Choosing a mobile home or RV park for an extended stay in California's Central Valley often comes down to balancing location, cost, and available amenities. Park View Mobile Home Park and RV Park is worth considering for a number of compelling reasons, particularly for those prioritizing affordability, security, and convenience in the Fresno area.
The park's strength lies in its **dual offering**—accommodating both permanent mobile home residents and RV guests with long-term rental spaces. For those seeking affordable housing, the cost of space rental for a mobile home or a long-term RV stay can often be more budget-friendly than traditional apartment rentals in the city. The park's policy of including utilities like water, trash, and sewer in the monthly rent for mobile homes also helps residents manage their monthly budgeting more effectively.
**Proximity to Fresno’s major attractions** is another significant draw. Being close to Roeding Park, the Chaffee Zoo, and the vibrant Tower District means residents don't have to venture far for entertainment, recreation, and dining. This convenient location also provides easy access to Highway 99, a crucial artery for commuting and regional travel throughout the Central Valley and beyond.
Furthermore, the **recent investments in security**—including the new gate, 24/7 surveillance, and security patrols—show a commitment to resident safety. This secure, gated environment is a major factor for many California families and individuals when choosing a community. The community's explicit declaration as an **LGBTQ+ friendly and Transgender safespace** also signifies an environment that strives for inclusivity and respect for a diverse resident base, a key consideration for many modern renters.
However, potential residents should always conduct their own thorough investigation. While the park highlights its upgrades and security, some public feedback suggests challenges with management responsiveness and the effectiveness of the security measures. It is advisable to **call the property in advance**, schedule a tour, and speak directly with the on-site management team to clarify current policies, verify the condition of spaces, and ensure all amenities meet expectations. This due diligence is the best way to determine if Park View is the right fit for your living or travel needs in Fresno, CA.

★ 5★ 4★ 3★ 2★ 1USE to be nice place. Now is WORST managed place I've EVER seen in all my life. The Manager obviously is not qualified, to do job properly, rude, disrespectful, treats residence like criminals and trash. I used to live there but was able to escape the disaster place has become. A 3rd of spaces empty and stay empty for a reason. When new victim tenant is able to get in contact with manager to move in, move out just as soon as possible. The gated community is a inconvenience rip off. 24/7 Security patrol (not even) they're disgusted with the way the place is managed and useless. So blessed not to live there anymore.
July 21 · Linda JuanI'm a care provider for a resident. I cant believe that the owner and manager able to get away with what they do. Safe and secured NOT... gated entrance not set up right my disabled client has to walk to gate use card to let me in is too ill to be doing this. Residents cant get out if dont have card. Security drives in 2 times a day and to fast to see. Manager rude. Never able to call and get a hold manager leave message but they never return call. Overcharge pge. So many more problems to list. BAD PLACE.
July 22 · Robin RightI really enjoyed living here for almost a year and a half. The manager who started just before I got there was very helpful. I never met the owners, but while I was there they made many improvements to the lighting and roads. They even put in a security gate! If I move back into my trailer, would definitely put it at Parkview MHP.
February 03 · Eileen BancottWell I've lived here going on 3 years my overall expierance has been very warm and welcoming everybody mines their own but willing to help if need be manager does her job well and is very attentive to residents needs.a lot of the times goes out of her way to do so.
