Wikiup Manufactured Home Community Introduce
For many residents seeking affordable and family-friendly homeownership opportunities in the dynamic Colorado Front Range, **Wikiup Manufactured Home Community** in Henderson, CO, has served as a potential solution. Situated just a short drive from Denver, this community provides manufactured housing options within Adams County, aiming to offer a blend of small-town community life with relatively easy access to the greater Denver metropolitan area's amenities and employment centers.
The manufactured housing model, where residents typically own their home but lease the lot it sits on, is a distinct pathway to homeownership that is common in communities like Wikiup. This community has historically been recognized as a mobile home park, a mobile home dealer, and a mobile home rental agency, providing various services within the manufactured housing sector. However, prospective and current residents in the Colorado region should be aware that the overall experience can be highly dependent on the enforcement of community rules, the consistency of utility services, and the management's responsiveness, as is often the case in this type of housing.

Wikiup Manufactured Home Community is strategically located at **6500 E 88th Ave, Henderson, CO 80640, USA**. As a comprehensive manufactured home community, Wikiup offers various services to facilitate the lifestyle of its residents. The primary services generally provided in this environment include:
- **Manufactured Home Sales:** The community is known to operate as a mobile home dealer, offering sales of manufactured homes, which can include both new and pre-owned units.
- **Mobile Home Rentals:** It also functions as a mobile home rental agency, providing options for those who prefer to lease a home rather than purchase.
- **Leased Land/Lot Rental:** For residents who purchase a home, the community provides leased land for the home to sit on. This lot rent (often referred to as an HOA fee in some listings) typically covers the use of the lot and certain community services. Public data from recent home listings suggests a monthly HOA fee that often includes maintenance grounds, sewer, trash, and water services, which are vital components of managed community living.
- **On-Site Community Management:** Professional management staff is typically on-site, or has a dedicated office space, to handle the day-to-day responsibilities of the community, including administering rules and regulations, addressing maintenance concerns for common areas, and processing lease/rental agreements.
- **Utility Services:** While the resident may be responsible for certain utility hookups and usage, the community generally facilitates or includes key services like water, sewer, and trash removal as part of the monthly fee.
---
Wikiup is marketed as an all-ages, pet-friendly community with several features designed to foster a comfortable living environment for families and individuals. The available amenities, often highlighted as key benefits of the community, include:
- **Community Pool:** A sparkling community pool, which serves as a major recreational feature for residents, particularly during the warm Colorado summer months.
- **Playground/Park:** A community playground or park area is available, offering a dedicated space for children to play and for families to enjoy the outdoors.
- **Clubhouse:** A clubhouse, which is often the central hub for community gatherings, events, and a place for residents to socialize or host private events.
- **Pet-Friendly Policy:** The community welcomes pets, making it a viable option for those with furry family members.
- **Off-Street Parking:** Many homes within the community feature dedicated off-street parking, often including stamped concrete driveways for improved curb appeal and convenience.
- **Proximity to Local Attractions:** Located near the Mile High Flea Market and other regional attractions, residents have unique local entertainment and shopping options.
- **Variety of Housing:** The community offers a range of manufactured homes, from two-bedroom to three- and four-bedroom layouts, often featuring modern updates, open-concept living, and desirable features like en-suite bathrooms in primary suites.

Choosing the right place to call home in Colorado requires careful consideration of both the community’s advertised features and the reality of the resident experience. Wikiup Manufactured Home Community is positioned as an appealing option primarily because it offers a path to homeownership—or at least the ownership of the physical structure—at a price point often more accessible than traditional stick-built housing in the Denver metro area. The ability to own a home with a yard, utilize amenities like a pool and a clubhouse, and have convenient access to a major city like Denver, all contribute to its potential value. The community's pet-friendly policy and on-site management are also valuable structural benefits.
However, potential and current residents should also factor in documented community challenges. Public sentiment and resident reviews have, at times, pointed to significant operational and quality-of-life issues that warrant thorough investigation. Concerns raised by residents include:
- **Inconsistent Utility Services:** Specifically, reports of recurring water supply issues and general utility reliability.
- **Maintenance Concerns:** Accounts of the community pool being poorly maintained (e.g., "always green looking") and general "run down" conditions for the lot rent price.
- **Enforcement of Rules and Safety:** Reports of excessive noise from vehicles (ATVs, dirt bikes) driven unsafely by minors on community streets, coupled with allegations that community management is unresponsive to complaints, leading to a breakdown in peaceful enjoyment and safety.
- **Management-Resident Relations:** Instances of residents facing eviction over disputes concerning minor property rules (fences, curtains, cleanliness) and overall confrontational management interaction, despite timely payment of substantial lot rent fees, as high as over $1,200 monthly according to some reports.
- **Financial Considerations:** The monthly lot rent is a crucial and often rising cost that must be weighed against the value of the amenities and the quality of the living experience.
Ultimately, Wikiup Manufactured Home Community offers an established place in the Adams County housing market with core amenities. For the right buyer or renter who is able to navigate the communal living environment and its reported challenges, it remains a possible route to homeownership on the outskirts of the Denver metro area.

April 08 · Claudia BravoThis place is not a place you want to live unless you like being without water all the time and they can’t keep their pool clean it’s always green looking me and my family have only been here 4 years and we are already looking to moving paying$1,208.41 for lot rent isn’t worth it not for a run down place like this
March 16 · Schylar AstiIve lived in this community for 20 years never had issues. Since 2022 the new office manager has taken her job way to seriously and is harassing tenants. no place should be ran by those kinds of people. She even had the audacity to deny my child entry to the community pool. Cant wait to sell our property here and move far away im filing a complaint everywhere
September 15 · Maria LThe homes are tightly packed in and driving/parking can be tricky. Peoples dogs are regularly allowed to roam the neighborhood freely.Children seem to come out and play in the street's mostly at night. Making driving through the neighborhood even more sketchy. The lot rents are ridiculously over priced. However the people living their are decent, hard working, and peaceful.
December 13 · Anon ymousThis park made my family and I wait 2 weeks for a background check to then tell us we where declined because we don't make enough! We were purchasing a mobile home cash and only had to pay the lot rent. My husband is a retail manager and can handle the rent with one weeks pay! Also, the person selling us the mobile home found out that we got declined before we even did! This park is just bs and I do NOT recommend this park to ANYONE!
