Brigham Village Introduce
Welcome to an in-depth look at **Brigham Village**, a well-known mobile home park and mobile home dealer situated in the charming community of Brigham City, Utah. For residents across Box Elder County and the greater northern Utah region, finding affordable, community-focused housing remains a priority. Brigham Village offers a compelling option that merges the appeal of a residential community with the convenience of a prime, accessible location. This established park is designed for individuals and families seeking a cost-effective alternative to traditional homeownership while retaining a sense of neighborhood and space. We aim to provide Utah users with a clear, factual overview of what makes Brigham Village a notable choice in the local housing market.
The concept of a mobile home park, or a manufactured housing community, has evolved significantly, offering structured environments that facilitate a strong sense of community. Brigham Village, managed by a professional property management company that focuses on maintaining a well-kept environment, provides this structure. While the community is modest in size, with approximately 34 lots, this smaller scale can be a benefit, fostering tighter-knit connections among neighbors and simplifying the management process to ensure prompt attention to community needs and concerns. The park's historical presence, dating back to its establishment in 1963, speaks to its longevity and role in providing housing solutions in Brigham City for decades.
It is important to note that the community functions both as a **mobile home park**—providing the land lease, or lot rental, for residents who own their manufactured homes—and, to some extent, as a resource connecting potential residents with available mobile homes for sale within the community, sometimes functioning similarly to a **mobile home dealer** in facilitating home transactions. This dual role helps streamline the process for prospective homeowners looking to move into the village. Residents should be aware that while the lot is rented, they own their home, giving them a significant asset. This distinction is key for individuals comparing mobile home living to traditional renting or buying.
The community strives to create a tranquil living space, a notable feature in a bustling area of Utah. With lot rental prices typically ranging from approximately $385 to $450 per month (please verify current rates directly with management), Brigham Village represents a considerably affordable option in the Brigham City real estate and rental market, where average home prices and apartment rents often climb much higher. This affordability is one of the primary drivers for local Utah users considering manufactured home living.
Brigham Village is strategically located at **410 N Main St, Brigham City, UT 84302, USA**. This address places it directly off Main Street (Highway 89), one of the major thoroughfares in Brigham City.
For residents, this translates into exceptional accessibility:
- **Proximity to Local Amenities:** The location on Main Street means quick access to essential services, including grocery stores, dining options, retail centers, and professional services available within Brigham City.
 - **Commuting Convenience:** Its position near Main Street allows for easy and rapid connection to Interstate 15 (I-15) and Interstate 84 (I-84), making commutes to Ogden, Logan, and other key Northern Utah economic centers straightforward. This is a significant advantage for those working outside of Brigham City who want an affordable home base.
 - **Box Elder County Access:** The central location is ideal for accessing the natural beauty and recreational opportunities of Box Elder County, from the Wasatch-Cache National Forest to the Golden Spike National Historical Park.

The small, concentrated nature of the community's 34 lots means minimal internal traffic, and the mature trees that surround the park offer a degree of privacy and shade, despite the Main Street location. Adding to the unique setting is the presence of the Box Elder Creek, which runs through the middle of the park, offering a distinctive natural element and the relaxing sound of flowing water to many residents.
The services provided by the community management are essential for maintaining the quality and smooth operation of Brigham Village. While residents own their individual homes, the management oversees the common grounds and infrastructure.
- **Lot Rental/Leasing:** Providing the land lease for resident-owned manufactured homes, which includes access to common utilities.
 - **Utilities Inclusion in HOA/Lot Fee:** The monthly association fee or lot fee often includes essential services, helping residents manage their budget. Information from public listings suggests that **water, sewer, and trash removal** are services typically included in the monthly fee, though this should always be confirmed with the current management.
 - **On-site Management & Maintenance Coordination:** Professional management is responsible for the upkeep of common areas, ensuring the community grounds are presentable and addressing infrastructure concerns related to the park's utilities and roads.
 - **Mobile Home Dealer Support:** While not a traditional new mobile home dealer like a major retailer, the village acts as a hub for both buying and selling existing manufactured homes within the community, often helping to facilitate sales of homes on-site.
 - **Application and Screening:** A formal application process, including a fee per adult, is in place to ensure a compatible and safe resident environment.
 - **Pet Policy Enforcement:** The community enforces a pet policy, which allows pets but requires prior screening and approval from the management company to maintain a quiet and respectful environment for all residents.

Brigham Village's distinguishing characteristics are what make it a unique and often-sought-after place to live in Brigham City, offering a blend of natural appeal and practical utility.
- **Natural Green Space and Box Elder Creek:** A major highlight is the Box Elder Creek, which meanders through the park, providing a unique, scenic backdrop and the soothing presence of water and greenery, a rarity in a dense residential area.
 - **Mature Trees:** The park is lined with mature trees, providing valuable shade, particularly during Utah's warmer summer months, and enhancing the sense of a well-established, rooted neighborhood.
 - **Affordable Entry Point to Homeownership:** With generally low mobile home prices and affordable monthly lot rent, it provides one of the most cost-effective routes to owning a home in Box Elder County.
 - **Owner-Occupied Community:** The community is typically described as an owner-occupied environment. This structure often contributes to residents taking greater pride in their homes and surrounding areas, helping to maintain the overall quality of the neighborhood.
 - **Utilities Included (Water, Sewer, Trash):** The convenience of having core utilities bundled into the lot fee simplifies monthly budgeting for residents.
 - **Quick I-15 Access:** The immediate proximity to Main Street and the I-15 corridor is a major plus for commuters and those who frequently travel throughout Northern Utah.

For current residents, prospective tenants, or those interested in learning more about mobile homes for sale in the community, direct contact is necessary to obtain the most up-to-date information on lot rental rates, home availability, and community rules.
**Address:**410 N Main St, Brigham City, UT 84302, USA
**Phone:**(435) 225-2800 (as publicly listed for management)
**Note on Specific Addresses:** While the primary park address is 410 N Main St, individual units will have distinct lot numbers, such as 410 N Main St #30 or #43.
Choosing Brigham Village is often a decision based on a careful balance of location, community environment, and financial pragmatism. For Utah users, the most compelling reason to consider this community is the **financial stability and accessibility of homeownership** it offers. In a state where housing costs continue to be a challenge, the ability to own a home at a significantly lower initial investment and manageable monthly lot rent is a powerful draw. This economic advantage, combined with the convenience of having essential services like water, sewer, and trash included in the lot fee, makes budgeting simpler and more predictable.
Beyond the financial aspects, the unique natural setting—especially the sound and sight of the Box Elder Creek and the established, tree-lined grounds—provides an unexpected level of tranquility and natural beauty for an in-town location. The small, owner-occupied nature of the park further encourages a sense of stability and neighborly interaction, making it more than just a place to live—it's a genuine community. While one customer review mentioned issues unrelated to the property management (local police and court system concerns), and another noted the age of some existing homes and infrastructure (the open creek/irrigation canal), these facts underscore the need for prospective residents to conduct a thorough inspection of any home they consider purchasing and to speak directly with management about community and maintenance expectations. The opportunity to find recently updated homes, as sometimes seen in public listings with new furnaces, roofs, and flooring, shows that existing homeowners are actively investing in and improving their properties within the village. Ultimately, Brigham Village offers a practical, affordable path to homeownership in a convenient Brigham City location, balanced by its distinctive natural environment.

Brigham Village Reviews
Corrupt cops make the entire town non desirable to go to. One cannot relax there without wondering what the local PD will do next. The court system is a joke and work on the good buddy system and pretty much rail road it's citizens. I guess for citizens who don't mind all of this it's a pretty cool place. Me , I don't have a criminal record and tend to stay away so I keep it that way.
August 03 · Michael GlennMy eldest "child" lives here. It's r run down and old looking the cities irrigation canal runs through the park and under trailers... it's an open creek like canal. The trailer they live in they purchased for next to nothing, and as or should have been. If they don't get to work on the roof and ceilings.
