Grandshire Estates Manufactured Housing Community Introduce
For Michigan residents considering manufactured home living, Grandshire Estates Manufactured Housing Community in Fowlerville, MI, presents itself as an option worth exploring. Located in a quaint village setting, this all-ages community aims to provide a place that residents would be proud to call home. Manufactured home communities often offer a unique blend of independent living with a neighborhood feel, often at a more accessible price point than traditional stick-built housing.
Grandshire Estates highlights its location within the Fowlerville School District, which is noted as being among the "top 20 ratings from the State of Michigan." This can be a significant draw for families with school-aged children, indicating access to quality education. The community also advertises itself as being "pet friendly," "all ages," and offering "off-street parking" and "safety lighting," suggesting a family-oriented and secure environment with convenient amenities.
However, it is critically important for prospective residents to be aware of significant concerns raised in multiple online reviews regarding the park's management and customer service. Former and current residents describe experiences of "shady business practices," broken promises regarding home repairs, and difficulties in communication with the office staff, often finding the office closed or staff exhibiting "rude treatment." These consistent criticisms, including allegations of mishandling deposits and lack of responsiveness to resident problems, paint a stark contrast to the advertised "beautiful community" where one would be "proud to call home."
Therefore, while Grandshire Estates may offer appealing aspects, such as its location and family-friendly amenities, any Michigan local considering this community must approach with extreme caution and undertake thorough personal due diligence. Verifying current conditions, seeking direct interactions with management, and ideally, speaking with current residents on-site, are crucial steps to gain a realistic and comprehensive understanding before making any commitments.
Grandshire Estates Manufactured Housing Community is conveniently situated at 851 Willow St, Fowlerville, MI 48836, USA. This location places the community in the heart of Fowlerville, a charming village in Livingston County, Michigan. Fowlerville offers a blend of small-town appeal with practical accessibility to larger regional centers.
A significant advantage of Grandshire Estates' location is its immediate proximity to major transportation routes. The community is "just off of I-96 at the Fowlerville exit," providing quick and easy access to a primary east-west interstate in Michigan. This direct highway access is invaluable for commuters traveling to Lansing (approximately 25 minutes away), Brighton (about 17 minutes), or even less to nearby Howell. This connectivity ensures that residents can easily reach various employment hubs, educational institutions, and a wider range of shopping, dining, and entertainment options.
Furthermore, the community is described as being "located right next to a Walmart Super Center," which is a considerable convenience for daily shopping needs. Fowlerville itself offers a variety of "other great stores, shops, restaurants, local community events," fostering a close-knit community feel. The village provides essential local services and a comfortable suburban environment, while the proximity to larger towns expands the possibilities for residents.
The Fowlerville Community Schools district, known for its strong ratings, is an additional benefit of this location for families. While the area generally has a car-dependent walk score, the immediate proximity to a Walmart and the overall excellent highway access compensate for this, making Grandshire Estates a well-positioned choice for those seeking a balance of small-town living with regional connectivity.
Based on available information and the general operations of manufactured home communities, Grandshire Estates Manufactured Housing Community typically offers a range of services designed to support its residents, although recent reviews indicate significant concerns about the delivery of these services:
- Lot Rental: The primary service, where residents lease a plot of land for their manufactured home.
- On-Site Management: An administrative team responsible for overseeing community operations, lease agreements, and resident inquiries. However, numerous reviews express strong dissatisfaction with the availability, responsiveness, and demeanor of this staff, noting the office is frequently closed and staff can be rude.
- Community Amenities Maintenance: Upkeep of shared facilities such as the playground and safety lighting. The community is described as having "safety lighting," implying maintenance of this infrastructure.
- Groundskeeping: While not explicitly detailed as a service by positive reviews, the description of a "beautiful community" implies some level of grounds maintenance. However, lack of responsiveness to broader park upkeep issues has been mentioned in some contexts (e.g., in other mobile home parks with similar management issues).
- Off-Street Parking: Provided for residents, a practical service for vehicle owners.
- Pet-Friendly Policy: The community welcomes pets, which is a valuable service for pet owners seeking housing.
- Access to Fowlerville School District: Although not a direct service of the park, being within a highly-rated school district is a key benefit for families residing in the community.
The critical feedback regarding management's unresponsiveness to problems, alleged "shady business practices," and difficulty in contacting the office staff underscores that while these services may be intended, their actual delivery and customer satisfaction levels appear to be a significant concern for current residents.
Grandshire Estates Manufactured Housing Community, despite some significant challenges highlighted by resident reviews, offers several features and highlights that are generally appealing to those considering manufactured home living in Michigan:
- All-Ages Community: This makes it suitable for families with children, young professionals, and retirees alike, fostering a diverse resident base.
- Pet-Friendly Environment: A key advantage for animal lovers, allowing residents to live with their beloved companions.
- Playground: The presence of a playground within the community provides a dedicated space for children to play and socialize, enhancing its family-friendly appeal.
- Safety Lighting: Community-wide safety lighting contributes to a more secure and comfortable environment for residents, especially during evening hours.
- Off-Street Parking: Convenient parking options for residents' vehicles, reducing street congestion and improving accessibility.
- Location in a Top School District: Being part of the Fowlerville School District, which is highly rated in Michigan, is a major draw for families prioritizing quality education.
- Proximity to Walmart Super Center: Direct access to a major retail store simplifies daily shopping and errands, offering considerable convenience.
- Excellent Highway Access: Its location just off I-96 provides quick commutes to Lansing, Brighton, and other key areas in Southeast Michigan.
However, it is crucial to balance these appealing features with the substantial negative feedback from residents. Concerns about management's responsiveness, alleged broken promises regarding home repairs, and issues with deposit refunds are critical points that overshadow the potential benefits. Prospective residents should meticulously investigate the current state of these issues and verify all promises in writing.
Based on the provided reviews and publicly available information, Grandshire Estates Manufactured Housing Community does not currently advertise specific "promotions or special offers." The customer reviews primarily focus on dissatisfaction with management and business practices, rather than promotional incentives. One review mentions a "deposit on a home that was owned by the Park," which suggests the park does handle sales, but no current specials are detailed.
Manufactured home communities often use promotions to attract new residents, and these can include:
- Reduced lot rent: For a limited period (e.g., the first few months).
- Waived application or security deposit fees: To lower the upfront cost of moving in.
- Special pricing on homes: If the park sells new or pre-owned manufactured homes directly.
Given the significant concerns raised by past residents, if any promotions are offered, it would be paramount for prospective residents to obtain all terms and conditions in writing and verify them meticulously before committing. It is advisable to directly contact Grandshire Estates to inquire about any current incentives, but approach such discussions with caution, mindful of the experiences shared by previous tenants.

It is crucial to acknowledge the pervasive feedback from residents who have reported significant difficulties in contacting the office and experiencing rude or unhelpful treatment from staff. While these are the listed contact numbers, prospective residents should be prepared for potential challenges in reaching a responsive representative. If a phone call is unsuccessful, consider visiting the property in person during advertised office hours, if any, to attempt to speak directly with management. When communicating, it is highly advisable to document all conversations, promises, and agreements in writing, especially regarding financial matters like deposits and repairs, in light of the past resident experiences.
Grandshire Estates Manufactured Housing Community, situated in the quiet village of Fowlerville, MI, offers several inherent advantages for Michigan locals seeking manufactured home living. Its location provides excellent accessibility to major highways like I-96, facilitating convenient commutes to Lansing, Brighton, and other key areas. The proximity to a Walmart Super Center and the highly-rated Fowlerville School District are significant draws, particularly for families and those prioritizing everyday convenience.
The community's appeal also lies in its promise of an all-ages, pet-friendly environment with amenities like a playground and safety lighting, contributing to a sense of neighborhood and security. Manufactured homes themselves often provide a more affordable pathway to homeownership or independent living compared to traditional site-built homes in the area.
However, the suitability of Grandshire Estates for Michigan locals is severely impacted by the consistent and strong negative feedback regarding park management and customer service. Allegations of unresponsiveness, broken promises, and unprofessional conduct are critical issues that prospective residents must consider. While the location and physical amenities are appealing, the resident experience is paramount. Therefore, for Michigan locals, Grandshire Estates might be suitable only if they are prepared to conduct extremely thorough due diligence, including verifying every detail, getting all promises in writing, and understanding that managing issues with park management may be a significant challenge based on current resident testimonies. Proceeding with extreme caution is highly advised.

Grandshire Estates Manufactured Housing Community Reviews
We were warned that shady business practices were experienced by those dealing with Park Management. We can attest to this experience ourselves. We were researching options to relocate and were promised our monies would be returned if we wanted to put down a deposit on a home that was owned by the Park. We were promised a lot of things...every one broken. The home repairs were delayed, then botched and did not pass home inspection when we hired a private party to test mechanicals, verify roof replacement etc.. We backed out of the situation and were denied our 400.00 deposit. We would counsel against involvement with this company...it was a long, stressful engagement trying to work things out.
Oct 11, 2022 · Colleen PalmerI have lived here since 2011 the office is never open and they are all rude. When you have a problem all they can say is I’m sorry in a condencending way and with a smug look then they wonder why you get upset. They deposit post dated checks ahead of time and do not care if it costs their residents extra. Bad business and bad customer service. But they sure do not hesitate when they need to write a report or send you a bill. The park is awesome but the management sucks. Don’t expect anyone to treat you nice after your moved in either because ince the deal is done your a nobody. All you will ever see on the door is a note that the office is closed or that they are out to lunch. If you do happen to get someone rude treatment from staff is what you will get. That is after you get moved in. They treat you nice until the papers are signed then that’s it. You have been warned. Don’t believe me read some other reviews. Am I disgruntled yes and because there is no way to resolve problems since no one is ever in the office or cares about their residents this is ththe only way to get my voice heard.
Aug 08, 2018 · beth hargisI went in to see if they had trailers for rent since the manger seems to always be busy and never returns phone calls. When i got there Michelle "the manager" was VERY rude and began yelling and even swearing at me. While i was there i spoke with 2 residents who claimed that she never answers their calls either. This is absolutely NO way tenants and possible future tenants deserve to be treated. Corporate seriously needs to get a new manager, someone professional that actually wants to do their job and cares about their residents!!! I would NEVER move here or recommend this place to anyone!
May 06, 2016 · Jason EnO33My positive rating is only because of Michelle and Ashley in the office. They are attentive and they follow up on issues. That is IF they are aware of them. The Maitenance guy is terrible and tells you to contact him with issues and not the leasing office but he does this so he can push you off and ignore you and blame it on the office or better yet, the owner, which was done to me multiple times. If you need something fixed or have an issue, contact Michelle or Ashley only. They are awesome and will make sure you get taken care of.
Aug 21, 2018 · Kayleigh SolomonReaching out to the main office is a joke. Management is never around and when they are the office is closed. They go back on their word, alot. Tried asking the main office for help and all i got in return was a "oh, we'll look into it". Lot rent goes up five to ten dollars every year. Want me to continue? Update: The office was closed all of 2020. Getting in touch of management is still a joke. Lot rent went up another $10. Maintence on the park has hone way down hill. The maintence man will pile snow up around your car if you park in the street. Everybody that works in the office is rude.
