For Arizona locals weighing their housing options, Villa Vaquero Manufactured Home Park in Glendale presents a complex picture. On one hand, its official description highlights a recently remodeled, amenity-rich, all-age community situated in a highly accessible part of Glendale. The promise of "resort-style living," lush landscaping, and a variety of recreational facilities, including a heated pool and clubhouse, are undoubtedly appealing. For families seeking affordable homeownership in a diverse community, Villa Vaquero's offering of new and pre-owned manufactured homes can seem attractive.
The location on W Missouri Ave is a significant advantage, providing convenient access to major Glendale and Phoenix attractions, including entertainment districts, shopping centers, and essential services like schools and medical facilities. This makes daily commuting and accessing leisure activities relatively easy, catering to a dynamic Arizona lifestyle. The concept of an active community with organized social events also appeals to those looking for connection and engagement with their neighbors.
However, it is imperative for prospective Arizona residents to critically consider the numerous and serious concerns consistently raised by current residents. The frequent and often unannounced water shut-offs are a severe issue, directly impacting the habitability of homes and potentially violating Arizona landlord-tenant laws. Such prolonged interruptions to essential services can cause significant distress and inconvenience. Furthermore, the widespread complaints regarding inadequate parking, particularly for handicapped spaces and guests, point to a practical daily frustration that can diminish the quality of life.
Reports of substandard maintenance quality, overflowing trash bins, and an unchecked stray cat problem also detract from the "resort-style" image and raise concerns about hygiene and overall park management effectiveness. These issues, if accurate, suggest a disconnect between the advertised ideal and the lived reality for some residents. For Arizona locals, the decision to move into a community should be based on a clear understanding of both its promises and its challenges. While Villa Vaquero offers a prime location and appealing amenities on paper, the consistent negative feedback regarding fundamental services and daily living conditions indicates that extensive due diligence, including direct conversations with current residents and a thorough review of the lease agreement and park rules, is absolutely essential before considering this as a suitable long-term home.

Villa Vaquero Manufactured Home Park Reviews
In Arizona, landlords generally cannot turn off a tenant's water for an extended period, such as longer than 12 hours, unless it's for necessary repairs. This is because landlords are legally obligated to provide a habitable living space, which includes supplying running water. Turning off water for an extended time can make a dwelling uninhabitable.Key Points:Landlord's Obligation: Landlords must keep plumbing and other essential systems in good working order and provide running water and reasonable amounts of hot water at all times.Emergency Situations: Water can be shut off without notice in cases of emergency like a burst pipe or flooding, where immediate repairs are needed.Planned Repairs: For planned repairs, landlords should provide advance notice to tenants. The notice period can vary but typically would be at least 24-48 hours, unless there's a specific legal requirement or lease agreement provision.Extended Shut-offs: If a repair requires an extended water shut-off that makes the home uninhabitable, landlords should offer a remedy, such as providing temporary alternative housing (like a hotel stay) or allowing the tenant to break the lease without penalty.Illegally Turning Off Water: Landlords cannot intentionally turn off utilities, including water, to force tenants out or retaliate against them. This is considered an illegal "self-help" eviction and has legal consequences for the landlord.Tenant Rights:If a landlord fails to provide water or other essential services, tenants have certain rights and remedies, such as:Procuring the service and deducting the cost from rent: .Recovering damages based on the reduced rental value:Obtaining substitute housing and being excused from rent payments during the period of noncompliance.Important: It is advisable to document all communication with the landlord regarding the water issue, including written notices. If you are experiencing a prolonged water shut-off without proper justification, you should consult with legal aid or a tenant advocacy group to understand your rights and options.
Jun 21, 2025 · Greg HolmanThis place is the worse to live in. Cars always parked in handicapped spaces leaving nowhere to park for us handicap. The water gets shut off randomly for extensive amount of time. They notify sometimes but they never tell you when it’ll be back. Currently it’s been 14 hours with no water lol the garbage cans in back of property are always full and a mess from stray cats. The interiors of these homes are trash I don’t know that the maintenance people are qualified for doing any type of work but cutting grass and even that they can’t do correct. This is a place I’d recommend stay away from!!
Jun 21, 2025 · milf DestroyerIt's a nice place very clean. If i had to say something negative it would be that neighbors are nosy af. Other than that it's a very nice place.
Jan 22, 2025 · Alex LopezI love living here. The manager is amazing and always on top of problems that come across the communities way.
Mar 31, 2025 · Emily GreeneThe manager is the best but she works for some very incompetent people. I was charged $95 in late fees after the lady in accounting sent back my payment of $5,332 to pay off my home. The owner allowed this and i ended up paying the late fees, hopefully my home is paid for this time around. We'll see December first!
