Willow Lake Manufactured Home Park Introduce
Hello, North Carolina residents, particularly those in the Asheville area exploring mobile home living options! Finding the right community to call home is a significant decision, and understanding the nuances of any potential residence is key. Today, we're discussing Willow Lake Manufactured Home Park, located in Asheville, NC. While mobile home parks often offer an accessible pathway to homeownership or affordable long-term rental, it's crucial to consider all aspects of a community, including its management and resident experiences.
Recent feedback from tenants at Willow Lake Manufactured Home Park presents a mixed, and in some cases, concerning picture. While the concept of community living in a mobile home park can be very appealing, particularly in a vibrant city like Asheville, the operational aspects and management style play a critical role in the daily lives of residents. One former tenant expressed that the place "was great" when they first moved in years ago, but experienced significant issues after a resident became a property manager, leading to "complaints about everything" and a feeling of "soft core harassed." Another long-term resident with children described similar issues, detailing instances of "certain rules that only certain people were made to follow" and feeling "always have someone creeping past your house to see what you are doing."
These reviews suggest that while the park itself may offer a "nice and quiet" environment with generally "friendly" people, the perceived behavior and policies of past property management have led to considerable stress and dissatisfaction for some residents. Our aim is to provide this factual, albeit challenging, information to assist North Carolina locals in making the most informed decision about their housing choices in the Asheville area. It's important for prospective residents to conduct thorough due diligence, including direct communication with current management and, if possible, speaking with existing tenants on-site.
Willow Lake Manufactured Home Park is located at 12 Monty St, Asheville, NC 28806, USA. This address places it in West Asheville, a popular and vibrant area known for its unique character, local businesses, and convenient access to various parts of the city. Asheville, situated in the Blue Ridge Mountains of Western North Carolina, is celebrated for its arts scene, craft breweries, outdoor recreation opportunities, and eclectic culture.
The park's location offers several advantages in terms of accessibility for North Carolina residents. West Asheville is well-connected to major roadways, including I-26 and I-40, making commuting and travel throughout the Asheville metropolitan area relatively straightforward. This ensures that residents have convenient access to downtown Asheville, the Biltmore Estate, the Blue Ridge Parkway, and numerous other attractions that draw people to Western North Carolina. Public transportation options may also be available in the wider West Asheville area, which can be a consideration for residents.
Beyond the park itself, the surrounding West Asheville neighborhood provides a variety of amenities. Residents would typically find grocery stores, pharmacies, local restaurants, breweries, and specialty shops within a reasonable driving distance, offering convenience for daily needs and leisure activities. The blend of a suburban setting within a dynamic city like Asheville provides residents of Willow Lake Manufactured Home Park with access to both a community living environment and the broader urban landscape of Western North Carolina. However, it's worth noting that while the location is generally convenient, the reviews point to internal park dynamics as the primary concern, rather than external accessibility.
Based on the nature of a "manufactured home park" and the details gleaned from customer reviews, Willow Lake Manufactured Home Park primarily provides leased lots for manufactured homes. While specific formal services beyond this are not extensively detailed, typical offerings for such a community would include:
Leased Mobile Home Lots: The fundamental service is providing designated plots of land where residents can place their manufactured homes. These lots typically come with utility hookups (e.g., water, sewer, electrical connections), though residents are generally responsible for their own utility bills.
Community Infrastructure Maintenance: This includes the upkeep of common areas, internal roadways within the park, and general grounds maintenance. However, the reviews mention issues with "a big hole dug up in front of the mobile home" for a week and multiple water leaks, suggesting inconsistencies in infrastructure maintenance or repair responsiveness.
Property Management: There is an on-site property manager, as indicated by the reviews. The effectiveness and professionalism of property management in addressing tenant concerns and enforcing rules consistently are crucial, and this appears to be a point of contention for some residents.
Emergency Heat Protocol: One review mentioned being told to "use my emergency heat because they did not know how long it would be until the guy could fix it" after the heat quit working multiple times. This suggests a protocol for essential service outages, though the perceived effectiveness may vary.
Pet Policy: One review mentioned "Indoor pet allowed upon approval of management," indicating a pet policy is in place.
It is highly advisable for any prospective tenant to directly inquire about specific services, maintenance protocols, and management responsiveness before committing to a residency.
The features and highlights of Willow Lake Manufactured Home Park, based on provided customer reviews, offer a mixed perspective, with both positive and significant negative aspects.
Quiet Environment: Several residents describe the park itself as "nice and quiet," suggesting a generally peaceful living atmosphere, away from the constant bustle of more urban areas within Asheville.
Friendly Neighbors (Generally): Reviewers note that "most people are friendly," indicating a potential for positive social interactions and a sense of community among residents, at least on an individual level.
Established Community: The park has clearly been in operation for many years, as evidenced by a tenant who "first moved in years ago" and another who lived there for "almost 2 years." This suggests a long-standing presence in the Asheville housing landscape.
Proximity to Asheville Amenities: While not a feature of the park itself, its location in West Asheville offers convenient access to a wide array of city amenities including shops, restaurants, breweries, and outdoor recreational areas.
Former Positive Experience (Historical): One reviewer fondly recalled a time when the park "was great" and they "never had any complaints about anything" in the past. This highlights that the park previously maintained a high standard, suggesting potential for improvement if management changes or addresses concerns.
Significant Management Concerns (Major Highlight): A dominant theme in the reviews is significant dissatisfaction with property management. Issues cited include:
- Perceived "soft core harassment" and "complaints about everything" over minor personal property items like a grill.
- Inconsistent rule enforcement, with "certain rules that only certain people were made to follow."
- Excessive scrutiny of residents' activities, with management "creeping past your house to see what you are doing" and even calling the police over a driving lesson.
- Unresponsive or inadequate maintenance for essential services, such as heat quitting "6 times in one winter" and extended periods "without water all day" due to leaks.
- Child-related incidents, such as a child being locked out and management making a "big deal" out of it, and basketballs being kicked into a pond.

For North Carolina locals considering a mobile home park as a housing option in Asheville, Willow Lake Manufactured Home Park presents a complex picture that requires careful consideration. Its suitability hinges significantly on a prospective resident's tolerance for potential management issues versus the appeal of its location and inherent quietness. While the park is situated in a convenient West Asheville location, offering access to the city's vibrant amenities and natural beauty, the consistent and detailed negative experiences shared by former tenants regarding property management are a significant factor.
The concerns about perceived harassment, inconsistent rule enforcement, intrusive monitoring, and delays in critical maintenance (like heat repair and water leaks) highlight potential challenges to a comfortable and stress-free living experience. For locals prioritizing a hands-off and highly respectful landlord-tenant relationship, these issues might be a deterrent. However, for those who are seeking an affordable housing option in Asheville and are prepared to engage directly with current management to understand present policies and responsiveness, Willow Lake Manufactured Home Park might still be considered.
It is crucial for any North Carolinian interested in this park to go beyond surface-level information. We strongly advise a personal visit, ideally speaking with current residents if possible, and having very clear communication with the property management about their policies, maintenance response times, and tenant interaction philosophy. While the "nice and quiet" atmosphere and generally "friendly" neighbors are positive aspects, the management challenges as described in the reviews are substantial. Therefore, for locals, the suitability of Willow Lake Manufactured Home Park will ultimately depend on a thorough, real-time assessment of its current operational environment and how well that aligns with their personal living expectations and priorities for a home in Asheville.

Willow Lake Manufactured Home Park Reviews
When I first moved in years ago this place was great never had any complaints about anything and then one of the residence there became a property manager and that's all I would get is complaints about everything. I had set up a grill and a picnic table back and my backyard and then all of a sudden that was a problem they were always mentioning my grill being a problem. I considered myself a good tenant I always pay my rent on time but I felt like I was being soft core harassed by these people. If property management is still living on the premises I wouldn't want to live here they can make something out of absolutely nothing and it's just not worth the stress on top of living your daily life. I would avoid this place like the plague.
Jun 26, 2022 · Chad WilburLived here for almost 2 years with my kids . The park itself is nice and quiet and most people are friendly but others just look at you when they drive by. My son had locked himself out of the house one day while I was not home he went and asked the property manager who made such a big deal out of the incident she called the owner of the park to tell her about it. My son also had a basketball goal that was approved to bring at move in and sometimes he would leave his basketballs outside ( in our driveway) and she would kick them in the pond that was behind the trailer. They also made certain rules that only certain people were made to follow that lived in the park. Not to mention my heat quit working 6 times in one winter and was told just to use my emergency heat because they did not know how long it would be until the guy could fix it, had a big hole dug up in front of the mobile home i was renting for like a week so one of the many water leaks could be fixed., were several times over the 2 year period we went without water all day because they had someone out looking for the leak . I am teaching my son to drive and one day he and I were in my car he was driving and Grace saw him driving and called the police on him for taking my car the police came to my house questioning my son about the issue , so if you move here be prepared to always have someone creeping past your house to see what you are doing.
May 07, 2021 · Deanna FrisbeeI lived in this park for three years and didn't have a single good experience. There is always some sort of issue happening, whether is be a water leak of the "landscapers" not doing their job properly. The cost of living in this place is outrageous but it's "5 minutes from downtown." Apparently that's a good enough reason to charge what they do. They seem to be doing smaller renovations but it definitely isn't enough to stay there. The park "manager" is a hateful woman who has no idea what her job is or how to do it. Stay away. Stay far away from this place.
