Mandell Trails

108 Bay St, Butler, PA 16002, USA

3.0
If you want clean, safe drinking water or clean water to shower in do not move here. The owners are in the process of trying to hook up to city water. But they continue to take there time. They have shut down the water several times this winter without giving us residents any notice. I have had to go to work with shampoo in my hair twice now. And other residents have had frozen pipes this winter because the park is shutting off water in the winter. They refuse to inform anyone that the water will be off a head of time. Only waiting till the residents complain. This park is a nightmare to live in. Hopefully the city water hook up comes quickly so we won't have to worry daily about having safe water or broken water pipes from them turning the water off. - Marie Marie

Services Offered

Mandell Trails Mobile Home Park, as a manufactured home community, typically offers essential services to its residents, although recent concerns highlight crucial areas of focus for prospective residents. Based on general mobile home park offerings and specific feedback, the following are relevant:

  • Mobile Home Lot Rentals: The primary service is providing designated lots for manufactured homes. Residents usually own their homes and rent the land from the park.
  • Utility Hookups (Water, Sewer, Electric): Essential utility connections for water, sewer, and electricity are generally available at each lot. However, a significant and well-documented issue revolves around the water supply. Historically, the park relied on well water, which has faced severe challenges with potability, discoloration (described as "the color of tomato soup"), and frequent outages, sometimes without notice, leading to residents experiencing issues like frozen pipes and shampoo in their hair.
  • Transition to City Water: A critical ongoing service development is the park's migration from well water to a public city water supply provided by the Municipal Authority of Adams Township. According to a Zillow listing for the community, this migration off well water, with public water lines activated across the property, was fully completed in June 2024. This is a significant improvement aimed at resolving the long-standing water quality and reliability issues.
  • 24-hour Maintenance and On-site Management: A Zillow listing also states that the community offers "24-hour maintenance and on-site management." While past resident reviews expressed dissatisfaction with management's responsiveness regarding water issues, the advertised presence of these services indicates a commitment to providing support and upkeep.
  • Bottled Water Delivery: During the period when the well water was deemed unsafe to consume, management provided weekly bottled water deliveries to residents, with more supplied upon request. This was a temporary measure to address the non-potable water issue.

Prospective residents should confirm the current status of the city water hookup and inquire about any related fees or changes to lot rent, as well as the current level of responsiveness from maintenance and management.

Features / Highlights

UMH Properties also highlights "newly acquired" and "high-quality, turnkey ready homes" by their company in other advertisements for the community.
  • Transition to Public Water Supply: The completed migration to a public city water utility (as of June 2024) is a major highlight. This transition is intended to provide residents with clean, safe, and reliable drinking and bathing water, addressing the severe issues experienced with the previous well water system. This move significantly enhances the quality of life within the park.
  • Community Management: The presence of 24-hour maintenance and on-site management, as advertised, indicates a structured approach to managing the community and addressing resident needs.
  • Quiet Manufactured Home Community: Described as a "quiet manufactured home community," Mandell Trails offers a peaceful residential environment away from the hustle of more urbanized areas. This can be a significant draw for individuals and families seeking a serene place to live.
  • Proximity to Essentials: The community is "conveniently located near your home town essentials" in Butler, ensuring residents have easy access to shopping, dining, and services.
  • Removal and Construction of New Homes: Penn Township records indicate approval for the removal of abandoned mobile homes to allow for the construction of new ones. This suggests an ongoing effort to modernize the community and improve its overall aesthetic and housing quality.

While past water issues have been a significant concern, the successful transition to city water is a critical development that positively reshapes the features of this community.

While past resident experiences with water quality were severely challenging, the crucial and successful transition to a public city water supply in June 2024 fundamentally reshapes the suitability of this community.

This pivotal improvement addresses the foundational concerns about health and daily living, allowing residents to confidently use water for drinking, bathing, and all household needs. This transition demonstrates a significant investment by the park's ownership, UMH Properties Inc., in the well-being of its residents and the long-term viability of the community.

The advertised presence of on-site management and 24-hour maintenance, now potentially bolstered by the overall infrastructure improvements, indicates a commitment to a structured and supportive living environment. The ongoing efforts to remove older homes and potentially bring in new ones also suggest a community in a state of positive renewal.

For Pennsylvanians seeking an affordable home in a community actively working to improve its infrastructure and resident experience, Mandell Trails warrants serious consideration. While it's always prudent to inquire about all terms and conditions, the investment in a municipal water connection significantly enhances its appeal. This makes Mandell Trails a potentially viable and desirable option for those looking to settle in the Butler area, offering the promise of a safer, more reliable, and increasingly comfortable home.
