While every RV park has its unique characteristics, The FairPark RV offers a distinct set of features that cater to a specific type of traveler. We’ll delve into its location, the services it provides, and important highlights gathered from real customer experiences.
The FairPark RV is located at Rd 12, Pleasanton, CA 94566, USA, specifically situated within the extensive Alameda County Fairgrounds. This location is a double-edged sword, offering incredible convenience for certain activities while presenting its own unique characteristics. Pleasanton itself is a desirable East Bay city, part of the Tri-Valley Wine Country, known for its pleasant climate, charming downtown, and proximity to major economic hubs.
Accessing The FairPark RV is relatively straightforward, with the park located just off the I-680 Bernal Exit. Guests are advised to enter through Gate 12 from Valley Blvd, which is situated off Bernal Ave and the freeway. While the main entrance is wide and well-maintained, some past visitors have noted that the park itself can be "a bit difficult to find," suggesting that additional signage would be beneficial. However, once inside the fairgrounds, navigation to the RV park section is typically clear.
The park's location within the fairgrounds provides immediate access to the numerous events hosted there throughout the year, including car shows, trade shows, festivals, and the annual Alameda County Fair itself. Beyond the fairgrounds, the strategic placement of The FairPark RV offers excellent accessibility to the wider San Francisco Bay Area. You're well-positioned for day trips to major cities like San Francisco, Oakland, and San Jose, accessible via nearby BART (Bay Area Rapid Transit) stations in Dublin/Pleasanton, or directly by car using the extensive freeway network. Local conveniences such as grocery stores and restaurants are also within a mile, adding to the practicality of the location for longer stays. This blend of fairground proximity and regional accessibility makes it a unique base for exploring Northern California.
The FairPark RV provides essential services designed to offer a practical and functional stay, particularly for those attending fairground events or using it as a base for exploring the Bay Area.
Full Hookups: All RV sites come with full hookups, including water, sewer, and electrical connections (30-amp and 50-amp options are available). This ensures that your RV is fully functional during your stay. Each site also accommodates space for an RV and one additional vehicle.
Secure, Gated Park: The park operates as a secure, gated facility, offering residents peace of mind and enhanced safety within the fairgrounds property.
Newly Renovated Restrooms and Showers: Recent renovations have updated the restrooms and showers, which are consistently praised in reviews for being clean and in great condition. This is a significant amenity, especially for RVers who prefer using park facilities.
Laundry Facilities: A newly renovated coin laundry room is available on-site, providing convenience for long-term stays or simply catching up on chores during your trip.
Complimentary Wi-Fi: Free Wi-Fi is available throughout the park, allowing guests to stay connected for Browse, emails, and light streaming.
RV Parts Store: While temporarily closed during a recent visit (as per a review), the presence of an on-site RV parts store is a valuable amenity for campers who might need quick repairs or accessories.
Check-in Procedures: Registration currently occurs at a trailer at the front gate, with specific check-in (1:00 PM) and check-out (11:00 AM) times. Paperwork is posted at the Camp Host office for after-hours arrivals.
The FairPark RV offers several features and highlights that define the experience of staying there, appealing to those seeking specific benefits in an RV park.
Unbeatable Proximity to Fairground Events: This is arguably the top highlight. If you're visiting Pleasanton for any of the numerous events at the Alameda County Fairgrounds – from concerts to festivals, trade shows, or horse racing – The FairPark RV provides unparalleled access, allowing you to walk to events without the hassle of parking.
Cost-Effective Base for Bay Area Exploration: Many visitors find the pricing to be "good" or "reasonable" for a full-hookup park in the expensive Bay Area. This makes it an attractive "jumping off point" to explore San Francisco, Oakland, Livermore Wine Country, and other regional attractions without paying premium city-center rates.
Responsive Management: One review noted that when concerns were raised (e.g., unmowed grass for an elderly guest), the park quickly addressed the issue, indicating a responsive and helpful management team.
Clean Facilities: The consistently clean and well-maintained laundry room, restrooms, and showers are a significant positive, enhancing the comfort of the stay.
Pet-Friendly with Nearby Green Space: The park welcomes pets, and a "large green space right outside the gate" is available, which is excellent for dog walking and exercise.
Practical, No-Frills Approach: The park is described as an "RV parking lot with hookups," suggesting a functional rather than resort-style experience. This "what you see is what you get" honesty appeals to many who prioritize utility over elaborate aesthetics.
Important Considerations: Several customer reviews mention challenges. These include "very tight" spaces, with some suggesting booking an end space if possible. The surface is described as "broken up asphalt, rocks and dirt," leading to dusty conditions that "stick to everything." A significant concern raised by multiple reviewers is a "constant sewer smell," which could be due to close proximity to hookups or venting issues. During a recent visit (09/2023), there was ongoing construction for new spaces, and the general store was not open. Some older reviews also note potential issues with long-term residents and site conditions in older sections of the park, though newer sections are described as "nice."

The FairPark RV Reviews
The park was a great jumping off point to explore the San Fran area. The price was good, and everything was in working order. The grass hadn't been mowed, but when we asked since my elderly mother was with us and the ground was uneven, they quickly got it taken care of. While the entrance to the park is wide and well-maintained, it was a bit difficult to find. Additional signage would be great.
May 07, 2025 · Tonya SislerThis park is perfect if you need convenient access to fairground events. It is an RV parking lot with hookups. The spaces are very tight. Recommend booking an end space. The surface is a combination of broken up asphalt, rocks and dirt. It is very dusty and the dirt sticks to everything. For us, the worst was the constant sewer smell. I imagine this is a symptom of close proximity to the sewer hookups although there could be a venting problem. When we visited (09/2023), there was construction to add new spaces. The general store and RV parts store were not open. Registration was at a trailer at the front gate. The laundry room, restrooms and showers were in great condition and clean. There is a large green space right outside the gate that is good for dogs.Grocery store and restaurants within a mile.
Sep 20, 2023 · KellyFirst review January 2022 Scroll down for October 2023The park was easy to find. It is located in the Pleasanton Alameda Count Fair Grounds. . There is pavement all the way including in the park. Signage is adequate. Check in was efficient and friendly. The rules are fairly basic. Our site, 187, was a back in that was just barely long enough for our Coach and Towed. Services (30 amp only) was a long way back to the right side. I am glad that I had an extension cable!. The water and sewer were to the left rear. Distancing is very, very close. Typical for an urban park. There is no barrier between sites. There are no tables or fire pits. Our site was flat and even gravel/dirt pad. There is no included wifi. We did find a number OTA TV. Satellite should not be difficult. We did not use the washrooms or pay showers but they were open. There is a large green space that is used for dogs just outside of the RV Park gate. Users appear to be very good at cleaning up after their pets and there are poop bags and a garbage near by. There is a very small store on site that I suspect is stocked during the warmer months. It’s shelves were bare during our stay. It appears there may be propane sales on site.Within a short drive you can find good food, shopping and any other amenity you may need.. We found this park to be a well run urban RV park that delivers just the bare basics.. We paid $42.00 a night and we feel we received poor value. This is more like a $30 - $35.park. It is just too basic to be worth more. We would look at other alternatives if in the area again. Be advised, this is a very busy park It was pretty much full during our two day stay during off season.October 2023There was construction taking place expanding the park so no store or office. Just a construction trailer at the entrance. Our site, 168 was a gravel based back in that was just long enough for our Coach and Towed. Services (30 50 amp, water and sewer only) were to the left side. Distancing is super close even for an urban park. There is no room for table or a fire pit. Our site was flat and even. Overall the park was a place to set up in order to rest your body at night. There is absolutely nothing to do in the parkThere is NO park included wifi or cable TV. We did not find any OTA channels. Satellite would not be difficult. We did not use the washrooms, showers or laundromat but we checked and found them clean. There are no restaurants or stores within easy walking distance but just a short drive away you can find food, shopping and convenience stores. We found this park to be the only game in town thus we persevered. We paid $43.00 per night (inc tax) and we feel we received very poor value. Sadly, we will be back as we use it as a base to visit friends.
Nov 06, 2023 · Darrell & Jeredene OllenbergerThey refuse to book us because, despite spending hundreds of dollars for items to keep the outdoor space clean, organized, and presentable as possible for a service-connected, PTSD recovering veteran, who also contacted the police for the park when I discovered the dead body of a neighbor on June 5th, and took custody of the neighbors brother when he arrived to help him settle affairs. Hot even a ‘thank you’ from the employees or manager, and told, despite available space, they had no room for storage of anything I might want to store there. Avoid this seemingly nice place if possible. They are arbitrary and dishonest. There is a general and RV store. Access to a dog park, and all the shopping needs you could want within walking or short driving distance. Wifi signal is weak here, and you might suffer a plague of flies, or buttheads for an associated event they are hosting without giving you any kind of heads up.
Dec 06, 2022 · A. Paschal BlumbergGood RV park for travel nurses. Rates are reasonable with no add on costs. I always felt safe and it's the people there that make it a fun stay!!
