Bad potholes, my phone was stolen from my car while I visited a friends trailer. Then when I tracked my phone it said it was in the managers trailer. I knocked and got no answer. I was told that there son probably had it. Never found out for sure and never got phone back. Also there is a lot of shady business going on there. I would'nt suggest this place for anyone. Suburban Estates Introduce

This article aims to provide a clear, factual, and informative overview for individuals in Oklahoma considering Suburban Estates, an RV park located in Oklahoma City. It is absolutely essential for prospective residents and visitors to be fully aware of the experiences shared by previous tenants to make an informed decision about their stay. While the concept of an RV park offers flexibility for travel and living, recent and detailed reviews from former occupants of Suburban Estates paint a highly concerning picture regarding various aspects of the park's environment, safety, and management. Our goal is to present this information directly and transparently, empowering you, as a local user, to prioritize your safety, comfort, and peace of mind when selecting an RV park in the Oklahoma City region.

It is critical to note that the information provided herein is based directly on public customer reviews. These accounts describe issues that could significantly impact the quality of life and safety for anyone considering this location. We understand that finding a suitable RV park is a significant decision, whether for a short stop or a longer-term residence. Therefore, this overview will delve into specific concerns reported by former residents, covering aspects such as property maintenance, perceived safety risks, and the professionalism and conduct of park management. This factual presentation is intended to serve as a vital resource for your due diligence.

Suburban Estates is located at 1100 S Rockwell Ave C-6, Oklahoma City, OK 73128, USA. This address places the RV park within the broader metropolitan area of Oklahoma City, one of Oklahoma's largest and most dynamic urban centers. S Rockwell Avenue is a well-known thoroughfare in Oklahoma City, suggesting the park is situated within an established urban or suburban environment.

Regarding accessibility, Oklahoma City offers extensive connectivity via a network of interstates and major arterial roads. From 1100 S Rockwell Ave, residents would typically have relatively straightforward access to important routes such as Interstate 40 (I-40), which is a primary east-west corridor, and possibly Interstate 44 (I-44) or other main city streets. This general urban accessibility means that commuting to various parts of Oklahoma City for work, accessing essential services, shopping, educational institutions, and entertainment venues would generally be feasible.

However, it is critically important to understand that while the geographic location might offer general urban conveniences, the provided customer reviews strongly indicate severe problems with internal park conditions and management conduct. Therefore, the external accessibility of the address, while convenient for reaching destinations outside the park, does not negate the significant internal issues reported by former tenants. Prospective residents should consider that the ease of reaching the park's location does not imply a safe or well-maintained environment once inside, based on the direct feedback from previous occupants.

Based on the highly critical and alarming customer reviews provided, the typical services one might expect from an RV park appear to be severely compromised or altogether absent at Suburban Estates. The reviews do not detail amenities or positive offerings; instead, they focus on significant deficiencies and highly problematic situations. It is crucial for prospective tenants to be aware of these reported issues:

  • Severe Road Maintenance Issues: A primary concern highlighted is the extremely poor condition of internal roads. Reviewers explicitly state, "Bad potholes," noting that these potholes are so severe they "will cause more damage" to vehicles. This indicates a complete failure in maintaining basic infrastructure essential for residents' vehicles and safety within the park.
  • Lack of Security and Safety: A profoundly serious issue reported is the alleged theft and the park's response. A reviewer's phone was "stolen from my car while I visited a friend's trailer," and when tracked to "the managers trailer," the issue was unresolved, with the phone never recovered and an insinuation that "there son probably had it." This points to an alarming absence of security and a deeply concerning lack of accountability from management regarding criminal activity within the park.
  • Highly Unprofessional Management Conduct: A review details an incident with park management being "horribly unprofessional and unbelievably rude." The phone call exchange, where the lady answered, "You’ve called me twice!! Say something!!" and then "Yes!! What do you want?!?!" demonstrates a complete lack of basic customer service and business professionalism, actively deterring potential tenants.
  • "Shady Business" and "Bad Vibes": The general sentiment from one reviewer is that there is "a lot of shady business going on there" and "Bad vibes." This subjective but strong impression suggests an underlying atmosphere of untrustworthiness and discomfort, which is a critical concern for anyone seeking a safe and stable living environment.
  • Deterrence of "Good, Clean, Responsible, Rent-Paying Tenants": The unprofessional management is explicitly accused of "running good, clean, responsible, rent-paying tenants off before they even get a chance to inquire about vacancies." This indicates that the park's operational practices actively discourage desirable residents.

Given these severe allegations from multiple reviews, the "services offered" at Suburban Estates, as described by those who have experienced the park, appear to be fundamentally compromised by pervasive issues related to maintenance, safety, and management professionalism.

Based on the provided customer reviews, the "features" and "highlights" of Suburban Estates are exclusively negative, drawing attention to critical problems that profoundly impact any potential resident's experience. It is imperative that anyone considering this RV park fully understands these alarming points:

  • Extreme Road Degradation: A prominent "feature" is the presence of "Bad potholes" throughout the park's roads. This isn't just an inconvenience; it's a significant hazard that reviewers state "will cause more damage" to vehicles, leading to potential costly repairs for residents. This signifies a severe lack of basic infrastructure maintenance.
  • Serious Security and Trust Issues: A primary "highlight" of concern is the direct report of theft, where a phone was "stolen from my car" and then tracked to "the managers trailer," but was never recovered. This incident, combined with the general statement of "a lot of shady business going on there," creates an environment of profound insecurity and distrust within the community.
  • Grossly Unprofessional Management Behavior: The conduct of the park's management is a critical "highlight" that stands out for its extreme unprofessionalism. One reviewer describes a manager as "horribly unprofessional and unbelievably rude," demonstrating "zero idea what it means to run a business in a professional manner." This severely impacts any interaction residents might have with the park's administration.
  • Overall "Bad Vibes" and Unpleasant Atmosphere: The subjective but powerful descriptor of "Bad vibes" underscores a pervasive negative atmosphere within the park. This kind of environment can significantly impact mental well-being and comfort for anyone living there.
  • Active Deterrence of Desirable Residents: The explicit statement that management is "running good, clean, responsible, rent-paying tenants off before they even get a chance to inquire about vacancies" is a stark "highlight." This indicates that the park's operational issues are so severe that they are driving away potentially stable and positive residents.
  • Strong Negative Recommendation: The most critical "highlight" is the explicit advice: "I wouldn't suggest this place for anyone," and even more forcefully, "AVOID THIS PLACE AT ALL COSTS, YOU CAN FIND BETTER HOUSING ELSEWHERE FOR ALLOT LESS!!!" These direct warnings from current and former occupants are an undeniable feature of this park's reputation.

In summary, the overwhelming "highlights" from customer reviews for Suburban Estates point to a deeply problematic and potentially unsafe living situation, characterized by neglected infrastructure, concerning security lapses, and highly unprofessional management.

For informational purposes, the provided contact details for Suburban Estates are as follows. However, it is absolutely crucial to reiterate that based on the severe issues highlighted in customer reviews, contacting or considering this RV park should be done with the utmost caution and with a full understanding of the reported risks.

Address: 1100 S Rockwell Ave C-6, Oklahoma City, OK 73128, USA

Given the reported conditions, including allegations of theft, extreme rudeness from management, and severe property maintenance issues, it is strongly advised that if you do choose to contact this establishment, you proceed with extreme caution and consider any information provided by the park in light of the very serious allegations made by former residents. If you are seeking an RV park in the Oklahoma City area, it would be prudent to thoroughly explore and vet alternative options first, prioritizing safety, professional management, and well-maintained facilities.

Based on the overwhelming and highly concerning reviews from former residents, Suburban Estates in Oklahoma City is demonstrably unsuitable for locals and any prospective RVers. The reasons why this place is NOT suitable for locals are critically important and must be fully understood:

Firstly, and most importantly, the severe safety and security concerns are paramount. The explicit report of a phone stolen from a car, tracked to management's property, and then unrecovered, along with general mentions of "shady business," creates an environment of profound insecurity. For any Oklahoman, or indeed any individual, seeking a safe place to reside, this park poses unacceptable risks to personal property and peace of mind. A community where residents feel unsafe or that their belongings are at risk is fundamentally unsuitable.

Secondly, the descriptions of grossly unprofessional and rude management are a major red flag. Locals expect and deserve respectful and professional interactions from those managing their living environment. The reported instance of a manager being "horribly unprofessional and unbelievably rude" and driving away "good, clean, responsible, rent-paying tenants" indicates a complete lack of business acumen and a hostile attitude towards residents. This kind of management will inevitably lead to a stressful and unpleasant living experience, where issues are unlikely to be addressed fairly or efficiently.

Thirdly, the severe neglect of property maintenance, specifically the "bad potholes" that cause vehicle damage, represents a significant financial burden and daily frustration for residents. In Oklahoma, where personal vehicles are often a necessity, having to navigate roads that actively damage one's car is unacceptable. Locals deserve a living environment where basic infrastructure is maintained to prevent such costly and inconvenient problems.

Finally, the overall sentiment conveyed by former residents, summarized by "Bad vibes" and the strong advice to "AVOID THIS PLACE AT ALL COSTS," clearly indicates a deeply problematic living situation. For Oklahomans seeking a comfortable, safe, and well-managed RV park, Suburban Estates, according to these factual accounts, falls critically short on all essential criteria. Locals are strongly advised to heed the explicit warnings from former residents and explore numerous other reputable RV park options in the Oklahoma City area that can genuinely ensure their safety, well-being, and peace of mind.
