TOWN & COUNTRY MOBILE HOME PARK Introduce
For many North Carolinians, finding a comfortable and stable place to live that balances affordability with a sense of community is a key priority. Mobile home parks, or manufactured housing communities, often provide a unique solution, offering detached living spaces within a managed neighborhood setting. In the town of Ramseur, situated in Randolph County, one such community is Town & Country Mobile Home Park.
Town & Country Mobile Home Park aims to offer a residential option for individuals and families in the Ramseur area. While one review highlights the community as "nice," "quite and peaceful" and a "great place to raise children," other, more recent and detailed feedback raises serious concerns regarding maintenance, road conditions, and critical issues like black mold in homes. These contrasting perspectives are crucial for any North Carolina resident considering this park. It appears to be a long-standing community, with some residents feeling positive about its general environment, while others are deeply concerned about the upkeep and responsiveness of management to significant health and safety issues. Understanding these differing viewpoints and verifying current conditions directly is essential for anyone exploring housing options here.
The location of Town & Country Mobile Home Park is an important factor for prospective residents in North Carolina, offering a specific context within the Ramseur area. The park is located at 4550 Arrow St, Ramseur, NC 27316, USA. This address places it within a rural to semi-rural setting in Randolph County.
Ramseur is a small town in North Carolina, known for its quiet atmosphere and connection to the larger Randolph County area. While the immediate surroundings of the park are implied to be peaceful, its accessibility to nearby towns and amenities is key for residents.
The park's location is described as being "minutes from Randolph Mall & Downtown Asheboro & Ramseur." This suggests convenient access to a range of daily necessities and services. Residents can likely reach grocery stores, local shops, pharmacies, and dining options in both Ramseur and the larger town of Asheboro with a relatively short drive. Asheboro, as the county seat of Randolph County, offers a wider array of retail, entertainment, and employment opportunities, including the popular North Carolina Zoo. While specific public transportation options for this rural area are not detailed, having personal transportation would be essential for residents to fully utilize the local amenities and commute for work or other activities. The proximity to these larger hubs makes Town & Country Mobile Home Park a practical choice for individuals and families who desire a quieter residential setting without being entirely isolated from urban conveniences.
As a mobile home park, Town & Country Mobile Home Park primarily provides the land and infrastructure for manufactured homes. While the community has received varied feedback, particularly concerning maintenance, typical services offered by such parks generally include:
Lot Rental: The core service involves providing a designated lot where residents can place their manufactured home. Some units within the park may also be available for rent directly from the park management or property owners.
Utility Hook-ups: Essential connections for services such as water, sewer, and electricity are typically available at each mobile home lot. Residents are generally responsible for setting up and paying for their individual utility accounts.
Infrastructure Maintenance: This traditionally includes the upkeep of internal roads and common areas. However, it's critical to note that reviews explicitly state "the roads are terrible holes everywhere" and that "Maintenance also is under rated can't get anything fixed without begging for weeks."
Property Management: A management entity oversees the park's operations, enforces rules, and handles resident inquiries. Concerns have been raised about management's responsiveness, particularly regarding noise complaints and significant issues like black mold. One review stated, "Maintenance just painted over it... all of those homes need to be inspected by the health department."
Washer/Dryer Hookups: Units within the park are noted to have washer/dryer connections, allowing residents to have in-home laundry facilities.
Kitchen Appliances Included: Some rental units or homes within the park are advertised with kitchen appliances, providing basic necessities for residents.
Central Heat & Air: Homes in the community are equipped with central heating and air conditioning, ensuring comfort year-round.
Given the serious nature of the negative feedback regarding maintenance and the presence of black mold, prospective residents are strongly advised to conduct thorough inspections of any potential home and to directly inquire about the park's policies and procedures for addressing maintenance issues, particularly those related to health and safety.
Town & Country Mobile Home Park, like any community, has features that might appeal to potential residents in North Carolina, balanced by crucial feedback from current and past residents. Here are some of the intended and reported features:
Quiet and Peaceful Environment (Contested): One review describes the community as "Quite and peaceful for the most part." This suggests an aim to provide a tranquil living space, though this aspect might be impacted by unaddressed noise complaints mentioned in other reviews.
Family-Friendly Community: The park is highlighted as a "Nice community, great place to raise children." This indicates a focus on providing an environment suitable for families.
Proximity to Local Amenities: The community is located "Minutes from Randolph Mall & Downtown Asheboro & Ramseur," providing convenient access to shopping, dining, and other essential services in the area.
Included Home Amenities (for some units): Features such as "Washer/Dryer Hookups," "Kitchen Appliances Included," and "Central Heat & Air" are offered in units, providing convenience for residents.
Pet-Friendly (Ask for Details): Some listings for homes in this park indicate it is "Pet Friendly," though specific limitations (e.g., size or breed restrictions) should be confirmed.
Month-to-Month Lease Option: At least one listing indicates a "Month to Month Lease" option, which can offer flexibility for residents compared to long-term contracts.
However, it is critically important to acknowledge the significant negative feedback. Features such as "terrible roads," "holes everywhere," "black mold all in the home" that was "painted over," and general "under rated" maintenance where residents "can't get anything fixed without begging for weeks" are serious concerns that directly contradict the idea of a well-maintained or problem-free living environment. Prospective residents must be fully aware of these reported conditions and conduct thorough due diligence, including physical inspections of any specific unit and direct conversations with management about how these issues are being addressed, before considering residency.
Based on the publicly available information, specific, ongoing promotions or special offers directly from Town & Country Mobile Home Park in Ramseur, NC, are not widely advertised at this time. However, it's common for mobile home parks, particularly those offering rentals, to have various incentives, especially when attracting new residents or filling vacancies.
A past listing for a property within the park from June 2018 mentioned a "MOVE IN SPECIAL $200 with full paid deposit!!" This suggests that the park has offered specific incentives in the past, and similar promotions might be available at different times.
General types of promotions or special offers that could potentially be offered include:
Reduced First Month's Rent: An incentive to lower the initial financial burden of moving in.
Waived Application Fees: Eliminating or reducing fees associated with the application process.
Security Deposit Specials: A reduced security deposit amount for qualified applicants.
Long-Term Lease Discounts: Offering a slightly lower monthly rate for committing to a longer lease term (e.g., 12 months).
Given the significant concerns raised in recent customer reviews regarding maintenance and property conditions, it is even more critical for prospective residents to directly contact Town & Country Mobile Home Park. When inquiring, ask specifically about any current promotions, but also about the precise rental rates, what is included in the rent, and any and all fees or responsibilities (e.g., utility payments, lawn care, maintenance request procedures). Getting all financial details and service expectations in writing is highly recommended to avoid future discrepancies.
If you are a North Carolina local considering mobile home living in the Ramseur area and wish to learn more about Town & Country Mobile Home Park, or inquire about available units, contacting the management directly is the essential next step.
While a phone number for the specific "Town & Country Mobile Home Park" at 4550 Arrow St, Ramseur, NC 27316, USA was not explicitly provided in the initial search results for this specific park name and address, generic contacts for mobile home parks or property management often apply. Based on a search for properties in this park, a contact associated with Schwarz Properties, LLC, which has managed properties at this address, has been found.
Please use the following information for inquiry:
Address: 4550 Arrow St, Ramseur, NC 27316, USA
Contact associated with previous listings for properties at this address: Crystal Freeman, Schwarz Properties, LLC. (336) 362-2753.
When you contact them, it is absolutely paramount to prepare a comprehensive list of questions. Given the serious negative feedback in customer reviews regarding maintenance (e.g., black mold, road conditions), noise complaints, and responsiveness, you should directly inquire about:
The current condition of available homes and lots.
The park's policy and typical response time for maintenance requests.
How significant issues like mold are addressed.
Community rules, especially regarding noise, and how they are enforced.
Current rental rates, what is included in the rent, and any other fees.
Whether they offer property inspections or health certifications for homes.
Obtaining clear, written answers to these questions and ideally performing an in-person inspection of any prospective unit are strongly recommended before making any decisions.
For North Carolina locals exploring manufactured housing options in the Ramseur area, Town & Country Mobile Home Park presents a distinct set of considerations. Its suitability largely depends on individual priorities and a thorough understanding of the community's current conditions.
On one hand, some positive feedback suggests that the park can offer a "Nice community," a "quite and peaceful" environment, and be a "great place to raise children." For those seeking a family-friendly atmosphere in a more rural or small-town setting, removed from the immediate hustle of larger cities, the location in Ramseur can be appealing. The proximity to both downtown Ramseur and the amenities of Asheboro, including Randolph Mall, offers a balance of quiet living with convenient access to shopping, dining, and other essential services. The availability of homes with basic amenities like washer/dryer hookups and kitchen appliances adds to the convenience.
However, it is absolutely vital for any local considering Town & Country Mobile Home Park to acknowledge and thoroughly investigate the serious and repeated negative feedback from other residents. Concerns about "terrible roads," unaddressed "black mold," and a general lack of responsiveness from maintenance and management are significant issues that could severely impact quality of life. The claims that homes "need to be inspected by the health department" are particularly alarming and require direct verification and personal assessment.
In conclusion, for North Carolina locals, Town & Country Mobile Home Park in Ramseur might offer the basic structure of affordable mobile home living in a somewhat convenient location. However, its suitability is critically contingent upon an individual's willingness to meticulously examine the condition of any prospective home and lot, directly engage with management on all noted concerns, and ascertain that significant issues like health hazards and maintenance backlogs have been definitively resolved or will be addressed to a satisfactory standard. Without this diligent inquiry and verification, prospective residents may find their experience far from the "nice community" some have described.

Feb 10, 2019 · B GIt's nasty and the roads are terrible holes everywhere...and no, I have never lived there..it just sucks.Maintenance also is under rated can't get anything fixed without begging for weeks, my Daughter and three very young grandchildren lives in a Double wide there and has complained about black mold all in the home, Maintenance just painted over it..and that is the cheap and the lazy way out..all of those homes need to be inspected by the health department but i know that's not going to happen until a child dies from it..Just saying, that one Double wide I am sure is not the only one that has black mold growing in the walls..you can actually smell it.. people and parents need to stick together and report this, if you smell it or see it..especially if your young children stay sick alot and have problems breathing when you know it hasn't been a problem..contact health department and stay on them everyday, as I am for my Daughter and children..Numbers can move mountains..Sincerely, concerndGrandfather. Jun 01, 2019 · HADDEN VLADAMIR III (COUNT DRACULA)Rent is to high ,too many rules and how they operate business is really unfair for people that's medium wage or thats on disability or just looking to find a fresh start they take people money by wanting people to put a deposit down on a mobile home that's not guaranteed to you..... because you're not the only one that drop a deposit down for the same mobile home... so you've lost deposit money that could potentially help pay for a home some where else..
