Summit Village is situated at 8461 Perry Hwy, Erie, PA 16509, USA. This address places the community within Erie County, providing residents with access to the amenities and opportunities of Erie, Pennsylvania's fourth-largest city. Perry Highway (Route 97) is a significant thoroughfare, suggesting good connectivity for residents.
The park's location on Perry Highway offers relatively easy access to various parts of Erie and surrounding areas. Residents can typically reach essential amenities such as grocery stores, retail centers, dining options, and healthcare facilities with a reasonable drive. Being in Erie means access to a broader range of services, employment opportunities, educational institutions, and recreational activities, including those along Lake Erie. The park's setting, while offering a dedicated community environment, is designed to be convenient for daily commuting and errands, primarily by personal vehicle. Its location within Summit Township also indicates it adheres to local land development and mobile home park ordinances, which are designed to ensure suitable and safe sites for habitation. The area benefits from being part of the broader Erie regional infrastructure, allowing for connectivity to various points of interest and services.
Mobile home communities like Summit Village typically provide a range of services designed to support their residents' comfort and convenience. While comprehensive, exhaustive details on every service offered by Summit Village are not always universally public, based on common practices in such communities, residents can generally expect:
- Lot Rental: The primary service involves leasing a specific plot of land for your manufactured home. Information from public listings suggests that mobile homes are available for sale within the park, with buyers needing to obtain park approval, indicating lot rental is a core component.
- Utility Hookups: The park typically provides the necessary infrastructure for residents to connect their homes to essential utilities such as water, sewer, and electricity. However, it's crucial to note that public reviews mention "major water leaks causing residents to pay an extreme amount to compensate for the water loss" and "sewage issue." Prospective residents must inquire directly with management about the current status of these issues and any ongoing efforts to resolve them to ensure reliable utility service.
- Maintenance of Common Areas: This usually includes the upkeep of internal roads and shared spaces within the community. Public reviews highlight concerns about "no maintenance" and suggest that the park is not consistently maintained. This is an important point for potential residents to investigate and discuss with park management.
- Community Management: An accessible management team is typically in place to address resident inquiries, concerns, and oversee community rules. However, reviews indicate challenges, with comments such as "Management isn't even in Erie" and "No property manager." While the park is listed under Regal Communities, a larger management company, direct and local oversight appears to be a concern for residents.
- Pet-Friendly Policy: Summit Village has a pet-friendly policy that welcomes cats and dogs under 25 pounds. They prioritize community harmony by not allowing aggressive breeds of dogs. This is a significant service for pet owners seeking a community that accommodates their furry companions.
Given the specific concerns raised in public reviews regarding utility issues and management presence/maintenance, it is highly advisable for any interested party to communicate directly with Summit Village management to get the most current and accurate information on these vital services and any remediation plans.

- Pet-Friendly Community: A notable feature is its pet-friendly policy, allowing cats and dogs under 25 pounds (with breed restrictions). This makes it a suitable option for pet owners in Pennsylvania looking for a community that accommodates their companions.
- Potential for Affordable Homeownership: Mobile home communities generally offer a more accessible pathway to homeownership compared to traditional housing. Regal Communities, the management company, promotes "affordable rent-to-own options," which could make achieving homeownership dreams easier for residents at Summit Village.
- Established Community: As an existing mobile home park, it has an established residential base, potentially fostering neighborly connections. Homes in the community often feature desirable individual amenities like updated interiors, decks, storage sheds, and designated parking spaces, as seen in property listings within the park.
- Proximity to Erie Amenities: The location on Perry Highway provides relatively easy access to the broader amenities of Erie, including shopping, dining, and other essential services, allowing residents to enjoy the conveniences of city life.
It is important to address the concerns raised in public reviews, which mention ongoing "sewage issues," "major water leaks," and a perceived lack of "maintenance" and "property manager" presence. While Regal Communities states they offer "excellent service" and "residents matter," these specific negative reviews should prompt prospective residents to seek current information and clarity directly from the park management about the resolution of these concerns. The availability of "demonstration trailers" mentioned in a review could indicate new units being brought in, which might signify a future investment or improvements, but residents' current concerns about existing infrastructure are critical.
Information regarding specific, ongoing promotions or special offers at Summit Village is not consistently available through general public searches. However, mobile home parks, especially those managed by larger companies like Regal Communities, often utilize various incentives to attract new residents or support existing ones. Mar 06, 2025 · Shae ShaeManagement isn't even in erie. No maintenence. No property manager. Rent is close to if not the highest for a trailer park in erie. Major water leaks causing residents to pay an extreme amount to compensate for the water loss. No one is willing to talk about plans to fix the place but they've added demonstration trailers instead of fixing the major issues.
May 27, 2023 · Stephanie HarpsWhy does Brooklyn take so many pictures of single pieces of trash and share it online? Did she put it there? Is she wanting to hold the people that littered accountable or is she suggesting park management placed it all there? There's also a landfill up the hill. Trash blows. You could've just picked it up and made a positive impact on the community Brooklyn...
Aug 09, 2022 · Roger RVery run down homes & property, half the spots were empty, kids all over unattended yelling foul words at each other, blaring music, barking dogs tied outside in yards of all dirt, garbage & tipped over garbage cans all over, old tires stacked up next to houses, one chubby kid was sitting in the hole where a windiw used to be..eating & spitting food out on the ground thru the window. All the houses were the same drab colors except for 1 cute and cheery home painted the color of a bluebird. It was unreal that anyone would live there, it was like a movie depicting the worse trailer park. It's honestly the worst mobile home park I've seen. I was looking to buy a home but left after driving and seeing all that hot mess & a tenant telling me they pay the most lot rent in Summit Township.
