The park's location on West 1st Street provides excellent accessibility. It is generally well-connected to major freeways, including the I-5, CA-55, and CA-22, which facilitates convenient travel throughout Orange County and to neighboring Los Angeles County. This ease of access is a significant benefit for residents, whether for daily commutes, leisure activities, or visiting friends and family across Southern California. The surrounding area offers a variety of essential amenities, as noted by a resident, including "shopping centers, laundry, schools ect." This proximity to daily necessities ensures that residents have everything they need within a short distance, simplifying daily life. Public transportation options, typically including bus routes, are also generally accessible in Santa Ana, further enhancing the park's connectivity within the city.
While a comprehensive, exhaustive list of services specifically for Taggin Wagon Mobile Home Park might not be widely available in public data, mobile home parks generally provide a core set of services as part of their lot rental agreements. Based on typical industry standards and insights from resident reviews, we can infer the following:
- Land/Lot Rental: The primary service is the rental of the land lot upon which a manufactured home is placed. Residents typically own their mobile homes but lease the land from the park management.
- Utility Hookups: Essential utilities such as water, sewer, and electricity hookups are standard in mobile home parks. While utility costs may be separate from the lot rent, the infrastructure for connection is provided.
- Community Management: As indicated by resident feedback, there is an on-site or accessible management team responsible for overseeing park operations, including rent collection, rule enforcement, and addressing resident concerns.
- Maintenance of Common Areas: The park management is generally responsible for the upkeep of shared spaces within the community, such as internal roads, communal landscaping, and any shared facilities. One review notes, "Community is upheld nicely," suggesting good maintenance of common areas.
- Waste Management: Residents receive their "own garbage cans," implying that the park coordinates waste and recycling collection services.
- Security Features: The park appears to have controlled access, with "one entrance and everything else is gated off." This suggests a level of security designed to prevent "people stealing from you or petty crimes here."
It is always advisable for prospective residents to confirm with Taggin Wagon Mobile Home Park management the exact scope of services included in the lot rent and any additional fees for utilities or other services.
Taggin Wagon Mobile Home Park offers a blend of positive community attributes alongside some significant concerns that prospective residents should be aware of.
- Quiet Community: A key highlight, as mentioned by a resident, is that it is a "Quite community." This suggests a peaceful living environment, which can be highly desirable for those seeking a tranquil home setting away from urban noise.
- Excellent Location: Its "Great location and close to shopping centers, laundry, schools ect." is a significant advantage. This ensures residents have convenient access to essential amenities and services, simplifying daily errands and reducing travel time.
- Well-Maintained Community: The phrase "Community is upheld nicely" points to a park that is generally clean, well-kept, and visually appealing, contributing to a pleasant living environment.
- Adequate Parking: "Parking is not much of an issue here" is a valuable feature, as parking can often be a challenge in dense urban areas and mobile home parks.
- Friendly Neighbors & Community Harmony: "Neighbors all get along and are friendly to each other" indicates a positive social atmosphere within the park, fostering a sense of belonging and mutual respect among residents.
- Controlled Access/Security: The presence of "one entrance and everything else is gated off" suggests a focus on security, aiming to mitigate concerns about theft or petty crimes. This gated environment can provide residents with an enhanced sense of safety and peace of mind.
However, it is crucial to address the significant concerns raised by one resident:
- Uncontrolled Feral Cat Issue: A major concern is a "cat issue currently at the mobile home park," involving "wild cats fighting in the community" and "feces all over the properties." This points to a hygiene problem and potential nuisance that impacts the quality of life for residents.
- Management Responsiveness and Professionalism: The resident's account of the property manager's alleged refusal to get involved in the cat issue, claims of her "trying to party and take shots or drinks with the residents," and alleged false reporting to animal control ("no other reports made") raises serious questions about management's professionalism, accountability, and ability to effectively address resident concerns. The need to contact "PD Santa Ana to report the issue" further underscores a perceived lack of effective management action.

The apparent good upkeep of the "Community is upheld nicely" further adds to its appeal as a pleasant living space.
However, it is critical for prospective local residents to be fully aware of and investigate the serious concerns raised about the feral cat issue and the alleged lack of effective management intervention. While the positive aspects of location, quietness, and neighborly relations are appealing, an unaddressed animal problem and perceived management unresponsiveness can significantly detract from the quality of life. Locals considering Taggin Wagon Mobile Home Park should make direct inquiries about how such issues are being resolved and assess the current state of affairs during their visit.
In conclusion, Taggin Wagon Mobile Home Park offers a strategically located and potentially harmonious community for mobile home living in Santa Ana. Taggin Wagon Mobile Home Park Reviews
There's a cat issue currently at the mobile home park. A lot of wild cats fighting in the community, especially late at night. There's feces all over the properties. A resident is trying to kill some of them with poison , nails. The property manager is aware of the situation but refuses to get involved instead I see her trying to party and take shots or drinks with the residents. She said she called animal control but when I spoke to them there were no other reports made. I've contacted PD Santa Ana to report the issue. Because when I spoke with animal control they said it needed an officer response. The situation doesn't seem to be handled at the moment.
