Wadsworth Mobile Home Park is designed to provide a structured and supportive living environment, offering several key services to its residents. The aim is to ensure a comfortable and well-managed community.
- Lot Leasing and Home Sales: The park offers empty lots for residents to place their own manufactured homes, with lot rent starting at $320 or higher per month. They also have homes available for purchase, including new homes (3 bedrooms, 2 baths, all hard surface flooring) and pre-owned "Handyman Special" homes, providing flexible options for potential residents.
- On-Site Management: A significant feature is the presence of an on-site park manager who lives within the community. Reviews highlight this manager, Heather, as "very kind and professional," "kind, helpful and pleasant," and promptly addressing issues, though other reviews offer a contrasting perspective.
- Utility Billing: While utilities like water, sewer, trash, and electric service are provided directly to residents, they are billed through the respective utility companies, allowing for individual control and transparency of usage.
- Common Space Yard Maintenance: The park provides maintenance for common areas, contributing to the overall tidy appearance of the community.
- Snow Removal: A highly praised service is that snow is "ALWAYS plowed before 5am," ensuring residents have clear access during winter months, a crucial benefit in Ohio's climate.
- Prompt Issue Resolution: Positive reviews emphasize that "any issues are promptly fixed," suggesting a responsive maintenance system.
- Application Process: A clear four-step process is in place for prospective residents, involving a pre-approval form, a tour, a background and credit check (for a $30 fee per adult), and then the move-in process, which includes paying a security deposit and transferring home title and utilities. This structured approach helps maintain a safe community.
- Pet Policy: One animal 40 pounds or less is permitted, making it a pet-friendly community for those with smaller companions.
It is important to note that while some reviews commend management and maintenance, other reviews contradict this, alleging that the park manager is "lazy and never doing anything for the park" and that "lot rent increases every 6 months and no changes happen to the park," mentioning issues like "potholes," "garbage on the ground," "outside lights that have never been changed," "constant construction," and "water pressure never good." Prospective residents should discuss these varying accounts directly with management and observe the park's current condition.
Wadsworth Mobile Home Park offers several features that can make it an attractive consideration for Ohio residents, aiming to provide a comfortable and affordable living experience.
- Quiet Community Atmosphere: Multiple positive reviews describe the park as "Very quiet and nice place to live." This suggests a peaceful environment, which can be highly desirable for those seeking a tranquil residential setting.
- Affordable Living with Modern Homes: Residents can find significant value, with some reporting 1100 sq ft, 3-bed, 2-bath homes for "less than what I would pay for an efficiency anywhere else." The availability of "only two years old" and "just lovely" trailers further highlights the potential for modern, comfortable living at an unbeatable price.
- Responsive On-Site Management: According to some residents, the landlord lives on-site and is "very kind and professional," only engaging when "absolutely necessary." This can contribute to a hands-off yet supportive management style. Snow is "ALWAYS plowed before 5am," and "any issues are promptly fixed," showcasing a commitment to maintenance.
- Prime Location Benefits: Situated in Wadsworth, a city known for its "desirable" quality of life, "revived downtown area," and "sought after school districts." Proximity to a new Amazon location and major metro areas like Cleveland, Akron, and Canton adds to its appeal for commuters and those seeking amenities.
- Flexible Home Options: The park offers a range of choices, including empty lots for those with their own homes, new homes for purchase, and "Handyman Special" homes, catering to different budgets and preferences.
- Pet-Friendly Policy: Allowing one animal 40 pounds or less accommodates pet owners, adding to the community's appeal.
Conversely, it is essential for prospective residents to be aware of the contrasting perspective found in some public reviews. These criticisms highlight concerns about frequent "lot rent increases every 6 months" with "no changes" to the park, a perception of the park manager being "lazy," and persistent issues such as "potholes," "garbage on the ground," unaddressed "outside lights," "constant construction," and "never good water pressure." These are serious claims that warrant direct investigation by anyone considering moving to Wadsworth Mobile Home Park.
Wadsworth Mobile Home Park frequently offers attractive programs to make manufactured home living more accessible for new residents in Ohio. Based on their public information, current offers include:

Wadsworth Mobile Home Park Reviews
Very quiet and nice place to live. The trash takes itself out. Landlord lives on site and doesn't ever bother you unless it is absolutely necessary. She is very kind and professional. If Heather was rude to you, you must have been horrible to her because she's never been anything other than kind, helpful and pleasant.Snow is ALWAYS plowed before 5am, any issues are promptly fixed and the price is unbeatable. I have 1100 ft², 3 beds and 2 full baths for less than what I would pay for an efficiency anywhere else. The trailer is only two years old and is just lovely. Water pressure is ok but why find something to complain about when you can literally just buy a high pressure shower head for $20?
Apr 04, 2025 · Molly BPark is a joke. Lot rent increases every 6 months and no changes happen to the park. The park manager heather is lazy and never doing anything for the park. From potholes to garbage on the ground, outside lights that have never been changed, Constant construction, water pressure never good unless yout lucky. Just a very bad place to choose to live, about 5 years ago it would have been great to choose.
Feb 16, 2025 · Kyle DutchDon't patronize this place when its all over. They don't care about people. I have rented many rv/campground spots over the years. You reserve, pay and stay. This place has rv spots but they have ridiculous requirements. Three months proof of income, proof of employment background checks and more. When my daughter said you understand I just want to rent an rv lot for a month? The lady said yes this is our policy.and she was rude about it. How would they ever rent rv spaces with these requirements? And during these trying times everyone is trying to help everyone, but not them. Most places were so nice that we spoke to they were trying so hard to accommodate people. Not this place. These times show how business really care about people.
Apr 06, 2020 · Bonnie GreenWanted to apply to the park. Talked to a Sheila and she was very rude!! The owners should really look at finding another manager to deal with the public. After speaking with her I decided not to even bother putting in a application because I don’t want to deal with her on a monthly basis.
