Based on general practices for manufactured home communities and some public details, Oak Estates Mobile Home Park is expected to offer fundamental services to its residents. These typically include:
- Lot Rentals: Residents own their manufactured homes but rent the land or "lot" that their home occupies. This arrangement usually includes access to the park's common areas and infrastructure.
- Home Sales Assistance: As indicated by a positive customer review, there may be staff, such as "Mary," who assist with the process of purchasing a home within the community, providing a professional and friendly experience.
- Utility Access: The park provides connections for essential utilities. However, according to resident feedback, the reliability of services like water and internet (Wi-Fi) has been a significant concern, with frequent outages and connectivity problems reported.
- Community Management: There is management responsible for overseeing the park's operations, collecting lot rent, and enforcing community rules. Reviews suggest concerns about the responsiveness of management regarding repairs and communication about utility outages.
- Included Wi-Fi (with caveats): While Wi-Fi is stated as included in the rent, resident reviews indicate that its performance is "horrible" and plagued by "connectivity problems."
Based on the provided customer reviews, here are some key features and highlights of Oak Estates Mobile Home Park, presented with both positive and negative perspectives:
- Positive Home Purchase Experience: One notable highlight is the positive experience reported by a resident during the home purchasing process, praising "Mary" for being "professional, friendly," and making them "feel like home already." This suggests a welcoming approach during the initial sales interaction.
- Road Conditions: A significant concern highlighted by a resident is the "terrible" condition of the roads, particularly after winter, indicating a lack of consistent maintenance.
- Street Lighting Issues: Another notable issue is the reported absence of functioning pole lights for "over two years," which could impact safety and visibility within the park.
- Frequent Utility Outages: Residents report regular disruptions to essential services, specifically water, "at least twice a month for random unknown reasons," and consistent problems with the "horrible" included Wi-Fi.
- Lot Rent Increases: A major concern for residents is that lot rent is reportedly raised "several times a year," without corresponding improvements in maintenance or services.
While the provided information highlights a positive experience during the home purchase process and mentions included Wi-Fi (albeit with performance issues), specific, ongoing promotions or special offers for Oak Estates Mobile Home Park are not publicly detailed. However, it is common for manufactured home communities to offer various incentives to attract new residents or facilitate home sales. These might include:

- Financing assistance: Potential partnerships with lenders that offer specialized financing for manufactured homes.
- Home purchase incentives: Deals on the price of the home itself, or inclusion of appliances or other upgrades.

For Pennsylvania residents considering Oak Estates Mobile Home Park in Mt. Pleasant, it is important to approach the decision with a balanced perspective, weighing the potential benefits against documented resident concerns. On one hand, the location in Mt. Pleasant offers a desirable blend of small-town tranquility and accessibility to regional amenities, appealing to many Pennsylvanians seeking a quieter lifestyle without being entirely isolated. The initial home purchasing experience, as highlighted by one positive review, suggests that the process of acquiring a manufactured home through staff like "Mary" can be professional and welcoming, potentially making the dream of homeownership more attainable for locals.
On the other hand, the detailed feedback from current residents regarding significant issues with recurring utility outages (water and Wi-Fi), unrepaired infrastructure (roads and pole lights), and frequent, uncompensated lot rent increases presents a critical challenge. For Pennsylvanians, who value stability, reliable services, and fair value for their housing investment, these concerns are paramount. The lack of consistent maintenance and the reported instability of essential services could lead to considerable frustration and unexpected living challenges. While the concept of affordable homeownership in a mobile home park remains appealing, the day-to-day living experience is heavily influenced by how these issues are managed.
Therefore, for local Pennsylvanians, Oak Estates Mobile Home Park might be suitable for those who are prepared to thoroughly investigate and verify the current state of services and infrastructure directly with management. It is crucial to inquire about concrete plans for addressing the reported issues with roads, lighting, and utility reliability, as well as to seek clarity on the frequency and justification of lot rent increases. While the initial home purchase may be pleasant, the long-term satisfaction for locals will depend on the park's commitment to improving and maintaining the quality of life for its residents. Being fully informed and asking pointed questions will be the most effective way for any Pennsylvania resident to determine if Oak Estates aligns with their expectations for a stable and comfortable home.

Oak Estates Reviews
I would not recommend moving into this place. They raise the lot rent several times a year, and they never fix anything. The roads are terrible after last winter, and the pole lights have been out for over two years now. Also during the spring and summer, you can plan to be without whatever AT LEAST twice a month for random unknown reasons.. also they say Wi-Fi is included in the rent but ITS HORRIBLE. It’s always going out, or there’s always connectivity problems it’s not worth the hassle save yourself a headache and move somewhere else
May 10, 2025 · Piano ManMy fiance and I had a very pleasant experience with purchasing our home. Mary was professional, friendly and answered all of our questions. She made us feel like home already. Honestly, I don't think I would have made the purchase without her.
Sep 17, 2024 · michael wallerMy husband and I love living in this community. It's been almost two years and this is definitely our forever home🤗. Some people have issues with management but if you abide by the rules and don't cause trouble and keep your home well maintained there should be no problems. Mary has been very good to us and when we've needed something done (which is hardly ever) she's been there for us and if she couldn't do it she directed us in the right direction. Thank you Mary.
Jun 10, 2021 · Amy RyszMary in the office is very friendly, however it took us 2 or 3 months to get in. Once we got in we had a leak in our hallways cause they didnt finish putting the stuff together on the washer. My daughter ran water in the bathroom sink and it leaked causing the bathroom floor to get soaked. The floors they did was not put down properly and the tiling where the water leaked is coming up already we just moved in yesterday. The trash cans they give us was not there and the the cement work is unfinished they left the wood in and have a bunch gathered at the bottom of the walkway. Otherwise the place is great, no issues with neighbors, we like Mary etc.
Jul 16, 2021 · Elizabeth BrinkeyThe park looks nice but is worse than living in a prison camp, the management are the most petty people they could find. Lot rent continually increases every 6 months and management will find a reason or make one up to write you up if they can't actually find one. You honestly have more freedom in prison, my advice is do not live here under any circumstances
