Mostly a trailer park with RV sites. I stayed for a little less than 2 months. I actually would have gotten ripped off for about 4 days that over lapped from the first month but I chose to leave sooner anyway.THERE ARE SOOOOOOOO MANY POTHOLES.The first month on a paved semi level site with no trees in the blistering sun all day right near the very noisy busy highway. The second was off the road a bit more with lots of tree coverage which we loved. Our only site complaint at the shaded site was flooding. We lived in a mud pit we could barely pull our cars or rig out of anytime it rained. We actually got our RV stuck trying to pull out and their Bobcat broke down in front of that site for days. Site needed serious leveling as well. Not sure why but there’s a strong smell of sewage sometimes too.Ft Mitchell is not close to anything worth looking at. This park offers ZERO amenities beyond full hook up. The owners/hosts are quite strange as they dig through the dumpsters full of resident trash and told my husband and I varying versions of the same incident which was…..interesting to say the least.I wouldn’t return to this “campground”. If you don’t have a restricted dog breed and are affiliated with the military, stay at Uchee Creek! MUCH NICER

Location is very close to base. The dumpsters are regularly emptied and lawns are consistently maintained. The price is decent considering that other trailer parks in the area want 500 to 800 bucks just for a hookup. Paying rent is simple and easy, only $10 fee if you miss a payment. Sue is very friendly and manages the place well. Branching Pines offers a place to live at a fair price, it’s a trailer park I can’t speak to the specifics of other’s 1 star reviews but it is a trailer park, what do y’all expect?

The staff is always maintaining the property and Sue, in particular, managed the property very well. I was impressed at how quick she is to respond and help when needed. Price is also very reasonable. We will definitely be back.
