Pleasant Acres Introduce
For individuals and families in Grove City, Ohio, and the surrounding Franklin County area, exploring various housing options often includes considering mobile home parks. These communities, frequently referred to as manufactured home communities, present a distinct residential alternative that can be appealing for various reasons. This article is designed to provide a factual and informative overview of Pleasant Acres Mobile Home Park, located right here in Grove City, to help local users gain a clearer understanding of this specific community.
A mobile home park typically consists of individual lots that are leased to residents who own their manufactured homes. This model can sometimes offer a more accessible pathway to homeownership or an alternative rental solution compared to traditional stick-built housing, often with a lower entry cost. Manufactured home communities in Ohio are subject to state regulations, which aim to establish certain standards for their operation and to define the rights and responsibilities of residents. The goal is to create a structured and communal living environment.
Pleasant Acres Mobile Home Park serves as one such community in Grove City. By detailing its location, general services, and, importantly, by incorporating publicly available insights from resident experiences, we aim to offer a balanced perspective for anyone in the region considering this type of living arrangement. It is crucial for prospective residents to gather all available information to make a decision that best suits their individual needs and expectations for a home.
The location of any residential community is a primary factor in its desirability and convenience. Pleasant Acres Mobile Home Park is situated at 6106 London Groveport Rd, Grove City, OH 43123, USA. This address places the park within the broader Grove City area, specifically in Franklin County.
Grove City is a growing suburb of Columbus, offering a mix of suburban amenities with relatively easy access to the larger metropolitan area. London Groveport Road is a known route in the region, suggesting that the park has a degree of accessibility to local services. Residents would typically find reasonable access to essential services such as grocery stores, retail establishments, schools within the South-Western City School District, and local healthcare facilities. The location also allows for relatively straightforward commutes to other parts of Grove City and potentially into Columbus for work or leisure activities. While the general location provides access to a growing suburban area, internal conditions within the park, as indicated by public feedback, are also an important consideration for overall accessibility and livability.
Mobile home parks generally offer a set of fundamental services designed to support their residents and maintain the community environment. While a comprehensive, detailed list of services specifically for Pleasant Acres Mobile Home Park is not extensively publicized, based on common practices for manufactured home communities in Ohio and available public information, residents can generally expect the following core services:
- P. Lot Rentals: The primary service provided by Pleasant Acres is the leasing of individual lots. Residents typically own their manufactured homes and pay a monthly lot rent for the use of the land their home occupies. Public records indicate a monthly association fee, which likely covers this lot rent and potentially other services.
- P. Utility Infrastructure: The park provides the necessary hookups and infrastructure for essential utilities such as water, sewer, and electricity to each lot. However, it is critical to note that public reviews and news reports highlight significant and repeated issues with the water supply, including a major water outage in January and concerns about water quality (e.g., undrinkable water). The water system is regulated by the Ohio EPA.
- P. Community Management: A management team is typically responsible for the overall operation and maintenance of the park, including enforcing community rules and addressing resident concerns. However, reviews severely criticize the park's management, describing the manager as "not a manager," having "no experience in management," and possessing a "bad attitude" and not knowing "how to talk to people nicely." There are also reports of unreturned calls and a lack of responsiveness.
- P. Trash Removal: Public information indicates that the monthly association fee includes trash services.
- P. Home Sales & Approvals: For individuals purchasing a home within the park, the buyer must be approved by the Home Owners Association, indicating a process for vetting prospective residents.
When considering a mobile home park, various features contribute to the overall living experience. For Pleasant Acres, based on available property listings and crucial resident feedback, a mixed picture emerges:
- P. Individual Home Lots: The community provides individual lots for manufactured homes, offering residents their own designated space within the park.
- P. Housing Style and Interior Features: Available listings for homes within the park describe manufactured homes, often with open-style kitchens and living rooms. Properties may include features like vinyl flooring, central air, electric heating, and in some cases, sheds and assigned parking. Some homes are noted as needing work and are priced accordingly, sold "as is."
- P. Location in Grove City: The park's placement in Grove City offers residents access to a growing suburban area with its amenities, including schools in the South-Western City School District and proximity to Columbus. Property listings indicate the community has a basketball court as a potential amenity.
However, it is absolutely essential to highlight the significant concerns raised by multiple residents, which heavily influence the perception of this community's features:
- P. Severe Water Issues: A prominent and repeated concern is the "water issue," with reports of "bad water that you can't drink" and major "water outage" where residents were "without water for 3 days." Residents were reportedly "charging people for bad water" and receiving no explanation or help from management during these crises. The Ohio EPA monitors the water system, and historical data indicates some contaminants have exceeded health guidelines.
- P. Poor Management & Communication: Reviews strongly criticize the management's professionalism and responsiveness. Residents describe a manager with "no experience in management" and a "bad attitude," who "doesn't know how to talk to people nicely." There are complaints of unreturned calls, denials of applications without explanation, and unfulfilled promises of follow-up letters.
- P. Application Process Concerns: Prospective residents report a frustrating application process, including being denied without explanation after putting in bids for homes and having to repeatedly call for updates, ultimately feeling like their money was "thrown away."
Based on the provided information and public data, there are no specific promotions or special offers publicly advertised for Pleasant Acres Mobile Home Park. In the mobile home community industry, promotions can sometimes include reduced lot rent for a limited period, incentives for purchasing a home within the park, or other benefits for new residents. However, such offers are not consistently available and are typically at the discretion of the park's management.
Given the significant concerns raised in public reviews regarding communication and the application process, prospective residents should exercise caution when inquiring about any potential offers. For the most current information regarding lot availability, any specific terms, or details related to home purchases within the park, direct contact would be the only avenue, though the efficacy of such communication is called into question by resident feedback.
For those interested in learning more about Pleasant Acres Mobile Home Park, or attempting to inquire about potential opportunities within the community, the primary contact information based on publicly available data is:
- P. Address: 6106 London Groveport Rd, Grove City, OH 43123, USA
Please note that no phone number or specific contact person is readily available in the provided information. This aligns with resident complaints about communication difficulties. For residents of Grove City, Ohio, and those seeking housing in Franklin County, Pleasant Acres Mobile Home Park physically exists as a mobile home community on London Groveport Road, providing a location within a growing suburban area. Theoretically, a mobile home park can offer a more affordable path to homeownership or an alternative rental solution in a community setting, which can be appealing to a segment of the local population seeking such options.
However, it is paramount for any local in Ohio considering Pleasant Acres Mobile Home Park to be fully aware of and heavily weigh the consistent and severe concerns articulated in public reviews and news reports. The issues highlighted are fundamental to comfortable and safe living. Residents have reported persistent and significant "water issues," including prolonged outages and water deemed "undrinkable," indicating a critical problem with a basic necessity. Furthermore, the feedback regarding management is overwhelmingly negative, describing a lack of professionalism, poor communication, and an unhelpful "attitude," making it difficult for residents and applicants to resolve issues or even get basic information.
The reported difficulties in the application process, where money was allegedly "thrown away" due to denials without explanation and unreturned calls, also suggest a problematic administrative experience. These serious and repeated complaints about core services and management effectiveness indicate that, despite its physical location, Pleasant Acres Mobile Home Park presents significant challenges to suitability for most individuals seeking a stable and well-managed living environment in Ohio. For locals, thorough investigation and extreme caution are strongly advised, and exploring other mobile home communities in the Grove City or broader Ohio area that demonstrate a proven track record of reliable services and positive resident experiences would be a more prudent approach.
