Willow Pines Introduce
Welcome to Willow Pines, a dynamic and well-established manufactured home community nestled in the heart of Kaysville, Utah. As an all-ages park, Willow Pines provides an accessible and affordable path to homeownership for individuals, couples, and families across the Wasatch Front. This community is a perfect example of modern manufactured housing, offering residents a balanced lifestyle with essential community amenities and a prime location near the best of Davis County. It stands as a valued alternative to the high cost of traditional housing in this competitive region of Utah.
The model here involves owning your home and leasing the lot, which significantly lowers the barrier to entry for prospective homeowners. This arrangement allows residents to build equity in their home while benefiting from the professionally managed upkeep of common areas. Willow Pines is managed by a professional property group, ensuring a structured and maintained living environment. Community reviews highlight both the efforts of local management to create a friendly atmosphere and some of the challenges that can come with corporate rules and regulations, such as those related to exterior inspections and parking, which are important considerations for all new residents. However, the overarching sentiment from many long-term residents is one of a good community with really nice people.
With a sizable number of units built around 1992, the community offers a mix of established homes and potentially newer, updated manufactured residences. This diversity in housing stock allows for various budgets, all while placing residents in the coveted Kaysville area, known for its excellent school district and family-friendly atmosphere.
Willow Pines is situated at a highly convenient address in Davis County: 680 Main St A-1, Kaysville, UT 84037, USA. This central location on Main Street provides residents with immediate access to major transportation links and a wealth of nearby services.
- Highway Access: The community is just a short drive from Interstate 15 (I-15) and US-89, making commuting north to Ogden or south to Salt Lake City straightforward. It is also close to the Utah Transit Authority (UTA) Commuter Rail stations in Layton and Farmington, offering easy public transit options.
 - Shopping and Dining Hubs: Kaysville’s local shopping centers, including Kaysville Commons and Village Square Shopping Center, are within walking distance or a very quick drive. Furthermore, major regional shopping and entertainment destinations like Layton Hills Mall and Farmington Station Park are only a few minutes away, offering a vast selection of retail, groceries, and restaurants.
 - Recreation and Entertainment: The location is ideally positioned for both indoor and outdoor activities. Nearby family attractions include Lagoon Amusement Park, Boondocks Food & Fun, and Cherry Hill Water Park. For those who appreciate the Utah landscape, the community is nestled between the beautiful Wasatch Mountains to the east and the Great Salt Lake to the west, providing breathtaking backdrops and access to skiing and local parks.
 - Healthcare Proximity: Access to medical facilities is excellent, with Layton Hospital and Davis Hospital and Medical Center both within a short driving distance, providing peace of mind for all residents.

The community itself has notable accessibility features, including a wheelchair accessible entrance and wheelchair accessible parking lot, making it inclusive and convenient for residents and visitors with mobility needs.
Willow Pines operates as a well-managed community providing the foundational services necessary for comfortable manufactured home living. These services are typically covered by the monthly lot lease fee (which should be verified directly with management, as recent listings have indicated a Homeowner’s Association fee of approximately $996/month, though prices are subject to change).
- Manufactured Home Lot Leasing: This core service allows residents to place their home on a dedicated lot within the community, providing the necessary utilities infrastructure (water, sewer, electric, natural gas) connection points.
 - Professional Community Management: The park is professionally managed by Investment Property Group (IPG), which handles day-to-day operations, rule enforcement, and community relations. Residents report prompt responses to problems and appreciate having understanding management.
 - Common Area Maintenance: Management is responsible for the maintenance and upkeep of all shared facilities, including the playground, basketball court, and the overall grounds, ensuring a clean and presentable environment.
 - RV and Boat Storage: A key convenience for Utah residents, the community offers dedicated RV storage space, addressing the need for secure and accessible parking for recreational vehicles, which is a significant benefit in the region.
 - Pet-Friendly Policy: The community welcomes furry family members, operating as a pet-friendly manufactured home community, subject to specific rules and restrictions which should be confirmed upon application.

The desirability of Willow Pines is built on a few outstanding features that cater directly to the needs of Utah families and individuals seeking value without compromising location.
- All-Ages Community with Family Amenities: Unlike 55+ restricted parks, Willow Pines welcomes all ages. It actively supports family living by featuring a dedicated playground and a basketball court, providing safe, outdoor recreational spaces for children and teenagers.

 - Accessibility Features: The provision of a wheelchair accessible entrance and parking lot demonstrates a commitment to making the community a comfortable place for all residents, regardless of mobility level.

Willow Pines Reviews
Keeps on getting worse. They keep adding new rules in addition to the lease. Not enough parking space for the multiple 3+ people trailers. Sending people to inspect your front and back yards and the inside of your shed. If you lock your shed then sometimes it's a "violation" and the lock will be removed.
August 11 · reddytopWonderful park, really nice people, really good people.3 months in. Still love it.
August 02 · Mike SchultzThe manager is really nice and understanding and looks out for you, corporate however is a joke in my opinion they won't let me put in a small fence around one side of my house so my dogs can be outside, amongst other things that in my opinion i feel are important in a manufacture home community I give the manager 5 stars but corporate get would get 0 if Google would let me
