Tenino Estates LLC & RV Park Introduce
For residents and travelers in the Washington region, finding the right place to call home—whether long-term or temporary—is a top priority. Tenino Estates LLC & RV Park, situated in the historic and charming community of Tenino, Washington, offers a unique combination of housing options, serving as both a manufactured mobile home community and a destination for RV enthusiasts.
This dual-purpose property is a valuable resource for those seeking affordable, long-term housing solutions and for those exploring the beautiful Pacific Northwest in their recreational vehicles. As a manufactured home community, Tenino Estates aims to provide a stable, family environment. For RV visitors, it offers essential services to make your stay comfortable while exploring Thurston County and the surrounding natural attractions.
The management, Hurst & Son LLC, notes that Tenino Estates LLC was established in 2015 and focuses on maintaining a quiet, family-oriented community for manufactured homes. The operation strives for dedication, transparency, and honesty in its approach to community management, which are important values for Washington residents looking for a reliable place to live or stay.
It is worth noting that the experience within any community can vary, and prospective residents should conduct thorough due diligence, especially concerning private sales and internal park regulations. Transparency in communication with management is key to a smooth tenancy, particularly regarding established rules like vehicle limits and community expectations, which, based on public feedback, can sometimes be sources of contention among residents and management in any park setting.
Location and Accessibility
Tenino Estates LLC & RV Park is conveniently located at 601 Garfield Ave E, Tenino, WA 98589, USA. Tenino itself is a small, historic city in Thurston County, known for its sandstone quarry and proximity to natural recreation areas. This location offers residents and visitors the peaceful atmosphere of small-town living while maintaining relatively easy access to larger urban centers.
The park is situated close enough to the central Tenino area to offer convenient access to local amenities, including the historic downtown, local markets, and the beloved Tenino City Park, which offers extensive recreational opportunities like trails, sports fields, and the historic Quarry Pool. For commuters or those needing to access services outside of Tenino, the location is a practical launchpad. While Tenino is considered a car-dependent area, the park’s address places it in a position that minimizes local travel to essential services.
Major hubs like Olympia, Lacey, and Tumwater are all within a reasonable driving distance, providing easy connections to Interstate 5 (I-5), which is the major north-south artery for Western Washington. This accessibility makes it a realistic option for people who may work in the larger surrounding cities but prefer the quieter, more affordable lifestyle Tenino provides. Similarly, RV travelers can quickly hop onto major routes to continue their exploration of the state.
Services Offered
As a combined mobile home and RV park, Tenino Estates offers a blend of services designed to support both long-term residents and short-term campers. While detailed, comprehensive amenity lists are often best confirmed directly with park management, the general types of services for this category of property typically include:
- Lot rentals for privately owned manufactured homes (mobile homes), offering residents space in the community.
- Dedicated RV sites, which typically include essential hookups for travelers.
- Utility provisions, generally including water and sewer connections, although the exact arrangement (e.g., shared well, septic, or city services) and the billing structure should be confirmed with the management.
- Electrical service hookups (for both RV and manufactured home sites).
- Trash and waste disposal services for the community.
- Grounds maintenance for common areas to ensure a tidy environment.

What is Worth Choosing Tenino Estates LLC & RV Park
Choosing Tenino Estates LLC & RV Park comes down to prioritizing a specific lifestyle and location in Washington. The primary factor making this park a compelling choice is its strategic location and the dual offering of services. For long-term residents, Tenino offers an escape from the relentless pace and high cost of living found in the Seattle/Tacoma metro area, providing a more sustainable option in a safe, historic community. The park provides lot rentals for manufactured homes, which is a crucial element of affordable, non-subsidized housing in the region.
Furthermore, the park’s presence in Tenino means residents and guests are minutes away from the town’s unique attractions, including the historic sandstone structures and significant public parkland. Tenino Estates LLC & RV Park Reviews
We were in the process of buying a mobile home from Lisa Oney and Keith Saunders for $29,000 lot 904 and we had given them a $6,000 down payment that her bank put a hold on and once it cleared she had spent the money and now our attorneys involved to get our money back. Moreover we shouldn't even had that pay half the rent when we didn't even own the mobile home yet. just watch out for scammers from Facebook or marketplace we should have looked more into this ourselves. Some people might seem like nice people then you find out they aren't. That's my opinion and my husband's. Yes there are some nice people incommunity however we haven't met many.
