Park Rose RV Introduce
Park Rose RV is a small, specialized RV park conveniently situated on the bustling NE Sandy Boulevard corridor in the Parkrose neighborhood of Northeast Portland, Oregon. Operating primarily as an **RV camping** destination, the park offers essential utility services and dedicated spaces for recreational vehicles, serving as an accessible and relatively affordable base for travelers and prospective long-term residents in the metropolitan area. Its location is highly strategic, providing immediate access to major transportation routes and neighborhood amenities.
A key distinguishing feature of Park Rose RV is its explicit commitment to being an **LGBTQ+ friendly** space. This inclusive philosophy creates a welcoming and respectful atmosphere for a diverse clientele, reflecting Portland's general reputation for inclusivity. The park also provides a necessary service by offering a legal option for full-time RV living within city limits, where permanent dwelling in an RV outside of a licensed park is typically prohibited.
However, prospective residents should navigate the park's application process with caution. Reviews indicate potential issues regarding the application and screening process, with some applicants alleging that the **$75 application fee** was taken without a proper credit check being performed or for arbitrary denial reasons. The perceived disconnect between the park's acceptance criteria and the stated community standards creates a point of significant friction for applicants. On a positive note, at least one prospective resident was impressed by the **owner's professional handling** of a negative public review, suggesting a commitment to correcting missteps and maintaining a respectable image, which is a rare but welcome sign of dedication to business ethics.
Park Rose RV is situated at 9945 NE Sandy Blvd UNIT 119, Portland, OR 97220, USA. This placement is excellent for residents prioritizing transportation and convenience in Northeast Portland. The resort lies directly on **NE Sandy Boulevard**, a major arterial road, offering quick driving access to the **I-205 freeway**, the **Portland International Airport (PDX)**, and the broader Northeast/East Portland area.
The area boasts superb accessibility. The park is located in the Parkrose neighborhood, which has long-standing community roots and is known for being close to industrial and commercial hubs, including those supporting the airport. The community is well-served by **TriMet bus routes** operating along Sandy Blvd, ensuring that residents without personal vehicles can easily connect to the **MAX Light Rail system** for travel into downtown Portland.
Internally, the park provides an **On-site parking** area for RVs and likely for limited resident vehicles. Furthermore, the property features a **Wheelchair accessible entrance**, demonstrating a basic commitment to accommodating guests with mobility concerns. The proximity to job centers, like the one mentioned by a prospective tenant, is a major draw, positioning the park as a practical housing solution for those working in the NE Portland area.
As a dedicated RV park, Park Rose RV provides the essential facilities and services required for both short-term and long-term residency in a recreational vehicle.

- Accessibility Maintenance: Maintenance of the **Wheelchair accessible entrance** to ensure ease of access to the main office or common areas.

Park Rose RV is worth choosing for Oregon residents and travelers who prioritize **affordability, long-term urban access, and an explicitly inclusive community environment**. The primary reason to select this park is its dual advantage of being an **LGBTQ+ friendly** space—offering a sense of belonging and safety—combined with its **unbeatable location** on Sandy Boulevard, providing immediate and reliable access to major city corridors, job sites, and public transit. For those working in the NE Portland or Troutdale areas, the park's proximity can significantly cut down on commuting time and cost.
The park fills a critical need in Portland's housing market by offering one of the few legal long-term RV living options, thereby providing a pathway to affordable residency in a major US city. However, due to significant, albeit unverified, complaints about the application process and screening fairness, prospective tenants must exercise **extreme caution**. It is highly recommended to clarify the exact purpose of the **$75 application fee**, request proof of any background check completion, and thoroughly understand all lease terms before making any payment. For the resilient, informed applicant seeking an inclusive, highly connected, and budget-conscious long-term base in Portland, Park Rose RV is a vital, though complex, option.

★ 5★ 4★ 3★ 2★ 1Honestly I've never been there. It's super close to a job I'm starting next month so I hope to get an RV spot that's minutes from work. That would be awesome ! I'm giving 5 stars because I respect what the ower said about his 1 star review. He took it in stride and handled that situation like a pro. I was inspired to write this review in hopes to offset the negative review. Moving from Florida to Portland in a few weeks. If I get a chance to stay at Park Rose I will write another review about my experience. Seeing that response from the owner has me interested in staying all the more. It's refreshing to see someone take the less traveled path.~prospective tennant
June 29 · CADUSo they rent to anyone but with good people like me and my guy friend get denied. When they took our 75 app fee but never ran our credit. Just cause I didn't mention where I lived. And pretty much I am homeless just didn't give them all my info the guy friend was the only person to get a check on cause he is the owner of his mobile home and paying the bills not me. But they let crackhead and druggie live there with criminal records. They aren't gonna let anyone live there right now with the special they have but will steal your 75 app fee so be careful. If your a crackhead or a felon no worries for ya they will approve ya.
August 09 · Mrs AlotI moved in going on a year ago, and my experience has been great ! From interviewing with Harley until now, Harley gave me the site and was incredibly helpful getting me in there. I am thankful this park has a man like Harley running things, he keeps the place going. I am an older disabled man, and Harley has helped me all along, and has kept me informed with what is going on. I could not ask for a better Park Manager, he is always working to improve Park Rose R V. He has always been an Asset to this Park, with All that he does to help tenants. November 27 · Gregory LamoreauxYou can really tell when a community is trying to improve! I like what the manager is doing for the place it is really coming along. I have only been here for a short time but I see myself staying for a while longer with no problems. Harley keep doing a great job!
January 03 · BridgetteMorgan MillerAwesome place to be at! Management is super friendly. It's nice to have someone who you can tell really cares about the park and it's residents. I've never had a manager invite his tenants over for the holidays. KEEP DOING GREAT!!
