Terrand Mobile Terrace Introduce
For many residents across the Portland Metro Area and especially in Eastern Multnomah County, finding an accessible and relatively affordable housing option can be a significant challenge. **Terrand Mobile Terrace** in Fairview, Oregon, presents a distinct option in the local market, operating as an established, all-age manufactured home community. Located conveniently close to major transit corridors and local amenities, this community provides residents with the chance to own a home in the Greater Portland area without the typical high costs associated with traditional single-family real estate.
The Terrand Mobile Terrace is designed with a **fairly clean, well-organized layout** that promotes comfort and residential stability. Residents appreciate the thought put into the community's design, noting the **good spacing between units** which allows for personal privacy and a less cramped feel compared to some other housing developments. The park features a mix of homes, some of which are established units that have been lovingly updated by owners with fresh paint and modern interior finishes, like new carpets, laminate flooring, and central air conditioning/heat pumps, indicating ongoing care by the community's homeowners.
As an **all-age community**, Terrand Mobile Terrace offers flexibility for different demographics—from individuals and small families to retirees—looking for a single-level living solution. The manufactured homes here often feature practical, modern layouts, including open-concept living and dining areas, in-unit laundry facilities, and accessible features like ramp entry and walk-in showers in some units. While some units show their age, the overall consensus is that the park offers a practical, homeownership-oriented living style in a location that prioritizes regional access.

Choosing Terrand Mobile Terrace offers a specific set of advantages that align with the needs of Oregonians seeking affordable homeownership and connectivity in the East Portland region.
The single most compelling reason to choose this community is its **accessible homeownership opportunity**. In Multnomah County, finding a detached, single-level home can be prohibitively expensive. Terrand Mobile Terrace provides a chance for residents to own a physical structure, build equity, and customize their living space—often with central air, a private driveway, and a small yard—at a fraction of the cost of a traditional home. This makes it an invaluable option for individuals and families who prioritize stability and property ownership.
Secondly, the **strategic location with minutes-long access to I-84** is a significant benefit for anyone commuting into Portland, Vancouver, or the major industrial and commercial hubs of Gresham and Troutdale. This easy freeway access drastically reduces commute times compared to areas further out, giving residents a substantial time-saving advantage.
While the proximity to the sewage plant is an environmental factor that should be carefully considered, the community is noted for its **organized layout and good spacing**, which fosters a respectable residential atmosphere. For the buyer who values affordability, low-maintenance, single-level living, and convenience to major transit and East Multnomah County parks, Terrand Mobile Terrace remains a strong, practical contender in the local housing landscape.

Terrand Mobile Terrace Reviews
- Sometimes a picture is descriptive of a situation. Like at 'Terrand'. Mostly they seem to be run down units. But many seem to be updated on the surface with paint. Overpriced space rent keeps going up for most tenants. This is the "better" park of 3. Don't buy here. Unless you desire what the picture shows. It is located a couple blocks from a sewage plant. Smells very strong on warm days. Unless nose-blind, you always get that unfortunate set of smells. 🫢🤢 Unless the smell from # thirty-eight overpowers it. As the management stinks also. But this is all subjective. (WINK) September 07 · hm
