Lake Park Estates Mobile Home is situated at 70 Valencia Dr, Niles, OH 44446, USA. Niles is a city located in Trumbull County, Ohio, part of the larger Youngstown-Warren-Boardman metropolitan area. This location offers residents a blend of suburban living with access to the amenities of a larger urban region. Niles itself provides a variety of local conveniences, including shopping centers, restaurants, and essential services, ensuring that daily needs are met without extensive travel. The city is home to the Eastwood Mall Complex, a major retail hub, and offers recreational opportunities at local parks like Stevens Park. Its proximity to major roadways facilitates commuting to nearby cities like Youngstown and Warren for employment or broader entertainment options. While the general accessibility of Niles is a plus, prospective residents will want to consider the specific setting of the park within this environment, as direct reviews focus more on internal park dynamics rather than external locational advantages.
Mobile home parks typically provide a set of fundamental services to their residents, forming the basis of community living. While specific details for Lake Park Estates Mobile Home are often best confirmed directly with park management, based on common practices in mobile home communities and the information provided by residents, the expected services generally include:
- Lot Rentals: Residents lease a plot of land within the park for their mobile home. This typically includes connections to essential utilities.
- Utility Access: Access to utilities such as water, as mentioned in a review concerning water damage, suggests that water services are provided to the lots. Other standard utilities like sewer and electricity would also be expected.
- Grounds and Common Area Maintenance (Expected, but noted as a concern): While residents expect common areas and infrastructure to be maintained, reviews highlight significant concerns regarding property upkeep, including "holes in walls," "broken windows," and issues with "trash all over our property." This suggests that while maintenance is an expected service, its execution has been a point of contention for residents.
- Community Management: There is a management presence responsible for overseeing the park's operations, collecting lot rent, and enforcing rules. Reviews indicate challenges with management interactions, including "screaming and threatening" behavior and attempts to "charge me extra money." This suggests a need for clear communication and fair practices from management.
Lake Park Estates Mobile Home has several features and highlights that are important for prospective residents to understand, particularly given the direct feedback from current and past residents:
- Established Community: The park has been a home for various families over time, holding sentimental value for some, as expressed by a past resident who stated, "it’s holds a special place in my heart because it was my first place on my own with my family."
- Individual Home Maintenance: Residents have shown initiative in maintaining their own units, with one stating, "I had my trailer very clean, well kept & decorated," suggesting a desire for a neat living environment among some residents.
- Challenges with Property Condition: A significant concern highlighted by multiple residents is the condition of the units and the park's general upkeep. Issues cited include "water damage, holes in walls, broken windows," and "wasp nest behind the blinds." This indicates potential structural and pest issues in some units.
- Inter-Resident Conflicts and Noise: Noise from neighbors and "trash all over our property" were reported, suggesting potential issues with neighborly conduct and adherence to community cleanliness standards.
- Management Relationship Concerns: Residents have expressed serious concerns about management's behavior, including "screaming and threatening to kick us out" and attempting to "charge me extra money... for her own pockets." There are also reports of management showing up with family "trying to fight us over some hear/say" and complaints that they "fix NOTHING but complain if your grass isn't cut weekly." This points to a challenging and potentially unprofessional relationship between residents and management.
- Desire for New Management: Past residents have explicitly stated they "Would consider moving back under new management," indicating that management issues are a primary reason for dissatisfaction. The mention that "people are still having issues with new management" suggests ongoing challenges despite a change in oversight.
- Lack of Repairs: A consistent complaint is that management does "fix NOTHING" despite demanding residents maintain their own property, creating a perception of unfairness.
- Perception of Favoritism: The warning "Don't move here if your not related to management because you will not enjoy your time here" implies that there may be issues with fairness and equitable treatment among residents.
Based on the provided resident reviews, there are no publicly advertised promotions or special offers for Lake Park Estates Mobile Home. The focus of resident feedback is on existing conditions and management interactions, rather than incentives for new residents. In situations where significant concerns about property maintenance and management relationships are raised, it is highly unusual for a park to heavily promote special offers without addressing fundamental issues. Prospective residents are strongly advised to approach this community with caution. If considering a move, it would be essential to directly contact the park management to inquire about any current lot availability or home rentals. Crucially, any discussions about promotions should be secondary to thoroughly vetting the property conditions and clarifying all terms of a lease or purchase agreement, ideally with independent legal advice, before committing.
To inquire about Lake Park Estates Mobile Home, it is recommended to use the provided contact information to speak directly with park management. Given the nature of the reviews, it is essential for prospective residents to ask detailed questions and seek clarification on all concerns.

Lake Park Estates Mobile Home Reviews
I lived here in 2021, it’s holds a special place in my heart because it was my first place on my own with my family. I had my trailer very clean, well kept & decorated but couldn’t get past the water damage, holes in walls, broken windows in my daughters room that we didn’t know about until 4 months in. There was a wasp nest behind the blinds. The neighbors were loud and left trash all over our property. The manager came to my house screaming and threatening to kick us out because my boyfriend asked our neighbors not to do that. While moving out she tried to charge me extra money too, that I know for a fact was for her own pockets. She told me I have to be out of the trailer 2 weeks earlier than when I would actually have to leave based on my month to month lease. I never paid her the money to stay one extra day & never heard about it afterwards so I know that it was for her own personal gain. Would consider moving back under new management, but it seems like people are still having issues with new management.
Apr 28, 2023 · Taylor PachellI currently live here, moving though. The management is no good. Showed up to my house with half her family trying to fight us over some hear/say. They fix NOTHING but complain if your grass isn't cut weekly. Don't move here if your not related to management because you will not enjoy your time here.
Aug 28, 2021 · Travis HopperI lived here months ago and was ripped off by the old manager, she gave us eviction notices that never existed and charged us for bills that weren't even real for her own profit, new management talked to me and my bf and said after we moved we'd get our deposits back, and now they ignore our phone calls and haven't sent us a dime. Place is ghetto and a joke, I will be speaking to people about the ordeal
Nov 17, 2022 · AutumnImo:Stunningly Condemned trailers with a salvage titles, beautifully pothole filled roads, and a general "thats not my problem" attitude from management. Expected to rebuild update and maintain whats yours but the park doesn't properly or timely do the same to what they are responsible for. Poorly maintained utility systems with breaking water mains and water outtages every winter for 15 years +. Poor management, poor facilities, poor utilities, poor condition of residences. Tennant's are sometimes extremely trashy. Forced to subscribe to ATT for internet and no chance of cable tv but sat is optional. Historically aweful cell service in the park. One should explor all other options first. Had a better time living homeless in a tent!
May 08, 2022 · Jordan SwartzI live here and think it a great place to live. I've lived here since 2009. As long as you pay your rent, keep your property up and obey the park rules you have no problems.
