Choosing a place to live in California, whether for a permanent residence or an extended RV stay, requires balancing location, community feel, and essential amenities. For those seeking options in the Central Valley, the **Shady Acres Mobile Home & RV Park** in Fresno, California, offers a dual solution as a combined mobile home community and RV park. This unique designation caters to a diverse group of residents and travelers, providing space for both long-term mobile homes and temporary recreational vehicle setups.
Known to offer a blend of community and convenience, Shady Acres provides a practical and potentially shaded living environment in the Fresno area. As an established type of property, it serves as a valuable resource for affordable housing options and a comfortable base for travelers exploring the Golden State or working in the region.
The environment often features numerous trees, contributing to its name, and offering a welcomed respite from the Central Valley sun—a feature often appreciated by both mobile home residents and RV guests. The focus on a friendly, helpful atmosphere has been noted by visitors, suggesting a welcoming social environment for new and established members of the community.
Shady Acres Mobile Home & RV Park is strategically located at **2807 W Dudley Ave, Fresno, CA 93728, USA**. This address places it within the dynamic city of Fresno, a major hub in Central California, offering residents and visitors access to a wide array of urban conveniences.
The park's location provides relatively easy access to key regional routes. Most importantly, it is situated conveniently close to major thoroughfares, including the vital **Highway 99**, which runs north-to-south through the entire Central Valley. Easy access to Highway 99 is a significant benefit, particularly for RV travelers needing simple pull-off and pull-on points for their journeys and for residents commuting within Fresno or to nearby cities.
The proximity to Fresno means residents and guests are never far from shopping centers, healthcare facilities, dining options, and local entertainment. Being in a well-established area of Fresno also suggests accessibility to public transportation routes, though specific details should be confirmed locally. This central location in Fresno makes the park a practical choice for those who need to balance peaceful park living with the necessity of being near city amenities.
To support both long-term mobile home residents and short-term RV guests, the park typically offers a set of essential services and utilities designed for comfortable living. While the exact package may vary, the core services expected at a combined mobile home and RV park in this region generally include:
- Full utility hookups for RV sites, which typically include water, sewer, and electricity (often 30 or 50 amp service).
 - Dedicated space and utility access for permanent mobile home lots.
 - On-site laundry facilities with washing machines and dryers, providing a necessary convenience.
 - Restroom and shower facilities, which are particularly important for RV guests who may prefer using community amenities. It is worth noting, however, that past visitor feedback has indicated a rotating security code system for these facilities, which may occasionally require coordinating with the host or management.
 - Park maintenance services to manage common areas and infrastructure, although the standard of yard work and overall groundskeeping may vary based on management practices, as some reviews have suggested.
 - Waste and recycling management services for residents and guests.
 - Basic community security measures and oversight from an on-site management team.
 - Support for both short-term (daily/weekly) and long-term (monthly/permanent) residency arrangements.

Beyond the basic services, the atmosphere and specific features of Shady Acres Mobile Home & RV Park contribute significantly to the resident experience. The name itself highlights a primary advantage: the presence of mature trees that offer vital shade, a highly sought-after amenity in the often-hot Central Valley climate. The community also benefits from the diverse nature of its inhabitants, hosting a mix of long-term mobile home residents and shorter-term RV visitors, which can foster a dynamic social environment.

The option for both mobile homes and RVs also speaks to flexibility, accommodating both established residents and temporary workers or seasonal travelers.
Second, the park offers an excellent blend of **seclusion and access**. Shady Acres Mobile Home & RV Park Reviews
People are polite an friendly. Very helpful. Overall great place to stay or visit if you have friends who live there. Weird thing is they have public showers/bathrooms but you have to have a code for which changes weekly. So it can be a pain if the code was changed a your host isn’t aware of the new code.
