Trails West Mobile Home Park Introduce
For California residents seeking a more stable, affordable, and often quieter long-term living arrangement in the scenic High Sierra, Trails West Mobile Home Park in Portola, CA, presents a unique residential option. Situated along the major thoroughfare of CA-70, this park caters specifically to manufactured home owners looking for a permanent or seasonal base in Plumas County. The concept of a mobile home park provides an opportunity for homeownership—owning the physical home—while leasing the land lot, which often translates to a significantly more budget-friendly cost of living compared to traditional single-family homes in California.
The primary draw of Trails West for many residents is the potential for a peaceful community atmosphere. As one current resident noted, "We live here and we love it, very quiet and everybody minds their own business." This sentiment highlights a desire for a low-key, private, and generally tranquil setting, which is often difficult to find in more densely populated areas of the state. The ability to live in a quieter mountain setting, yet still be conveniently located on a main route like CA-70, is a major factor in its appeal. Furthermore, the park acknowledges the importance of companion animals in daily life by maintaining a Dogs allowed pet policy, making it a viable option for pet owners.
However, prospective residents must be aware that the overall living experience at the park appears to be inconsistent, based on public feedback. While some residents value the quiet and privacy, other detailed reviews suggest serious concerns regarding maintenance, sanitation, and management responsiveness. One review critically states, "The Trailer Park is a Dump, its always littered with garbage" and mentions "Trash all over the 'grass'." More concerning are allegations about the safety of common-area facilities, specifically that "The play equipment is not put together properly and its a death trap." Furthermore, a breakdown in communication with park management is noted, with one user claiming they have been "calling for a week with NO return phone call. No website and No names."
When considering Trails West Mobile Home Park, it is essential to approach it with a balanced view. While the affordable cost of living and the desire for a quiet, high-altitude setting are strong positives, the highly critical reviews concerning trash, maintenance, safety, and management communication suggest that potential buyers or renters should conduct thorough on-site inspections, speak directly with current residents, and attempt contact with management before making any commitments. The core offering is land-lease living in a beautiful part of California; the reality of the community atmosphere and operational standards should be personally verified.

- Proximity to Portola: Residents are just a few minutes' drive from the core services of Portola, including local businesses, grocery stores, and the Portola City Park, which offers B-B-Q areas, a gazebo, and is next to the public swimming pool.
- Regional Recreation Hub: Plumas County is renowned for its natural beauty and outdoor activities. ### Services Offered
As a mobile home park, Trails West's services focus on facilitating long-term residency and providing essential utilities for the manufactured homes on site. These services are typically covered through the monthly lot rent paid by residents who own their homes.
- Lot Leasing for Manufactured Homes: The core service is leasing out individual home-sites (lots) to residents who own their mobile or manufactured homes. This land lease structure is the basis for the park's affordable housing model.
- Utility Hookups: All sites are configured to provide essential utility hookups, which typically include water, sewer, and electrical service to each home-site.
- Community Maintenance (Intended): A primary service of park management is the maintenance and upkeep of common areas, roads, and facilities. While this is an expected service, customer reviews indicate that maintenance standards for cleanliness and facility repair may be an ongoing issue that requires resident follow-up.
- Pet Accommodations: A clear and welcoming policy that states Dogs allowed is a key service for pet owners, acknowledging the role pets play in residents' lives.
- Management Support (Intended): Management is expected to handle resident concerns, process rent, and oversee park regulations. However, reviews point to a recurring difficulty in making contact with park representatives via phone.
The affordability model relies on the consistent delivery of these site-utility and common-area maintenance services to justify the monthly lot rent.

### What is Worth Choosing
Trails West Mobile Home Park is primarily worth choosing for a California resident seeking a long-term, affordable, and private residential solution in a picturesque mountain setting. For those who already own a manufactured home or are considering purchasing one, the land-lease model in Portola offers financial relief compared to traditional real estate in the region. If your priority is a "very quiet" neighborhood where you can enjoy the serenity of the High Sierra and have your dogs with you, the park’s environment provides this specific lifestyle.
However, the decision to choose Trails West must be made with eyes wide open. The most crucial step for any prospective resident is a thorough, in-person assessment of the current state of the park and its management structure. Given the consistent and serious negative reviews concerning maintenance, garbage, and unresponsiveness—including issues like allegedly unsafe play equipment—a full inspection is paramount.
In summary, choose Trails West if:
- Affordability is your top priority for long-term living in Plumas County.
- You value a quiet, secluded neighborhood and strong residential privacy.
- You require a pet-friendly community that welcomes dogs.
- You are willing to accept the responsibility of potentially advocating for better park-wide maintenance and persistent contact with management to ensure the quality of the communal living environment.
The park offers a home base for mountain living; ensuring that base meets your personal safety and cleanliness standards is vital before committing.

- Management is racist and womanizing! They make rules up as they go and they steal your home from you if you dont get it in writing that the mobile you bought from them is yours! Facts! I don't recommend anyone stay here for any length of time. It used to be a nice Park before New Management took over 2 and a half years ago. Too bad the old ones had to go. They cared for the tenants and the Park. Now even the Park has gone to hell! August 26 · Dana Ransford
