Lot Leasing: The fundamental service is the leasing of land (lots) for manufactured homes. Lot rent is a key component, with past residents reporting a significant increase over several years (from $800 to $1400 over 7 years, with a more recent report of current lot rent at $700), indicating variability in pricing over time.
It is important for prospective residents to inquire about the specifics of all services, their inclusions, and any potential fees, especially in light of historical resident feedback regarding lot rent increases and maintenance concerns under previous management.

Friendly Staff (Initial Experience): One recent review praised Gayle, the landlord, as "fabulous from start to finish! Great with communication! Very friendly and welcoming!" and Danielle as "very accommodating," suggesting a positive initial experience for new residents or those interacting with specific staff members.
However, it is vital to acknowledge the concerns raised by a long-term resident, particularly related to the change in management to Havenpark a few years ago:
Predatory Price Increases: Lot rent has reportedly increased significantly, from $800 to $1400 over seven years, with a current figure of $700 mentioned in another context. This suggests substantial and frequent rent hikes.
Water Issues: The "water is constantly being worked on," indicating ongoing problems with the water infrastructure.
Parking Restrictions: Residents risk their car being towed if parked in the street, which can be restrictive for households with multiple vehicles or visitors.
Flooding: The street reportedly "floods at least once a year," posing a recurring inconvenience and potential hazard.
Non-Renewal of Leases: The management is reportedly "non renewed because we refuse to buy the rental unit we are in," suggesting pressure on renters to purchase their homes.
These contrasting perspectives are important for potential residents to consider.
While specific, time-limited promotional offers are not explicitly detailed in the provided reviews, Wellington Green does highlight its offerings in a way that suggests a value proposition for prospective residents. The focus appears to be on the overall community amenities and the availability of new homes.
New Home Availability: The community emphasizes having "beautiful new homes" for sale. For individuals and families looking for a modern manufactured home, the availability of these new units can be a significant draw, potentially reducing immediate repair or renovation costs often associated with older homes.
Community Amenities as Value Add: The extensive list of amenities—including a swimming pool, basketball court, clubhouse, playground, and barbecue area—acts as an ongoing "offer" by providing recreational and social opportunities included in the living experience.
Friendly and Accommodating Staff: One recent reviewer praised the staff, particularly Gayle and Danielle, for being "friendly and welcoming" and "very accommodating." While not a direct discount, a positive and supportive leasing/purchase experience can be a significant "offer" in terms of customer service.
However, it is crucial to note the concern raised by a long-term resident about "predatory price increases" in lot rent over several years. While initial purchase or rental may seem appealing, prospective residents should thoroughly inquire about the history of lot rent increases and the terms of any lease agreements to understand long-term costs. It is always advisable to directly contact the sales office at Wellington Green to inquire about current home availability, purchase incentives, specific lot rent rates, and any promotions that may be available at the time of inquiry.

For Hoosiers in Southern Indiana considering a manufactured home community, Wellington Green in Clarksville offers a blend of compelling advantages and notable concerns that locals should weigh carefully. Its most significant suitability stems from its prime location. Nestled in Clarksville, residents benefit from exceptional accessibility to a wealth of amenities including local restaurants, shops, and entertainment venues. The proximity to major retailers like Walmart and Sam's Club covers daily needs, while easy access to a TARC bus stop and major roadways provides convenient connectivity throughout Clarksville and, crucially, to the robust job market and vibrant cultural scene of downtown Louisville, Kentucky. For those working in Louisville or seeking its diverse offerings, Wellington Green's location makes it a highly attractive and practical choice.
Beyond location, the community's extensive array of amenities, including a swimming pool, basketball court, clubhouse, playground, and barbecue area, are genuine highlights that can significantly enhance the quality of life for families and individuals. The pet-friendly policy further broadens its appeal to many Hoosiers who consider their furry companions part of the family. The availability of "beautiful new homes" provides an opportunity for modern, comfortable living, and initial interactions with staff, as noted by some residents, can be very positive, suggesting a welcoming environment for new arrivals.
However, it is imperative for local prospective residents to fully understand the challenges reported by long-term residents, particularly concerning management under Havenpark. Significant "predatory price increases" in lot rent over several years (from $800 to $1400) pose a serious financial consideration for long-term affordability. Reports of consistent water issues, restrictive street parking policies, and annual flooding are practical concerns that can impact daily life. The pressure on renters to purchase their units and non-renewal of leases if they refuse are also critical points for individuals considering renting a home within the community.
Therefore, while Wellington Green offers desirable amenities and an excellent location for Hoosiers seeking a home in the Clarksville-Louisville area, potential residents must conduct thorough due diligence. This includes detailed inquiries about current and projected lot rent, understanding all lease terms, clarifying maintenance responsibilities, and perhaps speaking with multiple current residents to gain a balanced perspective on the community's management practices. For locals who prioritize a community with amenities and a strategic location and are prepared to navigate potential long-term cost changes, Wellington Green remains an option in Southern Indiana's housing market.

Wellington Green Reviews
Gayle was fabulous from start to finish! Great with communication! Very friendly and welcoming! Danielle was very accommodating to my schedule! So excited to live in this community! Overall great experience in purchasing my mobile home and applying for the park!
Mar 05, 2025 · Brandy GruverI posted a review a few years ago which has apparently been removed. I would encourage you not to live in this community if at all possible. Predatory price increases are a regular occurrence almost annually. When we moved in we were paying $800 a month which has now risen to $1400 7 years later. The water is constantly being worked on, you cannot park your car in the street without risking it being towed, the street floods at least once a year, I could go on and on. None of this was an issue till Havenpark took over management a few years ago. We are now being non renewed because we refuse to buy the rental unit we are in. The one highlight has been Gayle the landlord who has been nothing but nice to us. Not to mention you can find somewhere else that has lot rent half as much. Last I heard it is currently $700.

Jan 28, 2025 · Mitchell ClappEasy home buying process. Bought my home directly through the park, was an easy hassle-free experience. Currently reside in the park. No complaints. They keep the park clean. Good neighbors. Good for kids and a diverse community. Having a pool is a major plus. 10/10 recommend over an apartment.
