Fresno Mobile Home & RV Park Introduce
Fresno Mobile Home & RV Park stands as a long-established residential and transient community in Fresno, California. This facility is a mixed-use park, accommodating both long-term residents in manufactured homes and travelers in their recreational vehicles, specializing in RV camping. For California travelers passing through the Central Valley or those seeking an affordable, stable residence near Fresno's urban core, this park offers a managed environment with essential amenities. As a recognized Good Sam Park, it adheres to certain standards of service and cleanliness, providing a blend of comfort and convenience that is appealing for both short-term stays and long-term residency.
The park has been a fixture in the community for over 58 years, serving generations of families and travelers. It features approximately 61 to 62 sites, a mix of dedicated RV spaces (including easy-access overnight pull-thru sites for large rigs up to 40ft) and permanent mobile home lots. The dual nature of the park means it fosters a diverse atmosphere, which one reviewer noted contributes to a community feel that is generally "well maintained" with "very nice" staff. The management is praised for being "very friendly and accommodating."
However, like many properties located in an urban setting, the Fresno Mobile Home & RV Park has its trade-offs. The park’s location, though central, exposes guests to the realities of city life. Reviews indicate that while the park itself is often described as "clean" and "neat," there can be traffic noise from the nearby road and significant noise from barking dogs in the surrounding neighborhood. Furthermore, one long-term resident noted specific issues with the infrastructure, including site flooding during heavy rain and a laundry room with old machines, some of which were perpetually "out of order," though the facility was otherwise clean and reasonably priced. The pool, while clean, is not heated. These details are important considerations for California residents and travelers planning their stay and should be balanced against the park's central location and core amenities.
Overall, the park provides a functional, welcoming, and reasonably priced home base for exploring the Central Valley and its connection to California's magnificent National Parks, offering a safe and secure setting amidst the urban environment.

★ 5★ 4★ 3★ 2★ 1Stayed here 2.5 months while working in the area. Manager was very friendly and accommodating. We were able to stay in 1 of the "overnight" spaces, making it easier to get our 40ft 5th wheel in and out of the park. Only downside was being next to the road but we got used to the traffic noise. Now the barking dogs across the street was something else, for hours and hours, in the middle of the night. We were warned though! Lol. We had a few violent downpours of rain that flooded our site, need some gravel or a drain or something. Laundry was clean and reasonably priced, old machines and a few out of order the entire time we were there. Garbage dumpsters in the very back were slightly inconvenient. All in all, it was a pleasant stay and we would stay again.
April 22 · Stacey LowderThis place is child friendly, and pet safe, the park is well maintained and the staff is very nice I highly recommend this place for travelers and people who need long term residents. Although they did take the vending machine away and when they where there they didn't work. The pool isn't heated but is nice and clean. And the laundry machines only use cold water.
January 19 · Ace GalexyWe stayed here in our RV for one night while we were travelling on to Yosemite. It was great, all the facilities were clean and we did some laundry too. The manager Joanne was so kind and helpful as I had to email to book, then on arrival she helped us get sorted and even kindly leant us some detergent :) Would stay here again if we were back in Fresno.
April 06 · Amy O'DonnellManagement is great and on top of things in this little park. The grounds are clean and well manicured weekly. The pool is clean. The restrooms are clean. The laundry room is clean and the machines work great! You wouldn't know this park is here if you weren't looking for it. A hidden gem! Joann is super helpful, courteous, and kind. She looks out for and really tries to go above and beyond for the people who stay here. We've really enjoyed our time here.ive posted photos of the lovely sites with trees for shade and some of the interesting (avian) visitors. 🤗
April 25 · Beverly FesselVery nice well kept RV park. Very nice caretaker who checked us in. Very clean and spacious showers. Swimming pool looked inviting but we didn’t use it. Would stay there again.
