I was approved for one of their mobile homes, which wouldn't be ready for 3 weeks.I was called constantly & asked to put a deposit on the mobile home.When I asked would it be possible for me to pay the deposit once I have viewed the home, I was told no because it most likely would not be available.Who expects you to pay for something that you haven't even seen??!!I was emailed and called repeatedly ("to check"), if I was going to put the deposit down although I could not see it.Are these people crazy??!!

Our place was a reck until they came and cleaned everything. If something happens down the road I'm going to ask for them personally. You have to watch out where you have your trailer position on their property due to their is an empty space next to sister for a mobile home to be placed. The Septic base that is exposed in the ground has human feces that it overflows onto the ground. My sister has been living there for years and we had always wondered why she was sick alot. Well we found out the land was contaminated and she was breathing in the toxins from it. They also will take it up on themselves to cut your grass and then charge you 50.00 for it without notifying or asking any questions. Also if you are 1 penny off your money order they will not accept it all until it's the proper amount 😡
Aug 14, 2023 · zulieka tillmanIts ok as far as Mobile Home Communities go It's not perfect, Nothing ever is and the bad reviews online are as usual a mix of people that live their lives never being satisfied with anything, Always having something to complain about, And of course the family, friends, And co workers of the staff and owners.Now many of the bad reviews on any business are from years ago so take that into consideration when judging a place based on the star ratings and reviews, However if you come across a company or item your interested in and you go to the ratings and reviews and if the star ratings are a 2 or 3 and about 98% of the reviews are negative and the majority of them have the same complaints then common sense would tell you that there is at least some truth in what you are seeing.And most likely that truth is that its a bad place or product so move on, unless you like wasting money that is, Now having said all this my opinion of this community and most of the people is a mixed one because i know two sets of neighbors that have crossed the line with me of being good neighbors and have become Two faced, Backstabbing, Lying typical trailer trash,But its ok because karma gets us all at some point and this garbage will get whats coming to them believe that.So as far as maintenance and management goes, Well i dont know anything about the maintenance except for what I've heard or read and it's all pretty positive so far, But management is a whole new issue in itself because this place has went through 5 different management's companies over the past 6 yrs and the only difference between this one and the last 4 is this one is slightly more professional in the way they present themselves to you for that first impression but its all an act, A mirage to fool you and keep you interested in renting or buying from them as with any company you do business with they have many employees and each one of those employees has their own thoughts, ideas, opinions, and personalities, especially the ones in higher positions, So you give someone who has never had any real power over another human being and just sit back and watch them transform people's lives from desperate to disappointed or down right mad, So they are changing people's lives and not for the better, Having said all of this you can take my review for what its worth, If you believe what i am telling you then maybe look elsewhere, But if you dont then check it out for yourself, Either it will end well for you and you will be happy with your decision, Or it will go the other way and you will be stuck in a miserable situation, But you just have to roll the dice and just pray you dont roll snake eyes....Good Luck.

This part is an add-on because now that I’ve been to Valleybrook I have seen a lot !! There are troubled kids that vandalize, steal off porches and cause problems constantly, they have police there for one reason or another constantly & I don’t feel like it’s a safe place for young kids to be playing outside alone
