I told them I was not renewing my lease and all of the sudden all they have been doing is sending all types of letters to pay them money for fees owed money I never heard of. Today they left me a notice that my grass was not cut when clearly is cut and threatening to charge 75-150 dollars violation YET YOU CANT EVEN HAVE YOUR KIDS USE THE POOL OR THE PLAYGROUND BECAUSE IT IS UNSAFE UNKEPT AND THE CATS LEAVE THEIR FECES ALL OVER THE PLACE ITS UPSETTING let me not get started on the cats they run the place also they don’t even give you a the card for the pool so it says in the lease that you will receive even if you did you’d probably won’t your kids in their that water because that pool has COVID 3000 and it spent a whole year just brownish green water with a bunch of algae and a bunch of bio-organisms in the water they need new management in that office. THE STOP SIGN IS DESTROYED THE INTERCOM IS DESTROYED THIS IS FAR FROM PARADISE THIS IS JUST THE OPPOSITE HELL VILLAGE. The only person that tries in that management office is Tia or Celso this place needs to get audited, investigated and inspected they have all types of harassing signs the other day I was awaken by helicopters and police because of a missing child. They have all the rules in the world in the place yet it’s not inviting. I never even got a key to the storage I have to use a string to close it. There are sex offenders in this community in the back of the community there’s is mounds of trash. I did not even leave my kids to get the school bus for school I seen kids jump other kids at 5:09 am in the morning I had to jump in once to stop someone’s poor child from getting hurt. When you drive in the community there’s sign outside always looks like it was exploded. I went on a walk there were teenagers doing YOU KNOW WHAT on a hammock in the round about, I cannot believe it. I have no issues with anyone because I just work and be with my family out of this community but this place is not in the best conditions for the amount of fees and attacks they give people the rent value hear is close to 800 should not go beyond that. Though I am grateful they need to better. Ain’t nothing wrong with my grass - Orqui Alca

Paradise Village Introduce

paradise village jacksonville fl

For Floridians exploring mobile home living options in the vibrant city of Jacksonville, gaining an accurate and honest understanding of potential communities is paramount. Paradise Village, located at 10201 W Beaver St, Jacksonville, FL 32220, is a name that may appear in your search for affordable housing. However, to provide a truly local perspective, it is crucial to delve into the experiences shared by current and former residents, as their insights offer a candid look at what life in this community truly entails.

The name "Paradise Village" suggests an idyllic living environment, but recent and detailed reviews from residents present a starkly different reality. Many accounts highlight significant issues, particularly concerning management practices and the overall condition of the park. One resident, upon announcing their non-renewal of a lease, reported being "sent all types of letters to pay them money for fees owed money I never heard of," and receiving "a notice that my grass was not cut when clearly is cut and threatening to charge 75-150 dollars violation."

A major point of contention for families is the park's amenities, or lack thereof. The pool and playground are consistently described as "unsafe" and "unkept," with specific complaints about "cats leave their feces all over the place." The pool, in particular, was reportedly "a whole year just brownish green water with a bunch of algae and a bunch of bio-organisms in the water." Residents also mention a lack of access cards for the pool, despite lease agreements. Issues extend to the park's infrastructure, with reports of a "destroyed stop sign" and "destroyed intercom."

The management itself receives heavy criticism, with residents stating, "they need new management in that office." While acknowledging that "Tia or Celso" in the office try, the overall sentiment is that "this place needs to get audited, investigated and inspected." Residents also report "all types of harassing signs" and concerns about safety, including being "awakened by helicopters and police because of a missing child," and witnessing "kids jump other kids at 5:09 am in the morning." The park's appearance is also a frequent complaint, with the entrance sign reportedly always looking "exploded" and "mounds of trash" in the back of the community. Concerns about "sex offenders in this community" are also raised. Despite acknowledging gratitude for initial housing, the overwhelming consensus is that the park needs to "do better," especially for rent values close to $800. Another review highlights a significant shift in the park's quality, stating that it "was a very nice place to live" when they moved in, with "great neighbors" and "amazing" staff. However, a change in management (with Jen and Tia reportedly fired) led to "multiple families evicted even after paying their rent and multiple cars were towed for parking on their grass" due to inadequate parking. This indicates a significant decline in resident satisfaction and living conditions. For local Floridians, these firsthand accounts are crucial for making informed decisions about whether Paradise Village aligns with their housing needs and expectations.

Paradise Village is located at 10201 W Beaver St, Jacksonville, FL 32220, USA. This address places the mobile home park in the western part of Jacksonville, a vast and continuously developing city in Northeast Florida. For residents living in or moving to Florida, Jacksonville's extensive road network, including proximity to I-10 and I-295, makes the park geographically accessible. W Beaver Street itself is a major artery, ensuring straightforward driving access to the community.

While the location offers accessibility to various parts of Jacksonville, including its downtown area, beaches, and other attractions, the immediate surroundings of the park, as described by residents, present significant challenges. The proximity to main roads and potentially commercial areas might contribute to some of the reported issues with noise and general upkeep. However, the advantage of being in Jacksonville is access to a wide array of urban amenities: diverse shopping centers, numerous dining establishments, major healthcare facilities, and a broad spectrum of employment opportunities. For families, the location within Jacksonville would also mean access to the Duval County Public School District. Despite the convenience of its placement within a major city, the internal conditions of the park, as highlighted by resident reviews, may overshadow the benefits of its geographical location for many local Floridians considering a long-term home here. It’s crucial to weigh the urban conveniences against the reported challenges within the community itself.

Services Offered:

Based on comprehensive public reviews from residents, Paradise Village Mobile Home Park ostensibly offers mobile home lot rentals and potentially some units for rent or sale. However, the quality and consistent provision of these services are heavily scrutinized. Services that are mentioned, alongside their reported deficiencies, include:

  • Mobile Home Lot Rentals: The primary service is providing spaces for mobile homes. It's noted for having rent values "close to $800," with a suggestion it "should not go beyond that" given the conditions.
  • Community Amenities (Pool, Playground): The park advertises a pool and playground. However, reviews consistently state these are "unsafe," "unkept," "cats leave their feces all over the place," and the pool water was "brownish green with a bunch of algae and a bunch of bio-organisms." Access to the pool via a card, as stated in leases, is reportedly not provided.
  • Storage (Implied): One reviewer mentioned never receiving "a key to the storage I have to use a string to close it," implying storage units are part of the offering, though poorly managed.
  • Management/Office Staff: The park has on-site management. While some individual staff members (Tia or Celso) are noted for trying, overall management (referred to as "new management in that office" after previous staff were fired) is severely criticized for being "unhelpful," "harassing," and breaking promises.
  • Waste Management: Dumpsters are present for trash disposal, but reviews explicitly state "the dumpsters are constantly overflowing" and employees leave trash at front doors.
  • Community Rules/Lease Enforcement: The park has "all the rules in the world," but residents report selective and aggressive enforcement, particularly regarding fees and violations, without corresponding upkeep of facilities.

Many basic amenities expected in a community of this type (e.g., well-maintained common areas, secure environment, functioning infrastructure, responsive pest control) are consistently reported as lacking or poorly maintained.

Features / Highlights:

Based on detailed public reviews from residents, the 'features' and 'highlights' of Paradise Village are predominantly negative and serve as critical warnings for prospective residents in Florida:

  • Problematic Management: This is a recurring theme. Management is described as "unhelpful," "falsely speaking," "breaking their word," and engaging in "harassing" behavior, including arbitrary fees and evictions.
  • Unsafe and Unsanitary Amenities: The pool and playground, advertised features, are consistently reported as "unsafe," "unkept," "brownish green water with a bunch of algae," and contaminated with animal feces, rendering them unusable.
  • Poor Park Maintenance: The overall park condition is criticized, with reports of "unclean" areas, "constantly overflowing dumpsters," "mounds of trash" in the back, and general disrepair, including a "destroyed stop sign" and "intercom."
  • Pest Infestation Concerns: While not as detailed as a previous park's review, the mention of cats "run the place" and leaving feces implies potential pest control issues.
  • Questionable Safety and Security: Reports of police activity, a "missing child," "kids jump other kids" near the bus stop, and the presence of "sex offenders in this community" raise serious safety concerns.
  • High Noise Levels: The proximity to major roads and the airport contributes to "constant rattling base and engine noise both night and day."
  • Uninviting Atmosphere: Despite having "all the rules in the world," the park is described as "not inviting," with public displays of inappropriate behavior.
  • Potential for High Hidden Fees: Residents report being sent "all types of letters to pay them money for fees owed money I never heard of," indicating a lack of transparency regarding costs beyond rent.
  • Deteriorating Conditions: One review explicitly states the park "was a very nice place to live" but has declined significantly due to recent management changes.

These 'features' present a clear and urgent cautionary tale for anyone considering Paradise Village as a potential home in Jacksonville.

For Floridians seeking a mobile home community in Jacksonville, Paradise Village at 10201 W Beaver St, unfortunately, presents numerous significant challenges that severely impact its suitability as a desirable place to live. While initial impressions or promotional materials might suggest a pleasant environment, the consistent and alarming feedback from current and former residents paints a picture far from the promised "Paradise." The reported issues with unprofessional and allegedly harassing management, the deplorable conditions of basic amenities like the pool and playground, and serious concerns regarding cleanliness, safety, and pest control, collectively create an environment that is deemed "unlivable" by its own residents.

The core reasons this community is largely unsuitable for locals include the documented decline in living standards, the alleged arbitrary imposition of fees, and the critical lack of a safe and well-maintained environment for families and children. Concerns about unsupervised teenagers, potential criminal activity, and the presence of sex offenders highlight fundamental issues with community oversight and security. While the rent might appear affordable, the hidden costs in terms of stress, unfulfilled promises, and compromised living quality are, by resident accounts, substantial. For any Floridian, especially those with families, prioritizing a truly safe, clean, and well-managed home is paramount. Based on the overwhelming factual evidence from resident reviews, it is strongly advised to exercise extreme caution and consider other mobile home communities in Jacksonville that demonstrably uphold higher standards of living and resident well-being.
