Hanford Del Arroyo Estates Introduce
Welcome to Hanford Del Arroyo Estates, an established and sizable mobile home park situated in the thriving community of Hanford, California. For residents in the Central Valley, manufactured housing communities represent an essential alternative housing choice, often providing a more affordable path to home ownership compared to traditional stick-built homes in California's competitive real estate market. This community caters to all ages, serving a diverse population that includes young families, working professionals, and retirees, ensuring a vibrant and inclusive atmosphere in the heart of Kings County.
The model of a mobile home park involves residents owning their manufactured home while leasing the land, or lot, on which it sits. This structure allows homeowners to benefit from property value appreciation of the home itself, while the community management handles the maintenance of common areas and amenities. Hanford Del Arroyo Estates is designed to offer a neighborhood environment where residents can enjoy their own private space alongside shared recreational facilities. Homes in the park are often double-wide units, providing spacious living areas, and many feature modern upgrades such as dual-pane windows, newer roofing, and central heating and cooling, which is vital for the Central Valley's climate.
It is important for prospective California residents considering a move to Hanford Del Arroyo Estates to thoroughly investigate the community rules and management style, as these factors significantly shape the living experience. Customer reviews indicate a high level of satisfaction with the individual homes and the general friendliness of neighbors. However, they also raise serious concerns regarding management policies, particularly those related to guest parking and the use of common amenities like the recreation center and pool, where some residents report restrictive rules or fees despite paying space rent. The high number of homes for sale mentioned in one review suggests that management issues may be influencing resident retention. This underscores the need for any potential buyer to engage directly with the current management, obtain a clear understanding of all rules and fees, and talk to multiple residents to ensure the community dynamic aligns with their expectations for Central Valley life.
Hanford Del Arroyo Estates is consistently highlighted as a community that offers convenience, space, and a set of shared amenities, making it a desirable location for those seeking an approachable housing solution in the Southern San Joaquin Valley. The community is described as well-maintained, with various updated homes frequently becoming available, confirming its continued status as a key residential option in the Hanford area.

★ 5★ 4★ 3★ 2★ 1I really love my mobile and the neighbors are friendly and good neighbors however management is horrible. We are not allowed to have our guest park in guest parking. We have to pay $150 deposit to use rec center at all, even for one game of pool. She just sent a letter saying we have to request permission to use pool which we pay a fee as part of our space rent. I would steer clear of this park.
May 21 · jenniferJust responding to all these reviews whoever owns this may wanna take a look at what’s going on here there is not very many good review on here that’s probably why there are so many trailers for sale right now at this park and Linda sounds like u need to chill out and take a look at what people are saying to u Being a b all the time doesn’t look like it’s working for u why would u want a bunch of angry people at the place u manage sounds like u are power tripping and these days it’s not ideal sounds like a miserable person who has absolutely no power in her own life so she tries to have power by being a ya know … maybe u guys need to continue to seek the owner or whoever is in charge I dunno this situation but usually it’s a couple investors if it’s a large company sounds like the lady is running everyone off I seen just yesterday at least 6 or 7 trailers for sale and ima net in the fact that it’s u miss Linda that they are selling 😔 and kinda sad cause there are some big nice looking mobile homes in this park appears they just need a new manager who is not so angry
September 30 · Jennifer GolemanPark manager is confrontational while implementing rules that are not fairly enforce across all mobile homes. My family and I can never use the play house as it always it’s locked which is disheartening because that was a luxury we enjoyed at this mobile home park to play pool or to even use laundry. Every conversation I have had with her that should be civil turns into her raising her voice and walking away although she approached me. I can understand now why we have 9 empty mobile homes that haven’t been filled for 6 months consider our park “manager” Linda Lapeyrollerie has tried to instill fear into the mobile home community here as I and along with serval other owners share these same issues and Concerns. She goes out of her way to be unreasonable with trying to enforce the guest parking of many owners with threats of your vehicle being towed with signs, while all of the parking lots are empty and not being used. If anyone would like to reach out to discuss the details of this complaint please reach out but to save everyone some peace please do not move in as you will be confronted with an incompetent “manager” who has no clue what she is doing and does not listen to the feedback being given to the community and barring us off from our paperwork for rights and manipulating the parks owner as he never wants to hear the concerns of his community.
August 17 · Bob MagniaDo not move here unless you like being racially profiled or want to be constantly harassed by the landlord Linda. Tenants just go about their day, living their lives and Linda has nothing better to do with herself other than creating a very hostile environment to live in because she is unhappy with her own life and projects it onto everyone else. She also loves to make up her own rules and has weirdly unrealistic standards. If you are thinking about moving into a mobile home park I suggest trying the one next door I hear it’s a much better neighborhood :) And Linda, please go seek therapy.
August 23 · JanetteManagement was very rude to me when I called, said I "sounded like someone on food stamps" and that they "didn't like my kind"Not sure what they mean by that but I hung up pretty fast after that. Just wanted to ask a few questions and got treated like this. I wouldn't rent from them in a million years.
