Buckeye Mobile Home Park

2000 Difford Dr, Niles, OH 44446, USA

3.0
I would NEVER suggest this trailer park. It is filled with bed bugs, and cockroach. Not to mention the person that "Run" it allows her son, and his girlfriend to start problems with all the Tennants there. Just yesterday her son Ryan followed my brother into the trailer park and rammed his car into my brother's car with my 7 year old niece in it, and they have been stalking my brother for months. They also have a Camera point at my brother's trailer, and there is nothing they can do. They also "run" the trailer park on Deforest. I repeat DONT PUT YOURSELF IN THAT POSITION. Please save your mental health, and just don't do it! Especially if you have kids also! - Beverly Cogswell

Buckeye Mobile Home Park Introduce

For many Ohio residents, exploring housing options often leads to considering manufactured home communities, commonly known as mobile home parks. These communities can present an alternative pathway to homeownership or long-term rental, potentially offering different cost structures compared to traditional housing. In Niles, Ohio, **Buckeye Mobile Home Park** is one such community that might appear on your radar if you're evaluating these possibilities.

The decision to move into a mobile home park is a significant one, influenced by various factors including location, affordability, and crucially, the living environment and management quality. While mobile home living can offer flexibility and a sense of community, it's paramount for prospective residents to have a clear and factual understanding of what a specific park entails, especially from the perspective of current and past residents.

This article aims to provide a comprehensive and factual overview of Buckeye Mobile Home Park for local Ohio users. We will delve into its precise location and accessibility, discuss the general services typically found in such communities, and critically examine the significant feedback provided by real customers. Our goal is to equip you with the necessary information to help you make an informed decision, highlighting aspects that are frequently top-of-mind for those considering mobile home living in the Buckeye State.

Introduction / Overview

Buckeye Mobile Home Park, located in Niles, Ohio, functions as a residential community offering lots for manufactured homes. In Ohio, as in many states, mobile home parks serve as a distinct segment of the housing market, providing a different ownership or rental model compared to conventional stick-built homes or apartment complexes. Typically, residents in these communities own their manufactured homes and lease the land or lot on which their home is situated from the park management.

The appeal of mobile home living often stems from its potential for more affordable homeownership, reduced property taxes, and a sense of community. However, the quality of life within any mobile home park is heavily dependent on the management practices, the overall upkeep of the property, and the behavior of both residents and those associated with the park's operations. The living experience can vary significantly from one community to another, making a thorough investigation crucial for prospective residents.

Public feedback regarding Buckeye Mobile Home Park presents a highly critical and concerning picture. Reviews from multiple individuals strongly advise against living here, citing severe issues that impact safety, living conditions, and mental well-being. Accusations include pest infestations (bed bugs and cockroaches), unprofessional and problematic behavior from park management and their family members (including alleged stalking, vehicle ramming with a child present, harassment, noise disturbances, and unethical demands for money for repairs), and a general lack of proper maintenance and communication.

This stark and overwhelmingly negative feedback is central to understanding Buckeye Mobile Home Park. It suggests that while the concept of mobile home living offers advantages, the specific reality at this particular park, as described by past residents, raises serious alarms. This overview sets the stage for a detailed examination of the park's practical aspects in light of these grave concerns, aimed at providing Ohio locals with an honest and factual basis for their housing decisions.

Location and Accessibility

The geographical placement of Buckeye Mobile Home Park is a fundamental piece of information for Ohio residents considering this community. The park is situated at **2000 Difford Dr, Niles, OH 44446, USA**. This address places the park within the city of Niles, which is located in Trumbull County, Ohio.

Niles is a city in the Mahoning Valley region of Northeast Ohio. It offers a blend of suburban and industrial characteristics, providing residents with access to various local amenities and services. Difford Drive is a local street, typically providing access directly into the mobile home park. While the immediate vicinity might be residential, the broader area of Niles offers essential conveniences.

For residents of Buckeye Mobile Home Park, the location in Niles generally means reasonable access to necessities. Within Niles and neighboring communities like Warren or Youngstown, one can typically find grocery stores, pharmacies, healthcare facilities, local businesses, and various shopping and dining options. The Mahoning Valley also provides employment opportunities, which are a key consideration for residents.

From a broader accessibility perspective, Niles is well-connected to major roadways. It is relatively close to US Route 422 and State Route 46, which provide connections to the larger cities of Youngstown and Warren, and ultimately to major interstate highways like I-80 or I-76. This connectivity is important for commuting to work, traveling for leisure, or accessing a wider range of services in the Northeast Ohio region. While the address itself is specific, its context within the larger Niles and Mahoning Valley area defines its practical accessibility for residents.

Services Offered

Understanding the services provided by a mobile home park is crucial for prospective residents in Ohio, as these directly impact the living experience and the overall value proposition. For Buckeye Mobile Home Park, while general mobile home park services would typically be expected, the customer reviews provide critical insights into the *actual delivery* and quality of these services.

Typically, mobile home parks offer or are responsible for the following:

  • **Lot Rental and Utility Hookups:** The primary service involves leasing individual plots of land where residents place their manufactured homes. These lots usually have hookups for essential utilities such as water, sewer, and electricity. However, a review for Buckeye Mobile Home Park explicitly states, "I was lied to and told the home had hook ups for a washer and dryer which it did not," indicating potential misrepresentation regarding utility access within the homes. Residents are generally responsible for their individual utility bills, but the park must provide the necessary infrastructure.
  • **Common Area Maintenance:** This includes the upkeep of internal roads, shared green spaces, and communal lighting. However, a review for Buckeye Mobile Home Park critically states, "The park does NOT take care of the trees or the drains on a regular basis," indicating a severe lack of maintenance in these crucial areas.
  • **Community Management and Rule Enforcement:** Park management is responsible for enforcing rules to maintain a harmonious and safe living environment. However, reviews for Buckeye Mobile Home Park highlight severe failures in this area. Accusations include:
    • **Lack of Responsiveness:** "they also don't call back when you do have a question. The main office is rude and will tell you to talk to your park manager if there is a problem, which doesnt work when she IS the problem."
    • **Rude and Dishonest Management:** "the park manager is extremely rude and lies a lot."
    • **Failure to Address Nuisances/Safety Concerns:** Allegations of the manager's son "blasting speakers in the middle off the night and other bs," leading to police calls, and even "rammed his car into my brother's car with my 7 year old niece in it" and "stalking." This indicates a complete breakdown in maintaining order and safety.
    • **Harassment and Unreasonable Demands:** "When she gets upset she will find something wrong with your home and demand it be fixed in an unreasonable amount of time."
    • **Predatory Repair Practices:** Her brother will "offer to do the work but he charges you a ridiculous amount of money."
  • **Pest Control (General expectation, but critically failed here):** While not always a direct service from the park, management is typically responsible for maintaining sanitary conditions that discourage infestations. Reviews for Buckeye Mobile Home Park explicitly state, "It is filled with bed bugs, and cockroach," indicating a severe failure in this fundamental aspect of community health.

Based on the provided reviews, the delivery of fundamental services at Buckeye Mobile Home Park appears to be severely lacking and, in some cases, actively detrimental to residents' well-being. For any prospective resident, it is critical to acknowledge these highly negative accounts when evaluating the services offered.

Features / Highlights

When considering a mobile home park, features and highlights are typically what attract residents, showcasing the benefits of living there. However, for Buckeye Mobile Home Park, the provided customer reviews present an overwhelmingly negative and concerning picture regarding its actual living conditions and management practices. Therefore, the "features" that stand out are unfortunately the significant problems reported by residents.

Here are the key "features" or "highlights" as described by real customers, which serve as critical warnings for any prospective Ohio resident:

  • **Severe Pest Infestations:** A prominent highlight of concern is the reported presence of "bed bugs, and cockroach." This indicates a significant and widespread issue with pest control and sanitation, which can severely impact residents' health, comfort, and property.
  • **Abusive and Unprofessional Management/Owner's Family:** This is perhaps the most alarming "feature." Reviews allege that the person who "runs" the park allows her son and his girlfriend to "start problems with all the Tennants there." Specific incidents include:
    • **Physical Aggression and Child Endangerment:** "her son Ryan followed my brother into the trailer park and rammed his car into my brother's car with my 7 year old niece in it."
    • **Stalking:** "they have been stalking my brother for months."
    • **Harassment and Privacy Invasion:** "They also have a Camera point at my brother's trailer, and there is nothing they can do."
    • **Excessive Noise:** The manager's son "gets away with blasting speakers in the middle off the night and other bs," requiring police intervention.
  • **Dishonest and Rude Management:** The park manager is described as "extremely rude and lies a lot." Accusations include misrepresenting home conditions ("told the home had hook ups for a washer and dryer which it did not, also that the home was in good condition which it also was not").
  • **Unreasonable Demands and Predatory Practices:** Management allegedly "will find something wrong with your home and demand it be fixed in an unreasonable amount of time," and the manager's brother "will offer to do the work but he charges you a ridiculous amount of money."
  • **Frequent and Unjustified Rent Increases:** Lot rent was reportedly raised "twice in 6 months" in one year, despite assurances of only annual increases.
  • **Lack of Basic Maintenance:** The park "does NOT take care of the trees or the drains on a regular basis," leading to further deterioration of the living environment.
  • **Non-Responsive and Unhelpful Office Staff:** The main office is described as "rude and will tell you to talk to your park manager if there is a problem, which doesnt work when she IS the problem." This indicates a systemic failure in customer service and problem resolution.

These are not typical "highlights" in a positive sense, but rather critical red flags that describe the actual, highly problematic, and potentially unsafe living conditions reported by former residents of Buckeye Mobile Home Park. For any Ohio local, these "features" are paramount to understand before even considering this location.

Promotions or Special Offers

When seeking a new place to live, especially in mobile home parks, prospective residents in Ohio often look for any promotions or special offers that could ease the financial burden of moving or help secure a more favorable long-term arrangement. However, for Buckeye Mobile Home Park in Niles, the provided public data, specifically the customer reviews, offers no mention of any promotions, discounts, or special offers whatsoever.

Given the nature and severity of the issues raised in the customer reviews (including allegations of dishonest management, unjustified rent increases, and highly problematic living conditions), it is highly improbable that Buckeye Mobile Home Park would be advertising or offering any attractive promotions to new residents. Their current operational issues, as described by former tenants, appear to be far more significant than any potential financial incentives.

In a typical, well-run mobile home park, promotions might include:

  • Reduced security deposits or waived application fees.
  • Discounts on the first month's lot rent.
  • Incentives for long-term lease agreements.
  • Referral bonuses.

However, for Buckeye Mobile Home Park, based on the provided information, the focus for any prospective resident should not be on potential savings or offers, but rather on the severe risks and problems outlined in the reviews. Therefore, it is advisable for Ohio locals to consider that any "promotions" would be highly unlikely to offset the reported detrimental living experiences. Direct inquiry about promotions, while standard practice, should be approached with extreme caution, as the primary concern would be verifying the park's basic operational integrity and addressing the serious allegations of misconduct before any financial terms are even considered.

Contact Information

For Ohio residents who might still need to contact Buckeye Mobile Home Park for any reason, despite the highly concerning reviews, having the accurate contact information is essential. This could be for inquiries, or perhaps to verify information or policies before making any decisions.

Here’s how you can attempt to get in touch with Buckeye Mobile Home Park:

  • **Address:** 2000 Difford Dr, Niles, OH 44446, USA
  • **Phone:** (330) 505-0770
  • **Mobile Phone:** +1 330-505-0770

When attempting to contact the park, especially in light of the severe issues raised in the reviews, it is strongly advised to approach the conversation with caution and be prepared. Some critical questions to ask, based on the feedback, might include (though obtaining honest answers is uncertain):

  • What are the current lot rental rates, and what exactly is included in that fee?
  • Can you provide a clear copy of the park's rules and regulations, particularly concerning noise, pet policies, and property maintenance standards?
  • What is the park's policy on pest control for individual homes and common areas?
  • What is the process for submitting and resolving maintenance requests for common areas like trees and drains?
  • What are the procedures for park management entering a resident's lot or home, and is proper notice always given?
  • How does the park ensure the safety and peaceful enjoyment of its residents, particularly concerning disputes or disturbances?
  • Can you provide specific details about any home conditions or necessary repairs for available units, and clarify if washer/dryer hookups are guaranteed for specific homes?

Given the strong negative sentiment in the reviews regarding management's behavior and responsiveness ("don't call back," "rude," "she IS the problem"), prospective callers should manage their expectations for a helpful or transparent interaction. It's crucial for any Ohio local to recognize that even with direct contact, verifying information and assessing the true living environment may require more extensive due diligence or independent investigation.

Conclusion: Why This Place is Suitable for Locals

For Ohio locals actively seeking a mobile home living solution, an honest and factual evaluation of **Buckeye Mobile Home Park** in Niles, OH, leads to a stark conclusion regarding its suitability. Based on the overwhelming and severe customer reviews provided, this park at **2000 Difford Dr, Niles, OH 44446, USA**, appears to be **unsuitable and not recommended** for prospective residents seeking a safe, healthy, and respectful living environment.

The numerous and serious issues raised by former tenants paint a picture of a community plagued by fundamental problems that directly contradict the basic expectations of a suitable home. These critical concerns include:

  • **Severe Health and Safety Risks:** Widespread reports of "bed bugs, and cockroach" infestations indicate a failure in maintaining sanitary living conditions, posing significant health risks to residents.
  • **Highly Problematic and Potentially Dangerous Management/Family Conduct:** Allegations of physical aggression (ramming a car with a child present), stalking, harassment, excessive noise, and invasion of privacy (camera pointed at a trailer) point to a severe lack of safety and a hostile living environment. The police reportedly being called multiple times underscores the gravity of these issues.
  • **Unprofessional and Dishonest Management Practices:** Reports of a "rude," "lying" park manager who makes "unreasonable demands," finds "something wrong with your home," and fails to address issues while her family engages in disruptive behavior, indicate a profound breakdown in professional and ethical management.
  • **Financial Exploitation and Misrepresentation:** Allegations of unwarranted rent increases and charges for repairs by the manager's brother at "ridiculous" amounts, combined with false promises about home conditions and hookups, suggest predatory practices.
  • **Lack of Essential Maintenance:** The park's failure to care for "trees or the drains on a regular basis" further contributes to a neglected and potentially hazardous living environment.

While mobile home living can be an attractive and affordable option for many Ohioans, the experiences described by residents of Buckeye Mobile Home Park demonstrate that this particular community falls far short of providing a suitable or acceptable living situation. The repeated and consistent warnings to "NEVER suggest this trailer park" and "DONT PUT YOURSELF IN THAT POSITION. Please save your mental health, and just don't do it! Especially if you have kids also!" are profound indicators of its unsuitability.

In light of these severe and pervasive issues, Buckeye Mobile Home Park is **not recommended** for Ohio locals. Prospective residents are strongly advised to seek other manufactured home communities in Niles or elsewhere in Ohio that prioritize resident safety, well-being, and professional management, ensuring a truly suitable place to call home.
