Our objective is to offer a transparent perspective for those in the Hoosier State considering this community as a potential living space.
Manufactured home communities typically operate on a model where residents own their homes but lease the land beneath them. This arrangement can sometimes present a more accessible path to homeownership compared to traditional real estate, potentially offering financial flexibility. However, the overall quality of life within such communities is profoundly influenced by factors such as management responsiveness, property maintenance standards, and the living environment created for all residents. As we delve into Stonecrest II, it becomes evident that these aspects are critical considerations for potential residents.
Living in any residential community, including a manufactured home park, involves understanding both its advertised benefits and the practical realities of daily life. For those in Indiana exploring housing options, especially in an urban setting like Fort Wayne, gathering a full spectrum of information is essential. This includes not only logistical details but also insights from those who live there day-to-day. The information presented here reflects publicly available data, with particular emphasis on the unfiltered user reviews, which offer a vital perspective on the living conditions and management responsiveness at Stonecrest II.
Stonecrest II is located within Fort Wayne, a major city in Northeast Indiana. While the community's official description highlights amenities and a convenient location, the specific dynamics of this community, as described by its residents, bring to light significant concerns that prospective residents should be thoroughly aware of before considering a move. The aim here is to provide an unvarnished view, enabling informed decision-making for local Indiana users.
Stonecrest II Manufactured Home Community is situated at 4831 Bade Dr, Fort Wayne, IN 46816, USA. This address places it within the bustling urban landscape of Fort Wayne, Indiana, which is the state's second-largest city and a major economic and cultural hub in the Midwest.
The park's location on Bade Drive offers residents reasonable accessibility to a wide array of urban amenities and services. According to general descriptions, it is located "just 6 miles from Downtown Fort Wayne," providing relatively quick access to the city's core. Residents have access to major retail areas, including shopping at "Walmart, Menards, and Kohl's," along with various dining options at "favorite local restaurants like The Hoppy Gnome and Shigs In Pit Barbeque." This proximity to essential services and leisure activities is a practical advantage for daily living.
For those who commute for work or need to travel regionally, the park's location within Fort Wayne generally offers good connectivity. While specific major highways immediately adjacent to Bade Drive might not be highlighted, Fort Wayne's extensive road network ensures that residents can typically reach employment centers and other parts of the city with relative ease. The official description also notes the availability of "local transportation such as buses," which can be a convenience for getting around the city.
The community is described as sitting "inside of a great school district," which is a significant factor for families with children. Nearby attractions for friends and family include the "Fort Wayne Museum of Art, Promenade Park, and Jury Park and Pool." This suggests that the external environment around Stonecrest II offers diverse opportunities for recreation and community engagement typical of a large Indiana city. However, it's important to differentiate between the surrounding city's offerings and the internal community experience, which will be further discussed based on resident feedback.
Manufactured home communities like Stonecrest II typically outline a range of services designed to manage the park and provide a comfortable living environment. Based on general information for such communities and the available reviews, the expected services include:
- Lot Leasing: Residents own their manufactured homes and lease the land from the community.
- Professional Management: The community claims to have an "experienced and professional management staff handles the day-to-day responsibilities." They state a goal to "enjoy the beautifully landscaped grounds and contemporary amenities planned with your family in mind."
- Utilities: A report from the Fair Housing Center of Central Indiana indicates that for Stonecrest II, there is an "Average Adjusted Site Rent" of $391, with an additional $37 for water and sewer, suggesting these utilities are part of the billing.
- Community Maintenance: This would generally cover upkeep of common areas and internal roads.
- Pest Control: One review critically states that "Twyla personally assured us that the park was responsible & would pay for an exterminator" for a roach infestation, implying pest control is a service that residents might expect the park to handle, particularly if it's a widespread issue.
- Community Events: Official descriptions mention "community events" as an amenity.
However, it is crucial to present the significant discrepancies and concerns raised by residents regarding the actual provision and quality of these services:
- Management Competence & Responsiveness: A key complaint revolves around the manager, Twyla, who is described as "still acting like she doesn't know how to do her job." Residents "had to come to the office two different times to resign a lease because she doesn't know how to work her computer." More critically, a resident states, "Twyla went back on her word & is now claiming we are responsible for the cost of the exterminator & just tacked that onto our rent bill with no explanation even though we've reached out numerous times."
- Pest Infestation: A major issue highlighted is a "ROACHES infestation that THE MANAGERS KNEW WAS A PROBLEM WITH ALL OF OUR SURROUNDING NEIGHBORS." The management reportedly "neglected to warn us" about this known problem.
- Financial Transparency: A resident reported "already raising the lot rent" after only a few months of living there and noted the exterminator cost was "just tacked that onto our rent bill with no explanation." This suggests a lack of transparency and communication regarding financial changes.
Manufactured home communities often promote features that aim to enhance the living experience. Official descriptions of Stonecrest II highlight several aspects, though it's important to consider them in light of resident feedback:
- Pet-Friendly Community: The community states, "Also bring your furry family members with you because we are a pet-friendly community."
- School District: The community "sits inside of a great school district," which can be appealing for families.
- Proximity to Amenities: Positioned near various shopping centers (Walmart, Menards, Kohl's), restaurants (The Hoppy Gnome, Shigs In Pit Barbeque), and attractions (Fort Wayne Museum of Art, Promenade Park, Jury Park and Pool).
- Community Events: Official information mentions "community events" as an amenity.
- Home Ownership Opportunities: The community promotes making "your dream of home ownership a reality."
However, the most prominent "features" highlighted by resident reviews are negative:
- Pervasive Pest Infestation: The "ROACHES infestation" described as a known problem among surrounding neighbors is a significant concern, directly impacting the "peace, sanity, and a bug free environment" of residents.
- Unreliable Management: The consistent feedback about the manager's inability to perform basic tasks, lack of communication, and going back on promises is a critical detractor from any positive features.
- Unexplained Rent Increases: The report of lot rent being raised "only a few months" after moving in, coupled with unexpected charges, is a negative financial feature.
Therefore, while the community is advertised with certain features, the lived experience for some residents appears to be dominated by critical issues that directly contradict the idea of a convenient or desirable living environment. One resident explicitly warns, "DO NOT MOVE HERE!! If I could give 0 stars, I would. This place is worse than a joke." and "Take your money elsewhere."
Stonecrest II Manufactured Home Community, like many properties managed by RHP Properties (which appears to be associated with Stonecrest II through various online listings), advertises general promotions and offers that may be available across their communities. While specific current deals for Stonecrest II are not explicitly detailed in the provided information, typical offers can include:
- Move-In Bonuses: Some affiliated websites mention "Up to $8,000 Move-In Bonus!" for purchasing or renting a Bayshore home (a related entity), which could potentially apply to eligible communities.
- Referral Rewards: "Referral Rewards Up to $1,000" are sometimes offered.
- Tour Incentives: "$200 Off When You Request a Tour" has been seen in general promotions.
- Site Rent Concessions: "Up to 2 Months Free Site Rent!" is another type of incentive.
- Financing Assistance: The community generally aims to "make your dream of home ownership a reality," implying that they may assist with financing options.
However, it is critically important for prospective residents to exercise extreme caution and verify any such offers directly with the management of Stonecrest II. Given the resident complaints about unexpected charges, rent increases, and management going back on their word (specifically regarding exterminator costs), any financial promises or special offers should be confirmed in writing and understood thoroughly before committing. It is advisable to clarify all terms, conditions, and potential hidden fees, especially considering a resident's experience of rent increases "only been living here for a few months."
For those seeking to contact Stonecrest II Manufactured Home Community, the following information is publicly available:
Address: 4831 Bade Dr, Fort Wayne, IN 46816, USA
Phone: (260) 447-3611
Mobile Phone: +1 260-447-3611
However, it is crucial to note that resident reviews indicate potential significant challenges with communication and management responsiveness. One review specifically states that "Twyla, the manager," has demonstrated a lack of competence in handling basic administrative tasks, and a personal assurance from her regarding exterminator costs was reportedly reneged upon. While phone numbers are provided, the user reviews suggest that prospective residents should be prepared for potential difficulties in getting timely and accurate information, and should ensure any agreements or promises are documented in writing.
When considering if Stonecrest II Manufactured Home Community is suitable for locals in Indiana, particularly in the Fort Wayne area, a thorough and realistic assessment based on the provided resident feedback is paramount. While manufactured home communities can conceptually offer an affordable entry into homeownership within an urban setting, the detailed accounts from current residents about Stonecrest II paint a picture of severe and pervasive issues that directly impact habitability and peace of mind.
On the surface, the location on Bade Drive in Fort Wayne offers inherent advantages in terms of accessibility to city amenities, employment, and services. Being "just 6 miles from Downtown Fort Wayne" and within a noted school district suggests a convenient external environment. For those seeking housing within Fort Wayne at a potentially lower cost than traditional stick-built homes, the park's physical presence might initially appear to meet that need.
However, the overwhelming and consistent negative experiences reported by residents strongly suggest that this community, as currently managed and maintained, may not be suitable for many Indiana locals. Key concerns that are repeatedly highlighted include:
- Severe Pest Infestation: The explicit mention of a "ROACHES infestation that THE MANAGERS KNEW WAS A PROBLEM WITH ALL OF OUR SURROUNDING NEIGHBORS" and the failure to warn residents is a critical health and quality of life issue.
- Management Incompetence and Dishonesty: Complaints about the manager's inability to perform basic job functions, the need to re-sign leases due to computer issues, and, most critically, reneging on promises regarding exterminator costs, create a highly unreliable and untrustworthy living situation.
- Financial Concerns and Lack of Transparency: The immediate increase in lot rent "after only a few months" and the unexplained addition of charges to rent bills demonstrate a lack of financial stability and transparency, which can be detrimental to residents' budgets.
- Impact on Peace and Sanity: Residents explicitly warn others to avoid the community "If you value your peace, sanity, and a bug free environment," indicating the profound negative effect of the reported issues on their well-being.
The strong warnings from residents, such as "DO NOT MOVE HERE!!" and "Take your money elsewhere," serve as a stark caution. The situation described—where basic living conditions are compromised, management is unsupportive and unreliable, and financial stability is questionable—suggests that any perceived affordability comes at a very high cost regarding quality of life and peace of mind.
Therefore, for the majority of Indiana locals seeking a stable, safe, and well-managed home environment, Stonecrest II Manufactured Home Community, based on the provided resident feedback, appears to be an unsuitable choice. Any prospective resident would be strongly advised to heed these warnings and explore other housing options in Fort Wayne that can provide a more secure and reputable living experience.

!!DO NOT MOVE HERE!! If I could give 0 stars, I would. This place is worse than a joke. Twyla, the manager, has worked here for well over a year & is still acting like she doesn't know how to do her job. We had to come to the office two different times to resign a lease because she doesn't know how to work her computer. I wish we hadn't resigned that lease because immediately after that we got infested with ROACHES that THE MANAGERS KNEW WAS A PROBLEM WITH ALL OF OUR SURROUNDING NEIGHBORS. They neglected to warn us, Twyla personally assured us that the park was responsible & would pay for an exterminator, they called & made the appointment & had them show up. Then after the fact, Twyla went back on her word & is now claiming we are responsible for the cost of the exterminator & just tacked that onto our rent bill with no explanation even though we've reached out numerous times. If you value your peace, sanity, and a bug free environment, do yourself a favor & DO NOT MOVE IN HERE.
Feb 05, 2025 · Callista ReeceTake your money elsewhere.I have only been living here for a few months and they are already raising the lot rent.
Feb 19, 2025 · Cory SowersIf I could give 0 stars I would. This place is an absolute joke! I’ve lived here since 2019 and I have seen a total of 5 managers move through this park. This new one we have is either lazy, or plain retarded. If you wanna get ahold of management, good luck to you sister! She’s never in the office, doesn’t answer her phone, and doesn’t answer messages. They’ll change the rules every day, they’ll violate you for the littlest things but yet when the dude down the streets smoking crack or people are playing music till frames fall off the wall it’s no big deal. Between the yelling, the fights, the violence in this place, I definitely do not recommend you living here especially if you have a family!
Jun 10, 2023 · Nancy PrangerDo yourself a favor and do NOT try to give this place the benefit of the doubt. The negative reviews are very factual and accurate. None of the people I have talked to like it here. Most everyone is doing what they can to move away from this trap hole.I’m so surprised to read good reviews about this place and the last site manager. It can be quiet but it can be very loud. The last manager put most of her effort into not helping you and was always quick to blame shift. She went on vacation and never came back. The people who take care of the trailer side of it all are slightly better at customer service but overall it is clear they don’t care about their tenants. They can be very rude and many of them not properly informed on what they can and can’t do.
Apr 16, 2021 · Cheers HereIf I could have given this place 1/2 a star I would've. This place is a joke. They change the rules everyday. Kids can't play, ride bikes, you can't have anything in your yard unless it's a plant. There are more drug heads than good tenants. Fwpd would have a field day if they actually knew how many drug dealers was in there. Not a good place to live if you are an honest and hard working person.
