My father has been a renter here for 11 years, he now is terminally ill! He has been a great tenant the whole time, he has built a deck onto his trailer for no cost to the owners, put in new flooring, again no cost to the owners, has always kept up his yard, also kept up the office yard for nine years, until he couldn't due to his health, now he pays someone to take care of his yard, everything is always kept up very nicely. Since he has been ill the screen porch roof blew off in a storm to years ago, we had nothing but problems with the screen porch leaking since,. I text the manager multiple times and no response, finally I called the owners, I got the total run around with that, finally right before fall they put a vinyl roof on the screen porch, my dad was so grateful. Now we had this big snow storm, and all the snow has been sitting on the vinyl roof it's started, to buckle ,so I called the manager he did come to look at it, he knew we had big problems coming, so I thought he would come back, no he didn't the gutter is also falling off the house by the walk way to the door, he also pointed that out to me, so you would think he would come back, nope. The screen porch has only got worse in the next couple of days,so I called the manager again, he actually told me to get someone to rake it off, and for me, to buy some wood to support it from falling and to get everything out of there. I called the owners, they don't listen to what you are trying to explain to them, they talk over you,!! This screen porch has windows all around it, so there is alot of glass, if it comes down ,we can't get in or out of the house!! My father has nurses that come there!! I tried to explain what if an emergency with my father what would we do if nobody can get in or out, but they interrupt you and cut you off. Bottom line, don't ever rent in this court!!!! This is supposed to be a trailer court for 55 and older, and this is how they treat the elderly, it's pretty sad!! - Sherri Korntved

Willow Springs Mobile Home Park Introduce

For many individuals and families across Wisconsin, particularly those aged 55 and over, the search for a comfortable, stable, and affordable place to call home takes on unique considerations. The desire for a quiet, manageable living space within a supportive community, often with specific amenities tailored to an active adult lifestyle, becomes paramount. While traditional housing markets can present various challenges, mobile home parks, also known as manufactured home communities, offer a distinct solution that blends the independence of a standalone home with the benefits of a managed, age-restricted community environment. In Sussex, Wisconsin, Willow Springs Mobile Home Park provides one such option, catering specifically to the 55+ demographic looking for a serene residential experience in Waukesha County.

The perception of mobile home parks has evolved considerably over the years. What were once seen as temporary living spaces are now often well-established communities designed for long-term residency, with a focus on specific demographics like the 55+ population. These communities typically feature individual lots for each home, offering residents their own private outdoor space, a significant advantage over many apartment complexes or senior living facilities that might lack individual yards. In Wisconsin, mobile home parks are governed by specific state laws, notably Wisconsin Statute 710.15 and administrative codes like ATCP 125, which outline the rights and responsibilities of both park owners and residents. These regulations are in place to ensure a certain standard of living, covering aspects such as utility provisions, maintenance of common areas, and outlining the rights and responsibilities of both park owners and residents. For instance, leases must be in writing and generally for at least one year unless otherwise requested by the tenant, and park operators cannot restrict who tenants may hire for work on their homes (with some exceptions). They also cannot prohibit the sale of a home simply because ownership changes. This legal framework helps promote a safe, healthful, and enjoyable living experience within the community.

Choosing a mobile home park can be an attractive option for a variety of reasons, including a potentially lower cost of entry compared to traditional homeownership, and the sense of community that often develops among neighbors. For older adults, these communities can provide a comfortable and often more manageable living space, allowing them to downsize without sacrificing independence. Many mobile home communities are designed to foster social interaction, providing a more connected living experience. For Wisconsin residents, particularly those in the Sussex area who are aged 55 and over, considering Willow Springs Mobile Home Park means exploring a housing solution that offers affordability, a degree of independence, and the potential for strong community ties in a peaceful setting.

Willow Springs Mobile Home Park offers a living arrangement that can be highly suitable for locals in the Sussex, Wisconsin area, particularly for those aged 55 and over seeking a tranquil, community-focused, and potentially more affordable lifestyle. Its "country atmosphere" combined with convenient access to Sussex's amenities provides a balanced environment. For many Wisconsin seniors, manufactured homes in communities like Willow Springs can offer a viable path to homeownership or stable renting, allowing for greater financial flexibility while maintaining independence in a single-level living space.

The community's 55+ designation ensures a quiet and age-appropriate environment, with features like large lots and a clubhouse contributing to a comfortable and engaging lifestyle. The inclusion of water, sewer, garbage, and road maintenance in the lot rent simplifies budgeting for residents.

However, it is critically important for prospective residents to carefully consider the significant concerns raised in recent resident reviews. These highlight serious issues with management responsiveness, particularly regarding maintenance and communication, even in urgent situations like storm damage affecting home access. Allegations of dismissive communication from owners and a lack of timely action on necessary repairs, especially for elderly residents, are very serious. Under Wisconsin law (Wis. Stat. 710.15 and ATCP 125), tenants in manufactured home communities have specific rights regarding maintenance responsibilities, proper notice for rule changes, and clear lease terms. For instance, park operators are generally responsible for maintaining common areas and ensuring utilities are in safe operating condition. While residents are often responsible for their individual home maintenance, the park has obligations regarding structural elements that affect habitability or safety.

Prospective residents are strongly encouraged to conduct thorough due diligence. This includes:

  • Visiting the park in person to assess the current state of infrastructure and amenities.
  • Speaking with current residents, if possible, to gain firsthand insights into daily living and management's performance.
  • Reviewing the lease agreement in detail, paying close attention to clauses on maintenance responsibilities (both tenant and park), rent increases, and rules regarding home modifications.
  • Understanding their rights as a tenant under Wisconsin state laws governing manufactured home communities and knowing how to file a complaint if issues arise.

While Willow Springs Mobile Home Park advertises a peaceful 55+ environment with desirable features, the serious nature of the reported management issues necessitates a very cautious approach. For those willing to perform extensive research and confirm that improvements have been made or that their specific needs can be met, it may still offer an affordable and community-oriented option in Waukesha County. However, confirming the current state of management and maintenance is paramount before making a commitment.
