Stoney Creek Estates Mobile Home Park Introduce
For many Hoosiers, the dream of affordable homeownership or simply finding a peaceful place to live away from the urban rush is a strong one. Mobile home parks, also known as manufactured home communities, offer a viable and increasingly popular solution. They provide a unique blend of community living, affordability, and the charm of rural or semi-rural settings. In the heart of Indiana, Stoney Creek Estates Mobile Home Park stands as an example of such a community, offering residents a taste of country living with a distinct local feel. This article will delve into what makes Stoney Creek Estates a notable option for those considering mobile home living in the Zanesville area and beyond.
Stoney Creek Estates Mobile Home Park is conveniently located at 11511 N 300 W, Zanesville, IN 46799, USA. This address places it just outside the main hub of Zanesville, positioning it perfectly for residents who appreciate a quieter, more rural environment without being entirely disconnected from town. Its "outside of town" setting is a key appeal, offering a serene backdrop and a sense of calm that can be hard to find in more densely populated areas. For those who work in Zanesville or nearby towns, the commute is typically manageable, providing a good balance between country living and access to employment. The location allows for a "small community" feel, fostering a sense of belonging among residents. While specific major highway access isn't directly noted, its position outside a town like Zanesville suggests it's likely well-connected to local and regional routes, making it accessible for both daily needs and longer trips throughout Indiana. This strategic location offers a quiet retreat after a day's work, providing the best of both worlds for many Indiana residents.
Living in a mobile home park involves a distinct set of services, primarily revolving around lot rental and the provision of essential utilities. At Stoney Creek Estates Mobile Home Park, residents rent the land their mobile home sits on. While the specifics of what's included in the lot rent can vary, based on resident feedback, here's what prospective residents should be aware of regarding services offered:
- Lot Rental: The core service is the lease of a plot of land for your manufactured home. This typically includes access to the park's infrastructure, such as internal roads and common areas.
- Water Supply: The park provides water services. It's noted that the park utilizes well water. Residents should be aware that the well water at Stoney Creek Estates has a high mineral content, specifically rust, which can lead to brownish-orange staining on appliances and fixtures if not addressed with a water softener.
- Sewer Services: Sewer services are provided, and it's important for potential residents to understand the billing structure. The sewer meter is directly tied to the water intake, meaning residents are charged for all water usage as if it's going into the sewer system, even if a portion is used for outdoor activities like watering the yard. This can result in higher sewer bills.
- Waste Management: It's noted that trash collection is NOT included with the lot rent. Residents will need to arrange for their own trash removal services or factor this into their monthly expenses.
These are the primary services residents can expect. Prospective residents are always encouraged to directly confirm all included and excluded services with the park management before committing.
Stoney Creek Estates Mobile Home Park offers several features that contribute to its appeal as a residential community in Indiana. These highlights often resonate with individuals and families seeking a particular lifestyle.
- Country Living Environment: One of the most frequently mentioned highlights is the peaceful, country living atmosphere. This provides a quiet and serene backdrop, a welcome contrast to the noise and pace of urban environments. It's ideal for those who enjoy open spaces and a more tranquil setting.
- Small Community Feel: The park fosters a sense of a small, close-knit community. This can lead to a friendly atmosphere where neighbors know each other, potentially offering a greater sense of security and belonging.
- Autonomy for Residents: As one resident noted, there's a perceived lack of a "landlord up your butt," implying a greater degree of independence for residents in managing their homes and daily lives within the park's general rules.
- Affordable Housing Alternative: Mobile home parks generally represent a more affordable housing option compared to traditional stick-built homes, making homeownership accessible to a wider range of individuals and families in Indiana. While lot rent and utility costs are factors, the overall financial outlay can be significantly lower.
- Flexibility of Mobile Home Ownership: For those who own their mobile home, there's an inherent flexibility. Should circumstances change, the mobile home can potentially be relocated, offering a level of adaptability not found with traditional real estate.
However, it's also important to acknowledge certain aspects that residents have highlighted as potential considerations:
- Water Quality: The well water contains rust, which can affect appliances and cause discoloration. Investing in a water softener is highly recommended for residents.
- Sewer Billing Structure: The sewer bill is based on total water intake, not just water entering the sewer, which can lead to higher-than-expected sewer costs, particularly for those who use water for outdoor irrigation.
- No Outdoor Fire Pits: A significant point for some residents is the restriction on outdoor fire pits, which can be a "bummer" for families looking to enjoy traditional camping-style activities like roasting hotdogs and marshmallows.
These features, both positive and those requiring consideration, paint a comprehensive picture of life at Stoney Creek Estates.

Jun 30, 2024 · Mike BranhamNice mobile home park outside of town. Country living, small community. But don't get your hopes up. You can't enjoy sitting by your own fire pit with the kids, roasting hotdogs and marshmallows, planting memories. Not allowed at this country mobile home park. Real bummer! And trash IS NOT included with lot rent, besides that, pretty nice place to live. My friend like it here. No landlord up your butt.
May 17, 2016 · Holly Cristofolini (Hollyluya)It is a Mobile Home Park. No pool no fire pits no dog run. But it is in the country and it is fairly quiet.
May 24, 2019 · erie elaine staffordNot bad, but if you're selling a trailer for $99 cash, don't charge someone $700 just to move into it.
