Don't ask any questions about the rules though that'll just get rude and unhelpful responses if anyone responds at all. Oh and you'll never get the notice they promised in the lease you'll just get charged with no explanation. Pool is often closed, the chairs look like people have died in them and none of the umbrellas work. I've been waiting for a month to get a response from corporate after spending another month prior trying to get answers out of the office. At this point I regret moving in, it's been nothing but a headache and disappointment. Hopefully the rumors of retaliation aren't true but after the no notice charge I feel like I'm already being targeted for complaining to corporate.I will say however the leasing staff made moving in easy and my neighbors are friendly.Apparently they don't regularly plow or salt the streets or sidewalks either, extremely unsafe.

Just went up to $600 two years later. They provide nothing to justify this cost. The stray cats running around destroy the underneaths of our homes and the only action ever taken is just a mass email saying not to feed them. The sidewalks are so small that you are forced to walk in the road. The play equipment at the parks are so tiny they are only suitable for babies. You’re lucky if they attach the swings to the swing sets in the summer. I’m not sure what kind of people they think live in their trailer park but we’re not here because we’re made of money. In fact, most of us are stuck and have no choice but to go broke so the park can get rich. It’s disgusting that they choose to make life harder for their residents. If I wanted to pay the cost of a mortgage I would’ve bought an actual house in an actual community. I warn you to stay very far away from this park and sun communities in general.Update: (response to owner): With all due respect, it was fiscally irresponsible to provide those upgrades during record inflation. Especially if it means raising the price of lot rent for a second year in a row. As you stated yourself, the effects of rising prices affect you too.Update#2This trailer park just increased lot rent for the third year in a row. Absolute scam. They’re goal is to raise the price so high that people with older homes will leave and they can place brand new trailers in there place for a profit. This company preys on lower income individuals like a bunch of greedy vultures.
Aug 16, 2024 · JI have lived here for 3 years now. Me and my family love it. The parks are always cleaned and kept up. The staff do amazing events that my kids absolutely love. Moving here was the best decision me and my husband ever made. I would definitely recommend my friends and family to move to Shelby Forest.

Although their so called updates make zero sense because they have taken down beautiful street signs and put up ugly plastic ones . They had a beautiful chandelier you could see in the office window which is now gone ,along with the very elegant doors . The front of the office looks like a mosh posh of bad and cheap taste . The staff is extremely rude and doesn’t help about issues that are brought to their concern. STAY FAR FAR AWAY. Very very greedy people with tacky tasteless so called remodels to the property since they took over .
