Wendell Acres Mobile Home Park

900 Kathleen Dr #68, Pulaski, TN 38478, USA

3.0
Would not recommend. I rented a trailer for a year here. I left the trailer in better condition than I found it. I improved both plumbing and electrical as well as painting the porch. I was issued eviction notices as communications to cut the grass if it had been more than 5 days since I mowed. I received an eviction notice to paint the porch. I was told I would have to pay $5 a page for a copy of the lease which I never received. I was told I had to pay property taxes for a trailer and lot I would never own (illegal). I was banned from this trailer park when I moved out because I didn't improve their property enough. If at all possible, find somewhere else. - Jacob Conforti

Wendell Acres Mobile Home Park, like any residential community, has its own unique characteristics. This overview will guide you through the available public information and direct customer insights, helping you to make an informed decision about whether Wendell Acres Mobile Home Park aligns with your housing needs and expectations in the Pulaski area.

Wendell Acres Mobile Home Park is situated at 900 Kathleen Dr #68 (also listed as 900 Industrial Access Rd), Pulaski, TN 38478, USA. This address places the community within the city limits of Pulaski, Tennessee, a historic town located in Giles County. Pulaski is known for its small-town charm, local amenities, and its position in the South Central Region of Tennessee.

For Tennessee residents, the park's location offers a balance between a quieter residential setting and accessibility to necessary services. Pulaski, while a smaller city with a population of over 8,000, provides essential amenities such as local shops, grocery stores, restaurants, and schools. Residents of Wendell Acres would find these daily conveniences just a short drive away. Furthermore, Pulaski's strategic location in the region means it's approximately 70 miles from Nashville, 40 miles from Huntsville, AL, and 99 miles from Chattanooga. This connectivity can be a significant advantage for those who may commute for work, seek broader shopping or entertainment options, or wish to visit larger urban centers while still enjoying the lower cost of living and quieter pace of Pulaski. The ease of access to major routes enhances the practicality of living at Wendell Acres Mobile Home Park for those rooted in Tennessee.

As a mobile home park, Wendell Acres primarily offers the rental of lots for manufactured homes. Based on typical operations and information gleaned from public records, here are the services generally provided, alongside some details regarding potential resident responsibilities:

  • Lot Rentals: The core service is the provision of individual lots where residents can place their owned manufactured homes. These lots are equipped with the necessary hookups for utilities.
  • Utility Hookups: The park provides the infrastructure for essential utilities, including water, sewer, and electrical connections to each lot. However, it's important to note that, as indicated by Zillow data for properties within the park, utilities such as water, garbage, and sewage may not be included in the rent and would be the resident's responsibility. Tenants typically contract directly with utility providers or are billed by the park for consumption.
  • Maintenance of Common Areas: Standard for mobile home communities, the park management is generally responsible for the upkeep and maintenance of common areas and infrastructure such as roads within the park.
  • On-Site Management/Communication: While a management presence is implied for the operation of the park, concerns raised in reviews about communication and issue resolution are notable. Prospective residents should clarify management's availability and responsiveness protocols before committing.
  • Lease Agreements: The park operates under lease agreements for lot rentals. It is crucial for prospective tenants to receive and thoroughly review a copy of their lease agreement, understanding all terms and conditions, including responsibilities for property taxes (if applicable) and maintenance.
  • Parking: Properties within the park generally offer off-street parking, providing convenience for residents' vehicles.

Wendell Acres Mobile Home Park presents certain features and highlights inherent to its type of community and location. However, it is essential to consider these alongside direct feedback from past residents to gain a complete understanding. Here are aspects that are typically considered features, along with reported experiences:

  • Affordable Housing Option: Mobile home parks often serve as a more affordable housing solution compared to traditional stick-built homes, particularly in a growing region like South Central Tennessee. The rent structure for lots, separate from home ownership, can offer a cost-effective alternative for residents.
  • Proximity to Local Amenities: Situated within Pulaski's city limits, the park allows residents easy access to local shops, restaurants, schools, and essential services, making daily life convenient. The location is also within a reasonable driving distance to larger cities like Nashville and Huntsville, AL, for more extensive amenities and opportunities.
  • Individual Lot Responsibility: Residents are often responsible for the maintenance of their specific lot, including landscaping such as grass cutting and porch painting, which can allow for a degree of personal customization and pride of ownership over their immediate space.
  • Quiet Neighborhood Setting: While not explicitly stated in the limited positive reviews, mobile home parks often offer a quieter, less dense living environment compared to apartment complexes, which can be a desirable feature for many individuals and families.
  • Potential for Home Improvement: As indicated by a former tenant's efforts to improve plumbing, electrical, and painting, residents have the potential to make improvements to their rented trailers, which, depending on lease terms, could enhance their living experience (though, as reviews suggest, expectations regarding these improvements can lead to disputes).

However, it is crucial to address the significant concerns raised by past residents, which heavily influence the overall perception of the park:

  • Management Communication and Practices: Multiple reviews highlight serious issues with management, including claims of unfair eviction notices for minor maintenance (e.g., grass cutting within 5 days, porch painting), difficulty obtaining lease copies (with a reported $5/page fee), and alleged demands for residents to pay property taxes on trailers/lots they do not own (which is illegal for lot renters in Tennessee). This suggests a challenging relationship with management for some residents.
  • Lack of Resident Support: The sentiment of being "banned" for not improving property "enough" and the overall "would not recommend" indicate a perceived lack of support or willingness to resolve issues from management's side.

It is strongly advised that all interested parties directly contact the community management using the provided phone numbers. Given the serious concerns raised in past resident reviews, it is paramount to engage in thorough due diligence. This includes:

  • Requesting and receiving a full copy of the lease agreement *before* signing anything and ensuring all terms are clearly understood, especially regarding maintenance responsibilities, fees, and eviction clauses.
  • Clarifying all financial obligations, including lot rent, utilities, and any other potential fees (e.g., property taxes, which renters are generally not responsible for on the property they don't own).
  • Discussing management's expectations for lot maintenance and the process for addressing concerns or disputes.
  • Visiting the park in person to assess its current condition and atmosphere.

Direct, clear communication and a complete understanding of all contractual agreements are essential steps before considering residency at Wendell Acres Mobile Home Park.

For locals in Tennessee, particularly those in the Pulaski area, Wendell Acres Mobile Home Park presents a housing option that merits careful consideration. On one hand, its location within Pulaski city limits offers convenient access to local amenities and a reasonable commute to larger economic hubs like Nashville and Huntsville, Alabama. For individuals and families seeking an affordable housing alternative, mobile home parks often fill that niche, allowing for potentially lower living costs compared to traditional housing. The individual lot responsibility can also appeal to those who wish to personalize and maintain their immediate living space.

However, the significant and repeated concerns raised by past residents regarding management practices, communication, and alleged unfair demands (such as paying property taxes on rented property or unreasonable eviction threats over minor maintenance) are critical factors that cannot be overlooked. While the availability of such a park may provide necessary housing, potential residents in Tennessee should approach Wendell Acres with a strong emphasis on understanding every aspect of the lease agreement, clarifying all financial responsibilities, and ensuring clear lines of communication with management from the outset. For a local seeking a stable and hassle-free living situation, a thorough personal investigation and potentially seeking legal advice regarding tenant rights in Tennessee (where tenant protections for mobile home lot renters can be limited) are highly recommended to determine if Wendell Acres Mobile Home Park is truly a suitable fit for their long-term housing needs.
