Grand Place Manufactured Home Community

1345 Farmers Rd, Grand Prairie, TX 75050, USA

3.0
If you want to move here I wouldn’t. They just put in a 24 hour visitor parking but never told anyone that it was being enforced now so if you have more than 2 cars you have to register the 3rd every 24 hours. If you forget they will have your car towed. If you are sick for more than a week they will tow your car if you don’t let them know. They have Frequent water pipe burst so your water will be contaminated and they won’t tell you until it’s too late. The rent goes up $100 whenever they want it to. Last year it went up 3 times. They have forced lawn mowing so if you don’t mow your own lawn that’s an extra $50. This place sucks and needs to do better. - Amy Treadwell

Grand Place Manufactured Home Community Introduce

Situated in a city known for its diverse attractions and strategic location, this community provides a pathway to homeownership or stable renting in a competitive housing market. However, like any large community, Grand Place has its own dynamics, and recent resident feedback highlights a period of significant operational adjustments. This article aims to provide a clear, factual, and balanced overview of Grand Place Manufactured Home Community, specifically for local Texans considering it as a place to call home, detailing its location, services, features, and key considerations drawn from resident experiences.

Grand Place Manufactured Home Community positions itself as a place where families can thrive, offering a range of manufactured homes and a community environment. We understand that choosing a home involves evaluating not just the property itself, but also the management, community policies, and the overall living experience. Recent reviews from residents indicate a period of transition, with new policies being implemented that have generated strong opinions, particularly concerning parking, rent increases, and communication. Our goal is to present these aspects transparently, so you, as a prospective Texan resident, can make a fully informed decision. Understanding both the inherent advantages of its location and the current operational challenges is key to assessing if Grand Place Manufactured Home Community aligns with your housing needs and expectations.

Location and Accessibility

Grand Place Manufactured Home Community is conveniently located at 1345 Farmers Rd, Grand Prairie, TX 75050, USA. This address places it squarely within Grand Prairie, a vibrant city that sits almost equidistant between Dallas and Fort Worth, making it a highly desirable location within the DFW Metroplex. This strategic positioning provides residents with exceptional accessibility to both major urban centers and their vast array of employment opportunities, entertainment venues, and cultural attractions.

Farmers Road offers direct connections to major highways such as I-20 and State Highway 360, which are vital arteries for commuting throughout the metroplex. This makes daily travel to work, school, or leisure destinations significantly convenient, reducing commute times and enhancing connectivity for residents. The community is also reportedly located just 14 miles from Dallas, further emphasizing its ease of access to big-city amenities.

Within Grand Prairie itself, residents have access to numerous local conveniences. This includes a variety of shopping centers, grocery stores like Walmart and Target, diverse dining options such as Aspen Creek Grill and Spazzio's Italian Cantina, and essential services. Grand Prairie is also home to popular family attractions like Six Flags Over Texas, Epic Waters Indoor Waterpark, and Joe Pool Lake, providing ample recreational opportunities. The top-rated school district is an additional draw for families. This blend of suburban living with robust urban access makes Grand Place Manufactured Home Community a strategically located option for Texans.

Services Offered

Grand Place Manufactured Home Community, managed by RHP Properties (a large operator of manufactured home communities), generally aims to provide a structured living environment with essential services. However, recent resident feedback highlights changes and concerns regarding some of these services:

  • Manufactured Home Sales/Rentals: The community offers manufactured homes for sale or rent, providing various models (singlewide, doublewide, pre-owned) to suit different needs and budgets, often including contemporary amenities and energy efficiency.

  • Lot Rentals: For residents who own their manufactured home, the community provides lots with necessary utility hookups (electricity, water, sewer).

  • Professional Management: The community has onsite management. While positive intentions are expressed by RHP Properties (the managing company) to connect with residents and create a sense of community, resident reviews specifically cite "terrible management" post-sale, and issues with responsiveness to maintenance requests on "their property."

  • Utility Billing: Residents pay for utilities. Critically, reviews mention "frequent water pipe burst" leading to "contaminated" water, and that "water will be contaminated and they won’t tell you until it’s too late." Additionally, rent increases include utility costs, with claims that "water is charged by the bedrooms" rather than meters, and "rent goes up $100 whenever they want it to," sometimes "3 times" in a year.

  • Parking Management: A new "24 hour visitor parking" rule is enforced, requiring guests to register their vehicles every 24 hours if a household has more than two cars, or face towing. Residents also report "not enough parking space provided."

  • Lawn Maintenance: Residents are reportedly "forced lawn mowing," incurring an "extra $50" fee if they do not mow their own lawns.

  • Community Events: RHP Social events are designed to encourage residents to socialize through "BBQs, holiday parties, and more," aiming to build community engagement.

  • Pet-Friendly: The community states it is pet-friendly, accommodating furry family members.

Given the significant concerns raised by current residents, prospective tenants are strongly advised to thoroughly investigate these service details, rules, and associated costs directly with the community management and to seek clarification in writing.

Features / Highlights

Grand Place Manufactured Home Community, despite its current challenges, possesses inherent features and highlights that could appeal to certain Texans, alongside significant areas of concern:

  • Strategic DFW Location: Its prime location in Grand Prairie, offering easy access to Dallas, Fort Worth, and major highways, is a strong advantage for commuting and enjoying metroplex amenities.

  • Access to Quality Schools: The community is located within a "top-rated school district," which is a major draw for families with children.

  • Variety of Home Options: The ability to purchase or rent diverse manufactured home models (singlewide, doublewide, pre-owned) with contemporary designs and energy efficiency offers flexibility for various household sizes and budgets.

  • Pet-Friendly Environment: The welcome extended to pets is a positive for animal-loving Texans seeking a community that accommodates their furry companions.

  • Community Events (RHP Social): The stated intention to foster community through planned events like BBQs and holiday parties is a positive feature, aiming to encourage resident interaction.

  • Significant Concerns Raised by Residents: It is crucial to address the prominent negative feedback, which indicates serious operational issues:

    • Aggressive Towing Policy: The "24 hour visitor parking" rule and immediate towing for forgotten registration or extended sickness, without prior communication, is a major source of frustration and expense.

    • Unpredictable Rent Increases: Rent reportedly going up "$100 whenever they want it to," even "3 times" in a year, creates financial instability and hardship for residents.

    • High and Unmetered Water Bills: Water bills charged "by the bedrooms" rather than individual meters, and being "high" ($180/month reported), is a significant concern, especially when water was previously included in rent.

    • Water Contamination Issues: Reports of "frequent water pipe burst" and management not informing residents of "contaminated" water "until it’s too late" raise serious health and safety concerns.

    • Mandatory Lawn Mowing Fees: The "forced lawn mowing" with an "extra $50" fee if residents don't do it themselves adds an unexpected cost.

    • Poor Management Responsiveness: The complaint of "terrible management" once living there, being "too demanding to keep your rental property looking perfect, but cannot count on them when you need THEM to fix something on THEIR property (we've been waiting on them to fix something for YEARS)," indicates a significant disconnect in service delivery.

    • Insufficient Parking: "Not enough parking space provided for residents" contributes to the frustration surrounding parking policies.

These severe highlights suggest that while the location and housing options are appealing, the operational and management practices currently present substantial challenges for residents.

It is also advisable to request to see any written rules and regulations. A personal visit to the community is highly recommended to observe the current conditions, including parking availability, and to potentially speak with existing residents if appropriate, to gain a firsthand perspective on daily life in the community.

Conclusion: Why Grand Place Manufactured Home Community is Suitable for Locals

For Texans seeking manufactured home living in the highly competitive DFW Metroplex, Grand Place Manufactured Home Community in Grand Prairie offers a very accessible location with proximity to major employment hubs, top-rated schools, and abundant entertainment options. This strategic positioning is undoubtedly a significant draw, enabling residents to enjoy the conveniences of urban living without necessarily facing the same cost barriers as traditional housing in the heart of Dallas or Fort Worth. The availability of various manufactured home models also provides flexibility for different family sizes and budgets, offering a pathway to homeownership or stable renting.

However, it is crucial for prospective residents to approach Grand Place with a clear understanding of the significant operational and management challenges highlighted by current residents. While the concept of a community with structured events is appealing, the real-world experiences regarding unpredictable rent increases, perceived unfair parking policies leading to towing, concerns about water quality and billing, and slow maintenance response times are substantial factors that directly impact the quality of life. These are not minor inconveniences but fundamental aspects of living that require careful consideration.

Therefore, while Grand Place's location and housing options might initially seem suitable, its suitability for a local Texan hinges entirely on their tolerance for these documented issues. For those who are meticulous about understanding all rules and potential costs upfront, and who are willing to navigate a community that appears to be struggling with resident relations and operational transparency, it might still be an option. However, for most Texans who value predictability in their housing costs, responsive management, and clear, fair community policies, the current feedback suggests that extensive due diligence, direct and detailed questioning of management, and potentially seeking alternative options might be a more prudent approach before committing to Grand Place Manufactured Home Community.
