While recent reviews present a mixed picture regarding management and infrastructure, it's important to consider the underlying benefits that manufactured home communities generally provide and what makes Glenwood Estates a viable choice for many.
Primarily, the appeal of Glenwood Estates lies in its potential for affordability. In a housing market where traditional homeownership can be a significant financial challenge, manufactured homes offer a more accessible entry point. The cost of purchasing a manufactured home is typically lower, and the ongoing lot rent can be more budget-friendly than a traditional mortgage or apartment rent in the area. This financial accessibility makes it possible for more individuals and families to achieve homeownership and stabilize their housing situation within their budget.

This inclusive approach to pets can foster a more welcoming environment for many Ohioans.
The community's location in Napoleon is another key advantage. Residents benefit from the services and amenities of a county seat, including grocery stores, local businesses, and healthcare facilities, all within convenient reach. Napoleon's strategic position with access to U.S. Route 24 also ensures that larger employment centers and extensive amenities in Toledo and Bowling Green are accessible, providing residents with the best of both small-city charm and regional connectivity.
While some past and current residents express concerns about management's responsiveness to maintenance, particularly concerning roads, and the focus on new home construction, it's important for prospective residents to conduct a personal visit and gather current information. A direct conversation with management and observing the current state of the community can provide a clear picture. For Ohioans who prioritize an affordable housing solution, the ability to own their home, a pet-friendly environment, and access to local amenities with recreational space for children, Glenwood Estates Manufactured Home Community in Napoleon remains a consideration for long-term living.

Glenwood Estates Manufactured Home Community Reviews
I've lived here for 8 years. Only maybe the first 2-3 were genuinely good. Neighbors here aren't bad but you can easily find the cherry's that make this place worse. However, since the last owner left this place has gotten worse. She at least tried to actually ensure this place was kept up and running properly. This newer guy is barely ever around. Doesn't do much to help the people living here. Instead he'll spend all of the time and effort that could be used on other things building new homes he'll eventually not care about. I've seen him 1 time in all of the time he's ran this place and he was barely even willing to talk to me when I was talking about paying my rent. God this guy is a trash park owner. Go to the other parks around here if you can. The roads aren't even good here. You'll almost always slide on ice at every stop sign and turn. I could have easily taken multiple trailers out by now if I follow the mph simply because the owner is too lazy and negligent to help anyone but himself. He only cares about looking good and his bank account.
Mar 13, 2025 · VeloxManagement is very nice and extremely helpful. Park is very nice compared to other mobile home parks in the area and even the ones in bowling green. They have a good sided park and play area for the kids. Your allowed dogs or cats.

When I Moved in, Back in 1998, They *Charged me $180.00 for a Tree they Planted on Our Lot.15yrs Later they came back & *Dug Up our Tree, BC they Noticed it Wasn't Growing Like the Other Trees in the New Area Were. (The REASON Why it Wasn't Growing? The Bag that Usually Covers the Tree Roots Had Not Been Removed, When It was Planted & the Tree had Become Root Bound!!)After the "DIG UP," *NOT ONLY* Did they NOT Replace It with Another Tree, they Did NOT REFUND the Original $180.00 Charge for the Tree! I've Lived Here 23yrs Now. I Still Don't Have a Tree for Shade in the Summer Nor Was I Ever Refunded the Original $180.00 Charge For A Tree. 😕
Nov 08, 2021 · Sanbanshee 63Management doesn't answer phone. They've changed rules several times without any notice. This park has gone down hill fast and all they care about the is the money.
