The location on Youngstown Hubbard Road (State Route 62) is significant for accessibility. This road is a major artery connecting Hubbard to the larger city of Youngstown, as well as to other surrounding towns and communities in the Mahoning Valley. For those who commute, the proximity to major routes like State Route 62 can be a benefit, facilitating travel to work or other destinations. The general infrastructure in and around Hubbard supports straightforward navigation, which is a practical consideration for mobile home residents who may be moving larger vehicles or require consistent access for daily activities.
While the exact distance to specific amenities will vary, living on a main road like Youngstown Hubbard Road typically implies that daily necessities are within a convenient driving distance. This balance of a residential park setting with access to urban conveniences is often a key factor for individuals and families choosing mobile home park living in Ohio. However, it's always advisable for prospective residents to visit the area and assess the travel times to their specific points of interest, such as workplaces, schools, or preferred shopping centers, to ensure the location meets their individual needs.
When considering a mobile home park, understanding the services provided by the park management is crucial. These services often define the quality of life within the community and can impact a resident's daily experience. For Valley Mobile Home Park, based on general expectations for mobile home communities and limited public reviews, the following are typical services that may be offered or are important to consider:
- **Lot Rental and Maintenance:** The primary service offered by any mobile home park is the rental of individual lots or spaces for mobile homes. This typically includes the provision of essential utility hookups (such as water, sewer, and electric, though residents usually pay for their individual usage). Park management is generally responsible for the maintenance of common areas within the park, such as roads and shared green spaces.
- **Community Management and Rules Enforcement:** Mobile home parks operate with a set of rules and regulations designed to ensure a harmonious living environment for all residents. Park management is responsible for enforcing these rules, which can cover aspects like pet policies, noise levels, property appearance, and visitor guidelines. The effectiveness of this service greatly influences the overall atmosphere of the park.
- **Basic Infrastructure Upkeep:** This service encompasses the maintenance of internal park roads, lighting, and possibly common area landscaping. Regular upkeep of these elements contributes to the safety, navigability, and aesthetic appeal of the community.
It's important to note that specific services can vary greatly from one mobile home park to another. Prospective residents should always inquire directly with Valley Mobile Home Park management about the exact services included in the lot rent, what utilities are the resident's responsibility, and what maintenance tasks fall under the park's purview versus the resident's. Understanding these details upfront can prevent misunderstandings and ensure that the park aligns with your expectations for community living.
While some parks offer extensive amenities like clubhouses, pools, or organized social activities, the core services listed above are fundamental to the operation of most mobile home communities. For Valley Mobile Home Park, focusing on the basics of lot provision, utility access, and community management will be key considerations for any potential resident.
Understanding the distinct features and highlights of a mobile home park can provide insight into its living environment and whether it aligns with your preferences. Based on the provided customer reviews for Valley Mobile Home Park, some key aspects have been highlighted by residents, which offer a glimpse into the park's character. It's important to approach these points factually, as they represent direct feedback.
- **Limited Space Considerations:** One review explicitly states, "If you like having no space then you may like it." This suggests that the individual lots or the overall layout of the park might be perceived as having limited personal space for residents. For those accustomed to larger yards or more expansive individual property, this could be a significant factor to consider. It implies that the homes or lots might be situated closer together than some individuals prefer, impacting privacy or outdoor activity space.
- **Concerns Regarding Management Interactions and Privacy:** A more detailed review brings up serious concerns about interactions with park management. The reviewer recounts incidents involving a delivered package not being accessible after moving out, and allegations of unauthorized entry into a home while the resident was away at the hospital, citing pet welfare as a reason, despite arrangements for pet care. These accounts, if accurate, highlight potential issues regarding resident privacy, communication, and management practices. Such experiences can significantly impact a resident's sense of security and trust within the community.
- **Reported Rudeness of Staff:** The same detailed review explicitly mentions that "they are very rude there." This direct feedback about the demeanor of park staff or management is a critical point for prospective residents who value respectful and professional interactions with their community's administration.
It is crucial for anyone considering Valley Mobile Home Park to investigate these highlighted points further. Direct communication with current or past residents (where possible and appropriate), as well as a direct conversation with park management to clarify policies on privacy, package handling, and maintenance access, would be highly recommended. Understanding these features and the experiences of others can help in assessing whether the park's environment aligns with your personal expectations for a mobile home community in Ohio.
While a mobile home park's location and general services are important, the day-to-day experience is heavily influenced by the features and the overall culture created by both the residents and the management. These direct accounts provide a candid view into specific aspects of life at Valley Mobile Home Park.

Apr 02, 2025 · Elizabeth KesnerThe park is under new management and they (management) are doing wonderful things to make the park a much better place to live. The addition of 5 brand new homes, with plans to bring in more, has made a tremendous positive impact on the curb appeal of the park. There is already a noticeable difference in the way the lawn is looking and I look forward to seeing many more of the improvements in the near future.
May 04, 2021 · Renee RawlinsI have lived here for22 years .in that time lot rent has went up with every new owner with the promise of improvements why not do the improvements then increase lot rent we have not had one improvement since they paved the roads. But they still increase with promises each year. They put in electric down the lots where they plan on putting new trailers that does not benefit those that live here. I think it would be great to improve this park start with what you have here, clean up the park and you might get more people here.
Aug 26, 2021 · Lynn CordovaI have lived here for over a year and Selina is a GREAT park Manager. She has cleaned up the park in her short time as Manager! She does go above and beyond to help and inform everyone of issues, etc.
