Windsor Estates Manufactured Home Community Introduce
Welcome to Windsor Estates Manufactured Home Community, a well-established and centrally located residential development in West Valley City, Utah. For individuals and families across the Wasatch Front seeking a smart, cost-effective alternative to traditional stick-built housing, Windsor Estates provides a comprehensive solution by combining a vibrant community setting with the dual convenience of being a mobile home park and a resource for home sales and rentals.
This community is highly valued for its location, which offers easy access to the extensive job market, entertainment, and recreational opportunities of the greater Salt Lake City area. As a family-focused community, it creates a welcoming and diverse environment where residents can enjoy the benefits of homeownership or renting without the sky-high prices of many other Salt Lake County neighborhoods. The property is designed to cater to various needs, operating as a primary residential mobile home park, a place for purchasing new or used manufactured homes from a Mobile Home Dealer, and offering options through its function as a Mobile Home Rental Agency. This multi-faceted approach ensures that prospective residents have several pathways to establishing a comfortable home within the community.
While the community provides key amenities and a favorable location, some resident feedback highlights common concerns faced by many manufactured home park communities in Utah and across the country. Reviews from long-term residents point to the continuous challenge of annual lot payment increases alongside noted instances of dissatisfaction with day-to-day management and maintenance upkeep. One resident, a nearly 10-year veteran of the community, noted the annual lot payment increase contrasted with a perceived failure to provide "proper management and maintenance." Another review detailed a negative personal interaction with the site manager regarding the use of the event center, expressing a feeling of being "offended and let down" by the manager's "ignorance" and "attitude," a sentiment reportedly shared by other residents.
These resident experiences underscore a critical consideration for new or prospective residents: while the land lease model offers affordability and the community provides amenities, it is essential to understand the potential for annual lot rent adjustments and the importance of professional, respectful community management. New residents should always inquire directly about the current state of maintenance, the frequency of rent increases, and the specific rules and processes for using community facilities to ensure their expectations align with the living experience.

### Services Offered
Windsor Estates provides a trio of core functions—residency management, home sales, and rentals—to support its residents and attract new homeowners.
- Manufactured Home Park Management: The primary service involves the professional management of the residential community, overseeing the leasing of home lots and the maintenance of common areas. This includes enforcing community rules and organizing the occasional planned social activities.
- Mobile Home Dealer Services: The community also serves as a point of sale for manufactured homes, offering residents and prospective buyers the chance to purchase new or used homes directly within the community. This provides a clear path to ownership for new residents.
- Mobile Home Rental Agency Services: For those not ready to purchase, Windsor Estates functions as a mobile home rental agency, often having rental units available. This allows residents a flexible, entry-level option for living in the community.
- Maintenance and Landscaping: Routine upkeep is provided for the community's shared amenities, grounds, and infrastructure, though residents' reviews indicate a need for continuous improvement in the consistency and quality of this service.
- Homeowner Support: The leasing office acts as the main point of contact for residents, handling lot rent payments, addressing maintenance requests, processing move-in/move-out details, and managing the reservation of the community event center.

★ 5★ 4★ 3★ 2★ 1Well i have been here for almost 10 years. And the owners raise the lot payment every year but failed to provide proper management and maintenance. The only reason I haven't left yet is because my GPA has been here for over 20 year's and we cant afford to move. 😢😣😣😣😣
July 01 · Andrew ShayHave been living here 6 years and we keep to ourselves, have never had an issue with any neighbors or management, we pay our dues on time and try to be as respectful as possible but unfortunately we had a horrible experience with the site manager. We had previously rented the event center with no issues, we always went above and beyond to leave it cleaner than it was given to us, but when we went to ask for a reservation for a date in fall, the manager was extremely rude and unhinged. She went out of her way to express how they would never rent to us, pointing her finger to us and raising her voice. We sat there letting her express herself, and we simply said OK. We could've returned the ignorance in attitude but it was not something worth our time. Nonetheless, we felt extremely offended and let down with the level of ignorance that we were spoken with. Being a manager that oversees a property where all sorts of people live, you have to know how to deal with different views, people from different places, without offending but it was almost as if she intentionally went out of her way to be disrespectful. That day she took out all of her anger on us. After talking to other residents about this, many expressed their discontent with her 'attitude'.
June 16 · Lady JagaraI lived at Windsor Estates for the past 10 years, and loved living there. Before I moved into this community I checked out like what seemed all the communities in west valley, and really liked this one. Management has tried to do its best keep it looking good. I like the fact that it is a peaceful community and we don't have to worry about a tow truck booting your car if you leave it out front for even 5 minutes like in other communities. Don't listen to the negative reviews, A few years ago we had a BAD manager that let in any crackhead live here without doing the proper background checks, the current manager is trying her best to get them all out and for all I know, those are the ones that have already gotten evicted and now are writing the bad reviews. I am sure this community will be what it once was once they are all gone. Only complaint, and reason for my 4 stars, street lamps that are out need to be FIXED PLEASE!
September 24 · Esme OTerrible place, changed hands several times, they fraudulently removed mine and my husband's names from the lease and put our daughter without her signature, you can't have ANYTHING in your yard, and the home next door burned down because of illegal immigrants activity, the management was suppose to help us replace our siding but never did, now current management threatens us monthly. There has been several murders here and if you are white, you are singled out.Update:All the warnings and complaints we got, we had lived there 11 years. Suffered fire damage to our home that was due to illegals lighting fireworks at off times. And out of curiosity I drove past our former home and they have toys and clutter and all the stuff that they complained on us about. Guess its because they are immigrants and they matter... Unlike the white folks
June 29 · Stephanie MairPlaces like this should be demolished to build a senior living, this place has had meth labs, shootings, fights, not to mention the management is impossible to deal with, their hours are from 8 til 6 and you can never catch them after 5 and they're always in a bad mood. "Management" it is Not the resident's fault you're stuck working in a no future business
