Cedarhill Estates Introduce
Welcome to Cedarhill Estates, a truly distinctive manufactured home community nestled in the picturesque city of Fullerton, California. For Californians seeking an innovative and advantageous path to homeownership in the highly competitive Orange County real estate market, Cedarhill Estates offers a compelling proposition: the opportunity to own not only your manufactured home but also the land it sits on. This article aims to provide a factual and comprehensive overview of Cedarhill Estates, highlighting its unique benefits and what prospective residents can expect from this established community.
In contrast to many mobile home parks where residents typically lease the land, Cedarhill Estates operates on a fee-simple ownership model. This means residents gain full ownership of their manufactured home and the individual lot, a significant advantage that combines the affordability often associated with manufactured homes with the long-term investment benefits of traditional land ownership. This model can provide "so much more room" than a condo and eliminates the "large space rents that so many parks do," as noted by a satisfied resident.
Cedarhill Estates is more than just a collection of homes; it's a vibrant community that prides itself on being family-friendly and well-equipped with appealing amenities. While some residents have expressed concerns about HOA management and specific community facilities, the core appeal lies in the ownership model, the quiet environment, and the opportunities for a fulfilling lifestyle in a desirable Orange County location. We will delve into the various aspects that define Cedarhill Estates as a unique and potentially suitable place to live in Southern California.
Cedarhill Estates is strategically located at 2851 Rolling Hills Dr, Fullerton, CA 92835, USA. This prime Orange County address situates residents within an area known for its balanced mix of suburban tranquility and urban convenience. Fullerton is a dynamic city, celebrated for its charming downtown, extensive park system, and strong community focus.
The community's location offers excellent accessibility to a variety of local amenities and recreational opportunities. Residents benefit from being within a "short walk to 3 beautiful parks," including Craig Regional Park, Gilman Park, and Tri-City Park. These nearby green spaces provide abundant opportunities for outdoor activities, leisurely strolls, and enjoying California's pleasant climate. For families, the presence of "good schools" in the vicinity is a significant draw, contributing to the park's family-friendly appeal and making it an attractive choice for those with children. The community is also noted for being in a "safe area."
Furthermore, Cedarhill Estates boasts strong connectivity to major freeways such as the 57 and 91, ensuring convenient travel throughout Orange County and beyond. This allows residents easy access to major employment centers, diverse shopping destinations like Brea Mall and Downtown Fullerton, and popular attractions such as Disneyland. The combination of a secure neighborhood, access to quality education, and immediate proximity to recreational areas and major transportation routes truly enhances the quality of life for residents at Cedarhill Estates.
Cedarhill Estates, being a resident-owned community, provides a distinct set of services typically managed through its Homeowners Association (HOA). These services are designed to maintain common areas and facilities, enhancing the overall living experience for homeowners.
- Land Ownership: A foundational service, allowing residents to own their home and the land (fee simple title), eliminating space rent.
- Homeowners Association (HOA) Management: The community is governed by an HOA (Cedarhill Estates Association, with management by Lorden Mgt) which oversees common area maintenance and community rules. HOA fees apply.
- Common Area Maintenance: The HOA is responsible for the upkeep of shared facilities, landscaping in communal areas, and park infrastructure.
- Common RV Parking: Designated areas are available within the community for RV and boat parking, providing convenience for residents with recreational vehicles.
- Utility Connections: Individual lots are equipped with necessary hookups for essential utilities such as electricity, water, and sewer.
It is important for prospective residents to understand that while the HOA manages common aspects, individual homeowners are responsible for the maintenance of their specific homes and lots. Recent reviews highlight some concerns regarding HOA responsiveness and maintenance of certain community facilities, which prospective residents should clarify directly.
Cedarhill Estates offers a robust array of features and amenities that contribute to a comfortable and engaging lifestyle, living up to its "Country Club" moniker in many aspects.
- Resident-Owned Community: The ability to own the land is a paramount feature, providing long-term investment value and stability.
- Clubhouse: A central hub for community activities, featuring a Billiard Room, Card Room, Banquet Facilities, Recreation Room, and Meeting Room, ideal for social gatherings and private events.
- Swimming Pool and Spa: A sparkling community pool and a separate spa/hot tub are available for relaxation, exercise, and social enjoyment.
- Fitness Center/Gym: Provides residents with on-site opportunities for exercise and health.
- Tennis Courts and Pickleball: Offers dedicated courts for racquet sports enthusiasts.
- Basketball Court: Provides an area for basketball, though some reviews indicate it has been unusable for years.
- Lake: The presence of a lake within the community adds to the scenic beauty and provides a serene backdrop.
- Barbecue and Picnic Area: Designated outdoor spaces for residents to socialize and enjoy meals.
- Pet/Family-Friendly Community: Welcoming to both pets and families, fostering an inclusive environment. Residents can enjoy having "a small yard for my dog."
- Individual Homes: Unlike apartments or condos, residents "don't share walls with anyone," providing more privacy and space.
- Safe and Quiet Area: The community is described as quiet and in a safe area, contributing to peace of mind.
- Proximity to Parks: Excellent access to three beautiful parks (Craig Regional, Gilman, and Tri-City) for outdoor recreation.
While the community offers a wealth of amenities, some recent reviews have pointed out issues such as the basketball court being unusable, the pool being broken for extended periods, and restrictive hours for the clubhouse and pool (closing at 8 PM). There are also significant concerns regarding parking limitations, inconsistent ticketing of guest vehicles, and perceptions of harassment from the HOA, with allegations of targeting and a lack of responsiveness to resident suggestions and maintenance requests. Prospective buyers are strongly advised to thoroughly investigate these concerns, including reviewing HOA policies and speaking with current residents, before committing to a purchase.

Cedarhill Estates Reviews
I wish I could say better things about this community. I purchased a home here a few years back. I love my home and the quiet of the community. However, I have been discriminated against, watched, and specifically targeted when others are not. I have spoken to other neighbors and many feel the same. The HOA is full of crotchety old timers who are bored and don't listen to suggestions. The basketball court has been unusable for years and Instead of changing it to something more useful like a dog park or extra parking (which is ridiculously limited) they have left it destroyed (even with ample funds and community requests for a fix.) The pool was broken for almost 4 months. The clubhouse pool and amenities are closed at 8, when other communities are open 24/7. The front office lady lies and pretends to be nice to your face. They send notices to my home for the most ridiculous things, even though my property is compliment with rules. And the worst of all now we have random parking tickets that do nothing but annoy (they attempted to say you cannot have guests park overnight when there are so many empty spots!! Now they want overflow residents to park on the main street (randomly- they never did this before- and only ticket certain homes when others are allowed to park their resident vehicles without ticketing) when there is limited parking for us who live at the front and should be open to guests. THEY TICKET GUESTS for parking a few hours. They ticket my car in guest for letting my visiting, disabled, mother park in my driveway because she's had trouble walking. They make up stories about fake parking notices, when I have watched the parking ticket lady put notices on my car after 1 hour. Some good news, if you quietly ignore the harrasment, they cannot actually do anything except annoy you. It's rather pathetic actually.I would definitely not buy a home here with rising prices for 500-600k to just be harrassed.
Mar 25, 2022 · A. R.I live here! So glad the realtor talked me into looking here 6 years ago! Great place to live and so much more room then I could afford in a condo! The fact that we own our land here so don't pay those large space rents that so many parks do makes this the perfect home for me!
Oct 24, 2018 · Jan BDon't buy in here. The land is soft so the homes need to be re-leveled every year or two. The HOA board is terrible and treat everyone poorly. They ticket guest cars way too easily. The rules are super strict and unfair. They have an abundance of money every year yet they don't lower the HOA fees. They don't listen to owners about what would be best to use the money for. Do not buy here unless you like to be harassed and told what to do all the time and never plan on having visitors.
Oct 11, 2020 · scttstphn22Lived here about ten years now and it’s such a nice, quiet community where you know your neighbors. Lots and houses are well maintained and the clubhouse is nice.
Jun 12, 2023 · William HellmuthGreat place. Have a fantastic Buyer for a home here. Due to low inventory we are just waiting for a Seller with an older home. Please contact me right away if you want to sell yours.
