Springfield Grove Properties at Prairie Grove

3319 Ridgewood Ave, Springfield, IL 62702, USA

3.0
Very rude management. No security, worried about how "neat and tidy" the property looks, while cars, sheds and homes are being broken into. Do not call the office as "they can handle it". Favorite saying as they post notices to your front door... do it A.S.A.P. They are now pushing for tenants to hire the maintenance men to do power washing 2x a year ( guess they are not paid enough, even though our "rent" was raised during the pandemic).I do expect retaliation for this review. This address places it in the capital city of Illinois, a central hub for government, history, and culture within the state. Springfield offers a blend of historical significance, particularly related to Abraham Lincoln, and modern urban amenities.

The property is part of a larger area that includes other manufactured housing communities like Willow Grove and Fremont Park, all built within the last 15 years. This cluster of communities benefits from "concrete streets, curbs and home site pads," suggesting a foundation designed for durability. The location itself is noted as being "just minutes away from shopping and banking," which is a significant convenience for daily errands and access to essential services. Major retailers, grocery stores, and various banking institutions are easily reachable from the park, minimizing travel time for residents.

Regarding other local amenities, the area around 3319 Ridgewood Ave has a mix of accessibility. While some public feedback mentions a lack of parks, schools, and churches directly within the immediate community, the broader Springfield area offers numerous options. For example, the Springfield Park District manages several parks, including Centennial Park, Lincoln Memorial Garden & Nature Center, and Washington Park, all within a reasonable driving distance. The convenience of major roadways in Springfield further enhances connectivity to the wider metropolitan area.

Based on available public information and common practices in manufactured home communities, Springfield Grove Properties at Prairie Grove likely offers a standard set of services to its residents. However, it's important to note that specific details beyond general property characteristics are not extensively detailed in public records, and some resident feedback points to perceived shortcomings in certain areas.

  • Lot Rental: The primary service offered by a mobile home park is the rental of individual lots where residents can place their manufactured homes. This typically includes connections for essential utilities. Rent for manufactured home lots in Springfield, IL, can vary, but generally, renting a manufactured home lot could be more affordable than apartment rent, where average 1-bedroom apartments in Springfield, IL, go for around $822-$830 per month and 2-bedrooms around $990-$1,062 per month.

  • Utility Hookups: Residents can expect hookups for electricity, water, and sewer at each lot. Residents are typically responsible for their usage bills.

  • Property Management: As a managed property, there is an office or staff responsible for collecting rent/fees, enforcing community rules, and addressing tenant inquiries. However, some past residents have expressed concerns regarding "rude management" and issues with responsiveness, stating "Do not call the office as 'they can handle it'."

  • Maintenance (Common Areas/Infrastructure): The property aims to maintain common areas and infrastructure like "concrete streets, curbs and home site pads." However, some reviews indicate concerns about "poor" maintenance of overall property appearance, with "mold growing on fence around the property" and "unkept" lawns, and a perceived lack of dedicated maintenance staff. One review also mentions residents being "pushing for tenants to hire the maintenance men to do power washing 2x a year."

  • Community Rules & Fees: The community operates with rules and potentially "higher fines/fee's," which are common in managed properties to maintain order and appearance. These are often communicated via notices "post notices to your front door... do it A.S.A.P."

It is crucial for prospective residents to directly contact Springfield Grove Properties at Prairie Grove to obtain the most accurate and up-to-date information on services, lot availability, current rental rates, fees, and specific community guidelines, and to inquire about their response to the maintenance and management concerns raised by past residents.

Springfield Grove Properties at Prairie Grove, being part of a cluster of manufactured home communities in Springfield, Illinois, presents certain features that might appeal to prospective residents, alongside some notable concerns raised in public feedback.

  • Modern Infrastructure: The park, along with its neighboring communities (Willow Grove and Fremont Park), was "built within the last 15 years" and features "concrete streets, curbs and home site pads." This relatively modern infrastructure suggests a more robust and durable foundation compared to older mobile home parks.

  • Cozy, Subdivision Environment: The cluster of communities is described as "small enough to generate a cozy, subdivision environment for its residents." This can appeal to those seeking a more intimate neighborhood feel, rather than a sprawling, impersonal park.

  • Proximity to Essentials: The location is "just minutes away from shopping and banking," offering practical convenience for daily errands and financial needs. This ease of access to local amenities is a significant advantage for residents.

However, it is vital to acknowledge significant concerns raised by past residents, which are also considered "features" of the living experience:

  • Management Concerns: Multiple reviews highlight issues with "rude management" and a perceived lack of security, despite management's focus on property aesthetics ("worried about how 'neat and tidy' the property looks, while cars, sheds and homes are being broken into"). The reported directive to "Do not call the office as 'they can handle it'" and a common use of "A.S.A.P." notices could indicate communication challenges.

  • Maintenance Issues: While properties are described as "bought the park - no improvements," there are concerns about "poor" maintenance. Reports of "mold growing on fence around the property" and "unkept" lots, coupled with the suggestion for tenants to "hire the maintenance men to do power washing 2x a year," point to a potential gap in property upkeep by management.

  • Community Inclusivity and Environment: One review explicitly states it is a "Very racist community (poc moved due to racist comments)," and mentions "Check out the maintenance trucks bumper stickers." This is a severe concern regarding the social environment and diversity within the park. Additionally, the lack of "parks, no schools and no churches" directly within the park itself, combined with a statement of "I WOULD NOT bring children here," indicates that the community may not be suited for families with young children or those seeking integrated social amenities within the park's immediate vicinity.

  • Increased Fees/Fines: Residents mention "higher fines/ fee's" since the new ownership, which can impact the overall affordability and satisfaction of living in the community.

Given these divergent points, prospective residents are strongly advised to conduct thorough due diligence, including a personal visit, to assess the current conditions and atmosphere firsthand, and to directly address concerns with management before committing to residency.

For individuals interested in learning more about Springfield Grove Properties at Prairie Grove, despite the concerns raised in some reviews, direct contact with the park management is essential for the most current and accurate information.

It is highly recommended that prospective residents call the park directly to inquire about current lot availability, rental terms, and specific community guidelines. This direct contact will also provide an opportunity to address any concerns you may have regarding past feedback on management, maintenance, or community environment. Discussing these points firsthand can help you gauge the current situation and the management's approach to addressing resident issues. A personal visit to the property is also strongly encouraged to observe the community's current condition and atmosphere firsthand before making any decisions.

Assessing whether Springfield Grove Properties at Prairie Grove is suitable for locals in Illinois requires a balanced perspective, considering both its structural advantages and the significant concerns raised by some residents. For Illinoisans seeking manufactured home living, particularly in the Springfield area, its relatively modern construction with "concrete streets, curbs and home site pads" offers a sturdy foundation. The designation as a "cozy, subdivision environment" could appeal to individuals desiring a smaller, more intimate community feel. Furthermore, its location "just minutes away from shopping and banking" provides practical daily convenience, a crucial factor for many residents.

However, it is imperative for potential residents to be fully aware of and critically evaluate the issues highlighted in customer reviews. Concerns regarding "rude management," "poor" maintenance leading to "unkept" properties and "mold," and a perceived lack of security ("cars, sheds and homes are being broken into") are serious. The explicit mention of a "Very racist community" and observed "bumper stickers" on maintenance trucks raises significant questions about the community's inclusivity and values, making it potentially unsuitable for individuals from diverse backgrounds. The absence of on-site "parks, schools and churches" also means it might not be the ideal environment for families with children, requiring residents to travel for these amenities. While mobile home living can be an affordable option, the reported "higher fines/ fee's" could impact long-term costs. For a local Illinoisan considering this community, thorough personal investigation, including a direct conversation with management about all stated concerns and an on-site visit to observe the current conditions, is absolutely essential to determine if the environment truly aligns with their needs for safety, comfort, community, and values.
