Eastwood Estates, located in Gibsonton, Florida, is a mobile home park that serves as a housing option for residents in the Hillsborough County area. For many Floridians, mobile home parks represent an accessible and often more affordable pathway to homeownership or long-term rental in the state's competitive housing market. This overview aims to provide factual information about Eastwood Estates, drawing on available public data and direct feedback, to help local users in Florida understand what to expect from this community.
Mobile home parks in Florida can vary widely in their offerings, from active adult communities with resort-style amenities to more modest, family-oriented neighborhoods. Eastwood Estates falls within the spectrum of these options, providing manufactured homes on leased land. It's important for prospective residents to conduct thorough due diligence, including visiting the property and understanding all contractual agreements, to ensure the community aligns with their living expectations.
Our intention is to offer a straightforward and informative look at Eastwood Estates, acknowledging both its fundamental details and the real-world experiences reported by individuals who have encountered the park. Understanding these perspectives is crucial for anyone considering making this their home in Florida.
Eastwood Estates is situated at 12130 US Hwy 41 S, Gibsonton, FL 33534, USA. This location places the mobile home park along a major arterial road in Gibsonton, a community within Hillsborough County, Florida. US Highway 41 (Tamiami Trail) is a significant north-south route, offering direct access to various points of interest and essential services in the surrounding area.
From Eastwood Estates, residents have access to the broader Gibsonton area, which maintains a distinct local character. Proximity to US Highway 41 means that daily conveniences such as grocery stores, gas stations, and some local dining options are typically within a short driving distance. The park's location also provides connectivity to larger urban centers in the Tampa Bay area, including Tampa itself, which is a major metropolitan hub offering extensive employment opportunities, healthcare facilities, shopping malls, and entertainment venues.
However, it is important to note that direct access from the park's entrance onto a major highway like US 41 can present challenges, particularly regarding traffic flow and safety for vehicles entering and exiting the property. This is a common consideration for properties located along busy roadways. While public transportation options might be limited in this specific area, the connectivity provided by US 41 allows residents with personal vehicles to navigate to necessary amenities and regional attractions across Hillsborough County and beyond, including beaches and other popular Florida destinations, albeit with typical urban and suburban traffic.
Based on the provided information, specific details about the services offered at Eastwood Estates are limited. However, within the context of a mobile home park, certain core services are typically provided to residents who lease lots for their manufactured homes. These often include:
- Lot Leasing: Residents at Eastwood Estates lease the land on which their mobile homes are situated. This fundamental service provides a plot of land for the homeowner in exchange for a recurring lease fee.
- Community Management: As a managed community, Eastwood Estates would typically have an on-site or accessible management team responsible for overseeing park operations, enforcing community rules, and handling resident inquiries and concerns. Some public information suggests Lakeshore Management Co. is involved with properties at this address.
- Utility Access: Essential utility connections, such as water, sewer, and electricity, would be provided to each lot, allowing residents to connect their homes to these services. It's common for residents to pay for their individual utility consumption in addition to lot rent.
- Waste Management: Standard refuse collection services are generally arranged for residents within the park, ensuring proper disposal of household waste.
- Common Area Maintenance: Management is typically responsible for the upkeep and maintenance of common areas within the park, such as roadways, shared green spaces, and any communal facilities, although the quality of this maintenance can vary.
It is important for prospective residents to thoroughly inquire about all services included in the lot lease fee, those that incur additional charges, and the responsiveness of the management team to maintenance requests and safety concerns. Understanding the scope and quality of these basic services is critical for evaluating the living experience at any mobile home park.
Based on the provided information, the features and highlights of Eastwood Estates present a mixed picture. While publicly available real estate listings often highlight general advantages of mobile home park living, direct customer reviews indicate significant concerns that warrant careful consideration for anyone in Florida looking for a new home.
- Potential for Affordable Homeownership: Mobile home parks in Florida generally offer a more affordable route to homeownership compared to traditional stick-built homes, which can be a key advantage for many locals. New or newer homes are sometimes available for sale or rent within the community, offering modern interiors as noted in some general listings.
- Located in Gibsonton, Hillsborough County: The park's location in Gibsonton, a part of the greater Tampa Bay area, provides residents with access to the regional amenities and job markets. This can be a benefit for those working in or around Tampa.
- Professional Management Claim: Some general property descriptions mention Eastwood Estates as a "professionally managed manufactured home community." However, this claim directly contrasts with detailed customer feedback, which raises questions about the actual responsiveness and effectiveness of management in addressing safety and living conditions.
- Dilapidated Homes and Substandard Additions: A significant concern highlighted by a visitor is the presence of "many, many dilapidated homes" and "additions added to homes that would never pass Hillsborough County Building Codes." This suggests potential issues with property maintenance standards and code enforcement within the park.
- Debris in Yards: Reviewers noted "debris in many yards," indicating a lack of cleanliness and upkeep across various properties within the community, which impacts the overall living environment for residents.
- Potential Flooding Issues: The observation of "central air units on elevated stands" suggests that the park may experience "some flooding issues," which is a critical concern in low-lying areas of Florida and could impact property safety and resident well-being during heavy rains or storm events.
- Safety Concerns at Entrance: One review specifically states that "The entrance to the place is a risk for everyone," indicating potential safety hazards related to ingress and egress from the property, likely due to its location on a busy highway.
- Management Responsiveness and Sympathy Concerns: Reviewers expressed frustration over a lack of "answers for a solution" regarding issues and a perceived absence of "sympathy for the amount of money you are paying" from staff and management. This points to challenges in getting concerns addressed effectively.
It is crucial for any potential resident to personally visit Eastwood Estates, observe the current conditions, and directly inquire about the specific issues raised in these reviews, including safety at the entrance, maintenance standards, and management's plans to address any dilapidation or code compliance issues.

Direct communication with the management team during such a visit can also provide an opportunity to discuss any concerns openly and seek clarification on various aspects of living at Eastwood Estates, including maintenance protocols, safety measures, and lease agreements. Understanding all aspects of the lease, including "fine print," is critical before making any commitments.
When considering Eastwood Estates as a suitable place for locals in Florida, it is important to acknowledge the contrasting information available. While mobile home parks can offer a viable and often more affordable housing solution in Florida's competitive real estate landscape, the specific and significant concerns raised in public reviews for Eastwood Estates warrant careful consideration for any local user.
For some Floridians, the primary suitability of a mobile home park often lies in its potential to provide a lower barrier to entry for homeownership or a more economical rental option compared to traditional housing. The basic provision of a lot for a manufactured home in the Gibsonton area might fit a specific budget or need for a local resident seeking housing in Hillsborough County.
However, the direct feedback from individuals who have experienced Eastwood Estates points to serious drawbacks that severely impact its suitability for a comfortable and secure living environment. Concerns about "dilapidated homes," "additions...that would never pass Hillsborough County Building Codes," "debris in many yards," and potential "flooding issues" indicate fundamental problems with the park's condition and adherence to safety and aesthetic standards. Furthermore, the explicit statement that "The entrance to the place is a risk for everyone" is a critical safety concern that no resident should have to face.
The reported lack of responsiveness from "maintenance and staff" regarding tenant safety and solutions, coupled with a perceived "no sympathy for the amount of money you are paying," suggests that residents may encounter significant challenges in resolving issues. This contrasts sharply with the expectation of respectful and effective management in a community, regardless of its affordability level.
Therefore, while Eastwood Estates might present itself as an affordable housing option based on its presence as a mobile home park, the highly critical reviews strongly suggest that it may not be suitable for locals seeking a safe, well-maintained, and well-managed living environment. For any Florida resident considering this park, it is absolutely essential to visit in person, thoroughly inspect the conditions, speak with current residents if possible, and scrutinize all contractual terms and understand potential risks related to safety, maintenance, and living conditions before making any commitment. The "fine print" in contracts, as one reviewer noted, could hold crucial details impacting a resident's experience.

★ 5★ 4★ 3★ 2★ 1The worst place to live. The maintenance and staff that work here care more about something you leave outside than the safety of their tenants. The entrance to the place is a risk for everyone. There are never any answers for a solution. There is no sympathy for the amount of money you are paying. Always read the fine print in your contracts.
October 04 · blanca aguilarI drove through this park today looking for a lot for a new mobile home. One word could sum it all up, “horrific”. There are many, many dilapidated homes throughout this park, additions added to homes that would never pass Hillsborough County Building Codes and debris in many yards. I noticed a few central air units on elevated stands indicating there may be some flooding issues. It’s shameful county code enforcement does inspect places like this and order the owners to clean up their act. People renting a lot or home in this park deserve better living conditions. I wish I was the owner of this park, give me a year and it would shine like a diamond. I wouldn’t put a home in this park or rent a home there. If I could have given them a true score it would be 0.
February 05 · J RIt's a very messy place and they don't fix the major problems.
September 18 · Mike Smithwell been renting here for about 4 weeks now ,staff is friendly, the maintenance guy is by himself so requests for new mailboxes to be put up etc... take a long while to get done ,needs more staff to help out. also be aware there was a,moving special that was never honored so be aware of that dont make the same mistake as i did ask always
April 24 · Fernando RamosIt was the of the world's most unlikely place to stay in there and let alone try to make sure that my own kids are going to be safe as well.but rest assure I won't ...That place needs to be taken down and put back in the area model houses .
