Manufactured home communities often represent an attractive pathway to homeownership or more affordable rental living compared to traditional housing. They can offer a sense of community and a unique lifestyle. However, it's also important to acknowledge that resident experiences can vary, and direct feedback from those living within a community provides invaluable insight. At Lakeview Estates, long-term residents and new arrivals offer perspectives that highlight both the potential benefits and areas where the community might fall short of expectations.
In the following sections, we will delve into the specifics of Lakeview Estates Mobile Home Community, including its precise location and how it connects to the wider Durand area and beyond. We will outline the services generally offered in such communities and any specific features that are publicly known or claimed. Crucially, we will integrate direct feedback from residents to provide a balanced understanding of daily life within the park. We will also provide essential contact information and, finally, offer a concluding perspective on why this community might be suitable for some Michigan locals, while also advising on key considerations based on available data.
Lakeview Estates Mobile Home Community is located at 8499 M-71, Durand, MI 48429, USA. Durand is a city in Shiawassee County, Michigan, known for its small-town charm, rich railroad history, and convenient position within the state. This location offers residents a quieter, more rural-like setting while still maintaining access to essential services and regional hubs.
The park's address on M-71 provides direct access to a key state highway, facilitating straightforward travel to neighboring communities and larger cities. Durand itself offers local amenities such as grocery stores, schools, a downtown area with unique shops, and various community services, ensuring that daily needs can be met within the immediate vicinity. The city is proud of its historic railway depot, which serves as a landmark and a connection to Michigan's past.
For broader accessibility, M-71 connects directly to major routes like I-69, making commutes to cities such as Flint (to the east) and Lansing (to the west) relatively efficient. This connectivity is beneficial for residents who work in these larger employment centers or seek wider access to cultural, educational, and entertainment opportunities. The name "Lakeview Estates" suggests proximity or views of a lake, and one review does mention being on a "premium lot because we are on the lake." However, this same review also notes "no access" and "no swimming" due to grass invasion, indicating that the 'lakeview' aspect might be more symbolic than functional for recreation. Nonetheless, the general region of Shiawassee County offers a natural landscape, potentially appealing to those who enjoy a more serene environment away from denser urban areas. For Michigan residents seeking an affordable option in a quieter, connected community, the location of Lakeview Estates holds appeal.
- Lot Rental: Lakeview Estates Mobile Home Community offers sites for rent where residents can place their manufactured homes. This is the standard model in mobile home parks, where individuals own their dwelling but lease the land it sits on.
- Property Management: The community operates under the oversight of management, with public information indicating it is part of Osprey Communities Michigan. While a long-term resident expresses concerns about the effectiveness and responsiveness of the current owners, management is responsible for the overall operation of the park.
- Infrastructure Maintenance: Like all mobile home communities, Lakeview Estates is responsible for maintaining its internal roads and basic utility connections to lots. However, one resident's review specifically highlights long-standing issues with road replacement and tree trimming, suggesting a discrepancy between advertised and actual upkeep.
- New Home Sales/Placement (Contested): The community advertises the availability of a wide array of homes and home sites, including new model manufactured homes. However, a 38-year resident explicitly states, "there are no new mobile homes" and describes park-owned homes as "a dump," indicating a significant dispute regarding this advertised service.
- Maintenance Expectations (Contested): Residents are expected to maintain their own lots and sheds. A review mentions that while residents might be told they can use an empty lot, its maintenance becomes their responsibility. Conversely, a park rule about sheds needing replacement is viewed as a "joke" by a resident, highlighting a conflict in maintenance expectations.
- Established Community: Lakeview Estates has been an active mobile home community for many years, with residents having lived there for decades, suggesting a long-standing presence in Durand.
- Lakefront Lots (Limited Utility): Some lots are described as "premium" due to their lakefront position, though resident feedback indicates "no access" to the lake due to grass invasion and "no swimming" allowed, limiting recreational use.
- Affordable Housing Option: Like most mobile home communities, Lakeview Estates generally offers a more accessible entry point into homeownership or rental housing compared to traditional stick-built homes, which is a key feature for those seeking budget-friendly solutions.
- Proximity to Durand: Residents have convenient access to the amenities and small-town charm of Durand, including local shops, schools, and community events.
- Connectivity to Major Roads: Situated on M-71 with easy access to I-69, the community provides straightforward commutes to larger cities like Flint and Lansing.
- Playground: Despite a resident's claim of having "none of that" compared to other parks, the property is listed as having "one small one in this area" (referring to a playground), suggesting a minimal recreational feature for children.
Based on the public information available and the critical reviews provided, there is a significant discrepancy regarding promotions and special offers at Lakeview Estates Mobile Home Community. While the park's associated website (Osprey Communities Michigan) mentions "Special Offers" like a "Military Discount" for active military and veterans ($25 off monthly site rent for 1 year), and general statements about finding "a great deal on a beautiful manufactured home," resident experiences directly contradict the presence of "new mobile homes" or overall upkeep that would align with such promotions. A long-term resident explicitly states, "First there are no new mobile homes. The park owed homes are a dump." This suggests that any promotions regarding new homes may not be applicable or reflective of the actual inventory and condition within the park.
The sentiment from a long-term resident also indicates that promises, such as roads being replaced or trees trimmed, have been unfulfilled for many years, even while lot rent increases annually. This raises questions about the value proposition implied by any "special offers" versus the actual living experience. Therefore, while a military discount might technically exist, prospective residents are strongly advised to approach any advertised promotions with extreme caution and to verify all claims directly with management, preferably with a walk-through of available homes and lots, and detailed discussions about current and future maintenance plans and rent structures.

Given the significant concerns raised by residents, it is highly recommended that any interested parties engage in thorough and direct communication with the park management. It would be prudent to ask specific questions regarding the condition of available homes, the actual state of amenities, the timeline for promised improvements (like road repairs or tree trimming), and a clear breakdown of lot rent increases and what services are included. Documenting all communications and agreements would also be advisable.
For Michigan residents, particularly those seeking a highly affordable housing option in a modest, quieter setting, Lakeview Estates Mobile Home Community in Durand could be considered, though with significant caveats. The suitability for locals is primarily driven by the fundamental economic accessibility that manufactured home communities can offer, a critical factor for many navigating Michigan's diverse housing market.
The primary draw of Lakeview Estates, like many mobile home parks, is the potential for a lower cost of living compared to traditional stick-built homes. For individuals and families on a limited budget, this affordability can provide a pathway to homeownership or stable long-term rental that might otherwise be out of reach. Its location in Durand, a smaller Michigan city, also contributes to a generally lower cost of living compared to larger metropolitan areas, appealing to those who prefer a more laid-back pace of life while still having access to local services.
However, it is crucial for prospective Michigan residents to be fully aware of the significant concerns raised by existing, long-term residents. The feedback regarding the lack of new mobile homes, the poor condition of park-owned homes, neglected maintenance (such as roads, abandoned trailers, and brush), unfulfilled promises, and annual lot rent increases without corresponding amenity improvements are serious considerations. The discrepancy between advertised features (like lake access or playgrounds) and the reality experienced by residents is a major point of concern.
Therefore, while Lakeview Estates might offer a solution for those prioritizing extreme affordability in a particular location, it necessitates a very cautious approach. Any Michigan local considering this community should undertake extensive due diligence: conducting thorough in-person visits, speaking directly with multiple current residents if possible, and obtaining all promises and agreements from management in writing. For those prepared to navigate these potential challenges, Lakeview Estates could provide a budget-conscious housing alternative in Durand. However, understanding the complete picture, including reported downsides, is paramount to making an informed decision about suitability.

Lakeview Estates Mobile Home Community Reviews
Not a bad park, just needs a little extra for the kids-teenagers to do. Maybe a basketball court, a weekly game night at the clubhouse/office area? Just something fun for all the kiddos to do.
May 08, 2025 · Amber LeonaI have lived here 38 years and this is ad is a complete scam. First there are no new mobile homes. The park owed homes are a dump. The letters we received every year is also a complete lie. The new owners are in Las Vegas so clearly they haven’t seen this park. The up keep is a joke. No blankets in the windows for curtains, there is blankets in windows. Skirting doesn’t have to be on or in good shape. The abandoned trailers are still here for over a year now. Was told they are waiting for titles. Doesn’t take that long. The brush in the empty lots has been sitting there for over a year. Then we get told if we have access to the empty lot next to yours you can use it but it’s your responsibility to keep the maintenance on it. Now sheds have to be replaced, another joke. Roads are being replaced, been hearing the same excuse since the new owners took over. Been told trees are being trimmed, been on that list for 8 years. But if your employed here your on top of the list. The biggest kicker is lot rent goes up every year and this year we get told is we have a premium lot because we are on the lake. First of all the invasion of the grass has pretty much taken over, there is no excess and last year we were told no swimming. So why are advertising something that isn’t even close to what this park is like. And clearly the three views on the thus website is not from the residents. The lot rent we were told was determined on the comparison of all surrounding parks around us. What they failed to tell you the other parks have a pool and a community room and are a play ground for kids we have none of that. Accept one small one in this area. And this coming from someone who has lived here for the last 38 years.
Mar 10, 2024 · Darlene YarbroughWe are still having issues with a raccoon getting into our garbage. We have notified the park manager about it and so far nothing has been done to resolve the problem. And it has been over a month now. This issue needs to be addressed immediately.
Jul 23, 2024 · DaleSince the park was bought our rent has been raised several times for no reason.Expect them to raise your rent at least once a year and use any excuse they can come up with. Latest excuse is they can't afford the garbage service anymore after it being included since forever...They claim they have done so much when they have done nothing. They can't even get the cops to arrest the guy that endangers everyone's kids by racing down the roads.Maybe if they stop throwing pointless lunches where they try to convince you to sign their HOA like draconian lease. They could afford the trash. You seriously don't want to live here the lots are tiny the water is bad and they have admitted they are trying to get the lot rent several hundred dollars more while being no where near as nice as other parks. The owners are a investment firm that try to squeeze as much profit as possible out of people the least able to afford it.Not even a week after telling us they can't afford trash services and our rent must go up they want us all go in to the office for more food. So basically they can't afford to leave rent rates alone but they can afford to give away food....
Sep 15, 2023 · Durand ResidentI cannot STAND most of the people on this feed. Most of these reviews are lies, more or less a moot rant from residents, where about half pay their rent on time, but still expect the world. The Apple doesn’t fall far from the tree in this situation. Notice, when people don’t have jobs, don’t pay rent and blame all of their problems of everyone else, you get people that are unhappy with their own lives and complain about EVERYTHING. The staff here are very proactive in getting things done, they just take time.
