August 22 · Wendy NegleyMoved in almost two years ago and have had 2 rent increases since but nothing in the park to show for the increase. No park, no clubhouse, nothing to show for the increase. Knit picked for tiny things on our home constantly, like paint chipping on our back deck or being fee’d for our garbage cans not being “out of sight”. Being given an eviction notice for not having a whole shed taken down in enough time that was put up by the previous owner. Even though it was in the act of being professionally taken down on the complete by date. Ridiculous things. I understand we own the home and not the land but to be given a notice for every tiny thing on our home is ridiculous. The manager is almost never in office and is hard to get a hold of in a timely manner. Almost every weekend there’s music being played so loud we can hear the bass inside our home over our tv. Have mentioned it to management and nothing is done about it. When submitting for approval of changes to your home, wording must be exactly what they want or you will be denied with no explanation. Can’t even put a light on the front of your home without approval but approval takes days even weeks since the manager is only in half the time and the approval or denial is mailed instead of emailed or just given to you. There’s no compromise or leeway on anything they ask and if it is not done to their perfection requirements, you’re threatened with eviction. Sucks to live somewhere you don’t feel like your house is your home.
January 15 · Ashley JamesSeems there are rent increases every year, at a much higher rate than inflation and/or cost of living. I'm retired & have a limited income. I live here alone, yet I pay the same amount of water/sewer as a family of 4. Not fair. I don't take the same amount of showers, do the same amount of laundry, wash the same amount of dishes or flush the toilet as much as a family of 4. There IS a way to adjust this billing procedure to reflect this discrepancy. When I had my New house delivered & set up here, the house color(s) were acceptable (approved) Now that my house is due for a re-paint, I can't use the same colors-as they are now 'Not Approved'. I believe the colors that were approved when I moved here, should be "Grandfathered" in as approved colors. What's wrong with White/Teal? It's not Purple/Florescent Orange. Apparently, Cal-Am is very strict & won't budge on this issue. I'm relatively certain that nothing will be done to address my issues/concerns, which just adds to my frustrations. I've lived here for 27 years years. Always pay my rent on time. Don't have a dog that poops in other people's yards or is outside barking for long periods of time. I don't Play music outdoors at a volume to where even if I turn up my TV, the Bass can still be felt though my walls. Thank you for sending out this questionnaire.
October 10 · John BoazI understand the need for some kind of conformity in any housing complex, but the constantly changing rules and guidelines are a bit much. Tells me to remove weeds, but takes a picture of flowers. Tells me no unauthorized window coverings, takes a picture of an unmade bunk bed (i have the proper window coverings). Tells me to remove all planters from the front yard. They were there when I moved in 4 years ago and were not on the fix it list then. Why are they no longer allowed and where in my move in paperwork does it say they are not allowed? I built a BBQ, but was unable to move it to the back yard by myself, and had to wait for my husband to get home from work. Takes a picture of it saying it's unauthorized to have it under my carport. My paperwork says no storing for more that 24 hours, it was out there for 3 hours. It's a lot of very nitpicky things, some of which are fully in compliance with the paperwork I received upon move in, but still threatening termination of lease.
October 10 · Jen TIn my first year of living here my space rent was raised $76.00 a month. Now in my second year it's being raised another $80.00 per month, for a total monthly increase of $156.00 over two years. Is this an increase that happens every year? Those increases in space rent make for a total increase of $31,200.00 a month for the 200 units here. There are no walking paths, tennis courts, swimming pools or common areas. Nothing but homes that we take care of ourselves. There's some minor landscaping/maintenance for the property that I've seen the ONE maintence guy perform, but we perform our own lawn and home care. While the rent increase seems small, over time it's a lot of money for people on a fixed income.
