Castle Pines Mobile Home Park is situated at 3866 Mike Padgett Hwy, Augusta, GA 30906, USA. This address places it within the vibrant city of Augusta, Georgia, a prominent city in the eastern part of the state, known for its rich history, the Masters Tournament, and a growing economy. The location on Mike Padgett Highway is a key aspect of its accessibility.
Mike Padgett Highway (also known as Georgia State Route 56) is a significant thoroughfare in Augusta, providing direct connections to various parts of the city and surrounding areas. This means residents of Castle Pines Mobile Home Park would likely have relatively convenient access to essential amenities. These amenities typically include grocery stores, retail centers for shopping, a variety of dining establishments, and healthcare facilities. Easy access to such services is crucial for daily living and contributes significantly to the convenience factor of a residential location.
For those who commute for work or other activities, being on a major highway like Mike Padgett provides a direct route. The accessibility to Augusta's broader road network means residents can connect to different employment centers, educational institutions, and entertainment venues within the city. While the highway itself can be busy, its function as a main artery ensures connectivity.
The immediate vicinity around 3866 Mike Padgett Highway might include commercial developments or other residential areas, influencing the local environment of the park. Mobile home parks on such highways often offer a balance of accessibility to services with a perhaps more removed residential setting compared to inner-city neighborhoods. Understanding the traffic patterns and the specific surrounding businesses on Mike Padgett Highway would provide further insight into the daily life experience at Castle Pines Mobile Home Park.
Based on the public data and customer reviews for Castle Pines Mobile Home Park, the information regarding specific services offered is limited and, in some cases, critically viewed by former residents. While typical mobile home parks generally provide certain fundamental services, the reviews suggest potential concerns about the quality or extent of these offerings at Castle Pines.
Common services often found in mobile home parks include:
- Lot Rentals: Mobile home parks typically operate by leasing individual plots of land (lots) to residents who own their mobile homes. This arrangement usually includes access to the park's infrastructure.
- Basic Utility Connections: Generally, parks provide hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are then typically responsible for their individual utility bills.
- Community Management: A park usually has management responsible for overseeing the community, collecting rent, maintaining common areas (if any), and enforcing park rules. However, one review explicitly mentions, "They should care more for the tenants that actually stay out there," suggesting a perceived lack of adequate management attention to tenant well-being or property upkeep.
- Maintenance of Common Areas: In well-maintained parks, management is responsible for the upkeep of shared spaces like roads within the park, landscaping of communal areas, and any recreational facilities. The review stating "the park for the kids to play is a death trap!!!" raises serious concerns about the safety and maintenance of any communal areas intended for children.
- Trash Services: Waste disposal services are typically arranged by the park or through a municipal service, with designated pickup points or dumpsters.
The reviews unfortunately point to significant issues regarding the condition of the rental units themselves, noting that "Most of the trailers they are renting out are falling apart the floors in them you just might fall thru." This suggests that if the park is offering mobile homes for rent, the quality and maintenance of these units are a serious concern, rather than a service highlight. The "audacity to charge $800 or $900 for the trailer" further implies that the perceived value of these rental units is extremely low compared to the price charged. The review implies a substantial disparity between expected services and actual delivery, particularly concerning property condition and tenant safety.
When discussing the features and highlights of Castle Pines Mobile Home Park, it is essential to rely on the provided customer reviews, which offer direct and candid perspectives on the living environment. Unfortunately, these reviews present significant concerns rather than positive highlights, necessitating a factual yet cautious overview.
- Previous Perception of Peacefulness: One review states, "It was nice and peaceful there too me," indicating that at some point, or for some individuals, the park offered a tranquil environment. This suggests that the potential for a peaceful setting might exist, or did exist, for certain residents. However, this is contrasted sharply by other feedback.
- Affordability (Contested Value): Mobile home parks are often sought out for their perceived affordability. While a specific price point for lot rent or home purchase isn't provided, the review mentions "$800 or $900 for the trailer" for rentals. However, this is presented critically in the context of the poor condition, indicating that while a price exists, its value is highly contested and perceived as exorbitant for what is received. This is a crucial point for potential residents to consider: the cost versus the actual living conditions.
Conversely, the following points, derived from critical customer feedback, highlight significant concerns that overshadow any potential positive features:
- Poor Condition of Rental Units: A major concern is that "Most of the trailers they are renting out are falling apart the floors in them you just might fall thru." This points to severe structural and safety issues with the mobile homes available for rent, which is a critical deterrent for potential residents seeking safe and livable housing.
- Run-Down Appearance: The park is described as "so run down it's ridiculous," indicating a general lack of maintenance and upkeep across the property. This suggests that the overall aesthetic and condition of the park may be very poor.
- Unsafe Children's Play Area: A specific and alarming concern is that "the park for the kids to play is a death trap!!!" This raises serious safety red flags, implying that any on-site recreational facilities for children are dangerous and neglected, which is a major red flag for families.
- Perceived Lack of Management Care: The sentiment that "They should care more for the tenants that actually stay out there. They could at least fix these trailers better than they do" suggests a significant dissatisfaction with management's responsiveness to maintenance issues and overall tenant welfare.
Given the highly critical nature of the available reviews, any "highlights" are overshadowed by serious concerns regarding safety, property condition, and management's perceived lack of care. Prospective residents are strongly advised to conduct thorough personal visits and independent inspections.
For individuals seeking contact with Castle Pines Mobile Home Park, whether for inquiries about potential availability or to address concerns, the following information is publicly available:

- Phone: (706) 560-0098
- Mobile Phone: +1 706-560-0098
Prospective residents are strongly advised to use this contact information to directly communicate with the park management. Given the significant concerns raised in public reviews regarding the condition of units and facilities, it would be prudent to inquire specifically about the current state of any available mobile homes for rent or lots for lease, and to seek clarification on maintenance practices and safety measures, especially concerning communal areas.
In conclusion, Castle Pines Mobile Home Park, located at 3866 Mike Padgett Hwy, Augusta, GA 30906, USA, presents itself as a mobile home living option within the Georgia region. For locals in Georgia exploring housing alternatives, mobile home parks can sometimes offer a path to a different living arrangement. Its location on Mike Padgett Highway provides accessibility to Augusta's amenities and road networks, which can be convenient for daily commutes and access to local services.
However, it is critically important for potential residents to consider the direct feedback from previous occupants. While one review described a past experience as "nice and peaceful," this sentiment is heavily contrasted by a highly critical review that highlights severe concerns. These concerns include mobile homes reportedly "falling apart" with floors where one "just might fall thru," the park being "so run down it's ridiculous," and alarming claims that the "park for the kids to play is a death trap!!!" The review also expresses a strong dissatisfaction with the perceived lack of care from management regarding tenant well-being and property maintenance, particularly given the stated rental prices of "$800 or $900 for the trailer."
Given these significant and concerning public statements, it is imperative that any local Georgian considering Castle Pines Mobile Home Park conducts an extremely thorough personal inspection. This includes visiting the property in person, closely examining the condition of any available mobile homes (whether for rent or purchase), and assessing the safety and upkeep of all communal areas, especially those designated for children. Direct communication with park management to address these specific concerns is also highly recommended. While mobile home living can be a suitable option for many, making an informed decision about Castle Pines Mobile Home Park necessitates a careful and critical evaluation of its current conditions and management practices to ensure it truly meets safety, comfort, and living standards.

Castle Pines Mobile Home Park Reviews
I had a nice stay their , until the hurricane came and destroyed my home. It was nice and peaceful there too me.
Mar 02, 2025 · angela hollisThis is the worst place to live. Most of the trailers they are renting out are falling apart the floors in them you just might fall thru. And they have the audacity to charge $800 or $900 for the trailer. It's so run down it's ridiculous I'd rather live in prison than to live in this trailer park. And that's just sad. They should care more for the tenants that actually stay out there. They could at least fix these trailers better than they do. And the park for the kids to play is a death trap!!! If I had room to put no stars I would man.
Aug 07, 2023 · Tiffany JohnsonThis trailer park has a lot of run down trailers. There are few nice ones but most are very old and run down..
Feb 07, 2025 · Lisa GloverThe grounds originally were not really taken care of prior to new management stepping in to take over. It's only now gradually becoming more professional and responsible for keeping up with records.Originally, this place would have self destructed it's reputation otherwise as the original managers kept losing our payment history records, falsely accused my family of not paying fees or rent on time, and almost forced us to sue them, after sending statements in the mail threatening to auction away our stored valuables (mostly photographs and family inheritances). We kept all records where this business failed to even care and almost lost business altogether with Castle Pines.Seems to be recovering and more organized, so I will return stars to them for now as current operations seem to be more professional, organized, and productive.
Mar 21, 2023 · BOMBA ZEROI currently own my trailer here in Castle Pines and I only have a few minor things that bother me when it comes to residing here, and that's a majority of the mailboxes that we have here have broken locks and I've personally had mine fixed 2 different times and after a day or 2, it's broken once again, and I've had mail stolen from my mailbox on numerous occasions and have been told that the only camera they have that is facing in that direction doesn't quite show the mailboxes enough to see who's stealing mail. Another thing is the lawn service is absolutely the worst I've seen in any type of residential places. All they do is cut the grass and leave the leftover clippings all over the front porches and your personal stairs leading to your front door. But my main concern is due to the type of area we're living in, I feel like they should have security cameras in areas throughout the park to keep a piece of mind for the tenants that don't partake in the petty crimes lie stealing mail. I also have one last complaint and that's the park they have for the kids to play in, it's most definitely a safety hazard all around and if it's too much trouble for them to take it down completely and put in safer things for the kids to play on, then they should just get rid of the park all together. The good things about Castle pines are, it's cheap to be able to buy your trailer to own and rent is not too bad, they're very helpful if you're having difficulties every now and again for the owners and renters who have trouble paying rent or lot rent on time. They actually work with you as long as you keep them updated. They have excellent maintenance and if you're an owner and something goes wrong in your trailer that is fully your responsibility after you own it, they work it out with you to make payment plans if you choose to let them take care of whatever maintenance you need done and the payments are very reasonable. I've lived here and owned my trailer over a year now and I can say it's a great place to live minus those few things I've mentioned and to just start out or if you're in need of affordable living and you'd like to be an actual owner of your place for cheap instead of paying rent that's $700 or more, I'd definitely recommend finding a place to call home here. Once you own all you have to pay rent wise is $290 lot rent and $19 for every 1000 gallons of water you use a month. It's definitely affordable!
