Based on publicly available information and tenant reviews, the reported services offered at Woodcreek RV & Mobile Home Park include:
- RV Hook-ups: The park reportedly offers spaces for RVs, implying the provision of necessary hook-ups such as electricity and water.
- Mobile Home Lots for Rent: The park caters to mobile home residents, offering lots where tenants can place their manufactured homes.
- Residential Tenancy: The park functions as a long-term residential community for both RV and mobile home dwellers.
- Management Services: Like any rental property, there is a management entity responsible for the park's operations, collecting rent, and purportedly addressing maintenance requests.
It is important to note that while these services are typically expected in such a park, specific details regarding their quality and reliability, particularly concerning maintenance and responsiveness, have been a significant point of concern in tenant feedback. Reviews indicate that there have been considerable challenges in getting repairs completed and receiving proper documentation for payments. Potential residents should verify the current status and availability of all desired services directly with park management and consider independent verification.
Based on publicly available information and tenant reviews, the reported features and highlights of Woodcreek RV & Mobile Home Park predominantly revolve around tenant experiences with management and property maintenance.
- Acceptance of Cash Payments: Tenants have reported that the park primarily or exclusively accepts cash payments for rent. This practice is noted as a significant feature by former residents, who also mention difficulties in obtaining receipts for these payments. This can be a notable consideration for financial record-keeping.
- Reported Maintenance Issues: A recurring theme in tenant feedback highlights significant delays or lack of repairs for maintenance requests. Issues such as non-functional thermostats have reportedly required tenants to purchase and install their own replacements. This suggests that residents might need to be prepared for self-sufficiency in addressing property issues.
- Concerns Regarding Management Responsiveness: Former tenants have explicitly stated difficulties in communicating with management, including ignored calls and texts when attempting to discuss issues like security deposits or repairs. This indicates potential challenges in landlord-tenant communication.
- Disputed Security Deposit Returns: Multiple reviews mention that security deposits were not returned upon move-out, with tenants reporting a lack of communication or explanation from management regarding these funds. This is a critical point for prospective residents to consider.
- Management Structure: There are mentions of "old tenants" being hired as managers, which some reviewers imply contributes to the management issues. This suggests an internal management approach rather than an external, professional property management firm.
- Long-Term Residency: Despite the reported challenges, some tenants have resided at the park for extended periods (e.g., "about 2 years if not longer"), indicating that it serves as a long-term residential option for some individuals.
It is crucial for any potential resident to approach these features with caution and conduct thorough due diligence, including speaking with current tenants if possible, before committing to a lease.

When making any payments, always insist on a written receipt, even if only cash is accepted, to ensure proper documentation of your financial transactions.
For Texans considering mobile home or RV living, Woodcreek RV & Mobile Home Park in Hallsville presents a local option that requires careful consideration. While the park’s location in East Texas offers a relatively quiet setting with access to Hallsville's local amenities and Longview's broader services, potential residents must be fully aware of the reported tenant experiences. The primary suitability of this place for locals will largely depend on their individual priorities and their tolerance for potential management and maintenance challenges.
For locals seeking affordable housing options, mobile home parks can often fill a vital need. However, the consistent feedback regarding unaddressed repairs, difficulties in obtaining receipts for cash payments, and unresolved security deposit issues are significant red flags that any prudent Texan should carefully weigh. While the idea of a convenient, long-term RV or mobile home space might be appealing, the reported lack of responsiveness from management could lead to considerable frustration and unexpected out-of-pocket expenses for maintenance that tenants believe should be the responsibility of the park.
Ultimately, this park might be suitable for Texans who are prepared to be highly proactive in their tenancy, meticulously document every interaction and payment, and potentially handle minor repairs themselves if management proves unresponsive. It may also appeal to those who prioritize a specific location in Hallsville and are willing to navigate potential operational difficulties for that benefit. However, for locals who expect consistent maintenance, clear communication, and straightforward financial practices from their landlords, the reported experiences suggest that Woodcreek RV & Mobile Home Park may not align with those expectations. Thorough due diligence, including perhaps speaking with current residents on site, is highly recommended for any Texan considering this park.

Woodcreek RV & Mobile Home Park Reviews
Worst people to rent from nothing but lies come out their mouths nothing will get repaired we have put work orders in every month since we moved in "over a year ago" and nothing has been fixed you can barely get a receipt either and they only except cash "but guess thats what you get when you rent from someone who got arrested for money laundering" wonder if his books will match up with the IRS I'd give these people 0 stars if it would let me straight slumlords
Apr 22, 2025 · michellee bivinsDo not rent from here. I would give 0 stars if I could. We rented here for about 2 years if not longer. During that time management was terrible. Took weeks if not months to get things fixed or taken care of. Our thermostat quit working so US THE TENANTS went and bought a new one! We also put up new towels racks, because we had none. (with their permission)We followed all the rules and took care of our place. When it came time to move out we asked for our deposit back and never got it. Not even a penny of it. They kept forwarding our calls and ignoring our texts. I guess that’s what happens when you hire old tenants as managers rather than real reputable managers. Oh and also, the “office” is their house and they only accept cash for rent 😂 sketchy huh be careful renting here and ALWAYS ASK FOR A RECEIPT
Dec 04, 2022 · Ashlee TrappDO NOT… I REPEAT DO NOT RENT FROM THESE PEOPLE!!!! If anything ever has to be fixed it takes weeks or MONTHS to get fixed and sometimes not even then! VERY SHADY PEOPLE! DEFINITELY STAY AWAY if you expect to get your deposit back when you move out!!! I have called both “ landlords” multiple times and got the run around every time! I left the house in better shape than it was when I moved in!!!! WORST RENTING EXPERIENCE EVER!!!!
Feb 20, 2022 · Ross GipsonThis place was going downhill when my family first moved in but now they have new managers in the office and everything is going so much better. It’s quiet and calm and so peaceful. The last guy running things ken was so rude and disrespectful. And maintenance never got done. But with the new people everything gets done right the first time.
Aug 19, 2019 · Samantha CruzIf you want to live somewhere that you will be welcomed and treated like family with a "it takes a village" mentality then this is where you want to call home. It's not perfect but it's home and the management strives to meet all of the needs of tenants.
