Woodburn Mobile Home Park is conveniently located at 21727 Woodburn Rd, Woodburn, IN 46797, USA. This address places it in the quiet city of Woodburn, Indiana, which is part of Allen County. The park's setting offers residents the best of both worlds: the peaceful charm of a small town surrounded by farmland and suburban neighborhoods, coupled with excellent accessibility to a larger metropolitan area.
A significant advantage of this location is its proximity to Fort Wayne, Indiana's second-largest city. Woodburn Mobile Home Park is approximately 10 miles from Fort Wayne, making it an attractive option for individuals and families who work in the city but prefer a more serene and less congested residential environment. This allows for a reasonable commute while still enjoying the benefits of smaller-town living. Additionally, some residents who work in Antwerp, Ohio, also choose Woodburn as their home, highlighting its strategic location near the state border.
Within Woodburn, the park's address on Woodburn Rd ensures relatively easy access to local services. While Woodburn itself is a small community, residents can typically access local amenities. However, it is important to note that, as mentioned in a customer review, residents might be "at least 30 minutes from the nearest grocery store." This suggests that a personal vehicle is highly recommended for convenient daily errands and accessing a wider range of shopping, dining, and entertainment options, which would primarily be found in nearby Fort Wayne. The overall accessibility makes Woodburn Mobile Home Park suitable for those who prioritize a quiet setting but are prepared for a short drive to major urban conveniences.
Woodburn Mobile Home Park provides a range of services typical of manufactured home communities, designed to facilitate a stable living environment for its residents.
Lot Rentals: As a mobile home park, its core service is offering lots for rent where residents can place their manufactured homes. This allows individuals to own their home while leasing the land, which is often a more affordable pathway to homeownership. The park has 108 units, indicating a substantial community.
Utility Infrastructure: The park includes city water and city sewer services for its residents. Additionally, curbside trash pickup is provided. These inclusions simplify utility management for residents, as these essential services are often managed directly by the park or are easily accessible.
On-site Management and Maintenance: Woodburn Mobile Home Park boasts a dedicated on-site manager who also performs maintenance duties. While one review describes the maintenance man, "Don," as potentially overworked and lacking empathy, the presence of on-site management is generally a benefit, offering a direct point of contact for issues within the community. This includes addressing maintenance concerns and enforcing park rules.
Community Rules and Regulations: Like all mobile home parks, Woodburn Mobile Home Park has a set of rules and regulations designed to maintain a pleasant living environment for all residents. These rules cover various aspects, including property upkeep (such as trailer skirting, as noted in a review), pet policies (the park permits up to 2 dogs or cats up to 30 pounds), and neighbor conduct. Enforcement of these rules is a service provided by management, though reviews suggest residents' experiences with this enforcement can vary.
Established Community Size: With 108 units, Woodburn Mobile Home Park is a reasonably sized community. This can foster a sense of neighborhood while providing enough residents to support shared services and a diverse living environment.
Affordable Housing Option: The park offers an opportunity for affordable housing, particularly for those looking to purchase a manufactured home and lease a lot. For example, one refurbished unit was available under a "Mobile Home Rent Credit program" where lot rent was included in monthly payments, or the home could be purchased outright with only lot rent thereafter, highlighting its focus on accessible homeownership.
Proximity to Fort Wayne: Its location approximately 10 miles from Fort Wayne is a significant highlight. This allows residents to enjoy the quiet, family-oriented atmosphere of Woodburn while having relatively easy access to the employment opportunities, extensive shopping, dining, and entertainment options available in a major city. This blend of tranquility and urban access is appealing for many Indiana residents.
Family-Oriented Community (with considerations): The park is described as a "family oriented community" and permits pets, indicating an environment suitable for families. It also features a playground for children, a notable amenity that enhances the park's appeal for those with younger residents. However, some reviews indicate that while it may cater to families, there can be challenges with neighbor relations and a perception of preference towards older residents.
Paved Streets: The presence of paved streets within the park contributes to a well-maintained appearance and smoother accessibility for vehicles and pedestrians.
Based on the publicly available information, Woodburn Mobile Home Park has previously offered a "Mobile Home Rent Credit program." For a recently remodeled unit, this program allowed individuals to pay a deposit and first month's rent, with subsequent monthly payments including lot rent, eventually transferring the title of the home to the resident after 32 months. Alternatively, individuals could buy the home outright for a specified price and then only pay lot rent.
It is important to note that the availability of this specific program or any other promotions may vary over time. Prospective residents are highly encouraged to contact Woodburn Mobile Home Park directly to inquire about any current special offers, available financing options, or specific terms regarding home purchases and lot rentals. Woodburn Mobile Home Park Reviews
If I could give this place no stars I would. If you are under the age of 50 you’re treated like trash. Half the neighbors are chummy with one another and will be in cahoots on filing complaints just to try and force you to leave so they can try and move their friend in. I have had nothing but terrible experiences in this park. Don the maintenance man may be over worked but lacks complete empathy. There is no investigation for wagered complaints, he just slaps violations on your door with a threat of eviction.I had a neighbor move in next door to me who I’ve legitimately complained about twice because I’m extremely uncomfortable as well as any other guests I’ve had at my home. As of watching the second my dog has a bowel movement just to complain about the yard being riddled of dog feces isn’t enough….Anytime and I mean anytime we’re outside for whatever reason he used to stand at his window and just watch. Since I’ve complained he’s put reflective one way window stickering on the same window.I’m a single mother. The park has done nothing. My sweet dog got out one time and was waiting on the porch to be let back in and this man knocked on my trailer door at 7am so hard it busted my door open and my guests small child nearly walked outside. Just left it.I cannot urge anyone enough against occupying a space in this park. Don’t get me started on anything else. Absolutely awful place to live.
Jul 28, 2023 · Ashley AmesseI wouldn't even consider giving them a star . Some of the trailers are brand new others look horrible, falling apart, the park has no swings or anything for kids to play with , the neighbors you may get may look very nice and be nice to your face , but behind closed doors they're talking bad about you or what ever you tell anyone in Woodburn will be spread within 5 minutes of you saying it. I do not recommend Woodburn for any teenagers wanting to work it's more of a place to live if your retiring or settling down making a family. Your atleast 30 minutes from the nearest grocery store and if you don't have a vehicle it's just not the place to be your alone with no help and your "friends" aren't really your friends .
Oct 04, 2021 · Caitlin MazeyI wlsh they would check my water meter. I was gone for 3 weeks and my water bill was still over 100 for in person. Please and thank you
