closed. The traffic noise is loud and runs you inside. The neighborhood behind the rv park is dangerous and you will often hear shootings going off in the middle of the night, sometimes even during the day if there's a break in the traffic. Airplanes landing at the airport go overhead and there's a train that comes through several times a day that can drown out your voices at a normal level. You're not allowed to use the water for anything other than your residential needs, no extra without having to pay for it. No washing your vehicle, camper, mobile home, motorhome, etc. No watering your lawn or plants. If you try to beautify your lot the owner will complain that it's "cluttered". They raised the lot rent by about 100 dollars due to "inflation and added amenities" except there are NO AMENITIES, just a chain link fence around the property with a private fence around the front. No gate. No laundry facility, no recreational space except an empty field, no playground equipment for kids, no outdoor cooking area, no open campfires, which only a few folks took advantage of last fall in a store bought firepit that was raised off the ground to begin with, so not allowed to use those and or chimineas either. You pay 400-500 dollars a month to exist here. You are expected to maintain the lot with zero beautification measures allowed, even in pots. If the manager has to maintain your rental for you because your job keeps you away from "home", that will cost you. Need to wash your camper, that'll be extra money. You have to be hard plumbed into the lot, and if the previous renters didn't leave the plumbing there, you have to go out and buy the supplies (like we did). Photos are of the "clutter" that was my lot... Temporarily staying for maybe a month or so is one thing, but I'd definitely try any place else first. Let this place be your last option. First time, and place, in this state that I have ever been miserable.
Sep 16, 2022 · Karma PlushieI stayed here for about a year, maybe going on two. It was always a relaxed, safe environment and the on-site manager keeps it well maintained. He's a very nice, helpful man and has pulled through in a handful of emergencies I've seen here such as when a resident had a health crisis.I've always loved my neighbors here and I've met the best people. The place is quiet and peaceful and the people are friendly if they don't just keep to themselves. It's a great place for dog owners as the park is good to take walks in, there's doggy bags provided, and you'll often meet other dog owners. Kevin himself is very good with dogs.I'll always miss living here. I recommend it.
Sep 28, 2024 · Lindsey WestergaardI moved in back in 2019. My wife and I enjoyed the convenience of all the shopping and enjoyed the park. Kevin the manger there is fair and a joy to deal with. I would recommend anyone looking for an rv spot to stay there. You will be glad you did.
Feb 16, 2022 · John Gartin III was a travel nurse in Louisville and stayed at Manor Isle for a little over 3 months. I always felt safe and the park was clean and quiet. The best part about the park was the manager, Kevin. He lives in the park next to where my camper was. He treated me like family from the moment that I pulled into the campground. He cooked food for me a couple of times a week. I felt so appreciated as a nurse. He had gatherings in his yard several times while I was there. He liked for the travel nurses to get together and chat with each other. It’s always nice to know your neighbors. At these campground gatherings, Kevin always cooked amazing meals. He has a huge heart and not only was he my park manager, he’s my friend as well.
