Spartan Village

511 Sykesville Rd, Wrightstown, NJ 08562, USA

3.0
Nobody can be desperate enough to live in this place. We have the biggest slumlord in the state of New Jersey that runs this place. He does nothing but jack the rent to line his pockets and does absolutely nothing to help anybody out. I was in the office one day and there’s a woman who’s been on the waiting list for 10 years to have trees removed that are touching the top of her mobile home. 10 years? Why Steve Coyle? Some people are allowed to park on their grass for weeks at a time up to three or four vehicles. However, there are others that are not allowed to back their vehicle up to their shed to unload it without getting a nasty letter from Marianne and Steve. They’re pathetic here. Every single year, our rent for space is raised. Every single year. Does not matter that there are people on fixed income here Steve Coyle does not care. Stay away from Spartan Village. - Chris Wilkins

Spartan Village Introduce

For many residents of New Jersey, particularly those seeking an alternative pathway to homeownership or a more affordable living solution, manufactured home communities – commonly known as mobile home parks – represent a distinct option. The Garden State offers a diverse housing market, and these communities can provide a different kind of residential experience, often blending private home living with a community atmosphere.

In Wrightstown, New Jersey, located in Burlington County, you'll find Spartan Village. This article aims to provide a clear and informative overview of Spartan Village for local users in New Jersey, presenting factual information to help prospective residents understand what to expect. The goal is to offer a balanced perspective on living in this particular manufactured home community.

Manufactured home parks operate on a model where individuals typically own their manufactured home but lease the land it occupies. This structure can present a different financial landscape compared to traditional homeownership, potentially offering lower upfront costs and different ongoing expenses. For many New Jerseyans, the appeal can lie in the possibility of having a detached home with some personal outdoor space, within a managed community.

When considering any residential community, especially a mobile home park, it is crucial to look beyond basic information and delve into the nuances of daily life there. Understanding the park's management, the community dynamics, and the specific amenities and challenges reported by current residents is essential for making an informed decision. This guide will explore the location and accessibility of Spartan Village, outline the typical services offered, discuss key features, touch upon any general offers, provide contact details, and conclude with considerations on its suitability for local residents.

Location and Accessibility

Spartan Village is located at 511 Sykesville Rd, Wrightstown, NJ 08562, USA. This address places it squarely in Wrightstown, a borough in Burlington County, New Jersey. Wrightstown is notable for its close proximity to Joint Base McGuire-Dix-Lakehurst (JBMDL), a major military installation that significantly influences the local community and demographics.

The park's location offers varying degrees of accessibility to key areas and services. Its immediate vicinity to JBMDL makes it particularly convenient for military personnel and their families, as well as civilians working on the base. This proximity can mean shorter commutes and easier access to base facilities, which is a major draw for those connected to the military.

For broader accessibility, Wrightstown benefits from its position within Burlington County, providing connections to major New Jersey roadways. While specific highway access points might require a short drive, residents can generally access routes leading to larger towns in South Jersey, such as Mount Holly, Bordentown, and Cherry Hill, as well as connections towards Trenton and Philadelphia. This allows for reach to diverse shopping centers, dining options, medical facilities, and employment opportunities outside of the immediate Wrightstown area.

However, it is important to note, as some residents have highlighted, that the park's internal layout and the area's design can sometimes make navigation challenging for visitors or delivery services due to confusing layouts and narrow paths. Additionally, the close proximity to the military base means residents should expect frequent and loud aircraft noise from taking off and landing. Despite these specific considerations, the location does offer a unique blend of military-community synergy and access to regional resources for those living in or around Wrightstown.

Services Offered

In manufactured home communities like Spartan Village, residents typically own their manufactured homes but lease the land beneath them. The monthly lot rent charged by the park management usually covers a range of essential services and maintenance that contribute to the overall operation and upkeep of the community. While specific details should always be verified directly with Spartan Village management, generally, residents can expect the following services to be included or managed by the park:

  • Lot Rent: This is the primary monthly fee paid by homeowners for the use of their individual lot within the park. Available data indicates this fee is subject to annual increases.
  • Water and Sewer: Essential utility services like water and sewer connections are commonly included within the lot rent or provided and billed through the park. Some individual home listings indicate public water and sewer connections.
  • Trash Removal: Standard trash collection services are typically provided. However, resident feedback suggests that trash pickup days might be inconsistent, which is a point to consider.
  • Road Maintenance: The park management is responsible for the upkeep of internal roads. This includes repairs and snow removal, although some resident comments mention issues with excessive and poorly designed speed bumps within the park.
  • Common Area Maintenance: The general maintenance and landscaping of communal areas, such as entryways and unleased spaces, are usually managed by the park.
  • Property Management Oversight: The park has management (as indicated by resident feedback referencing "Steve Coyle" and "Marianne") responsible for overseeing community rules, addressing maintenance for common areas, and serving as a point of contact for residents.

Prospective residents are strongly advised to obtain a detailed breakdown of all fees and included services directly from Spartan Village management, and to inquire about the history of rent increases and the consistency of service provision.

Features / Highlights

Spartan Village, like any established community, presents a mix of features and highlights that shape the living experience. Based on publicly available information and resident feedback, the following aspects characterize Spartan Village:

  • Affordable Homeownership Potential: For many, the primary appeal of a manufactured home park is the opportunity for homeownership at a lower entry price point compared to traditional stick-built homes in New Jersey, making it a potentially accessible option.
  • Individual Yards: Homes within the community typically sit on individual leased lots, providing residents with their own outdoor space, which many homeowners value. Some homes are noted to have oversized yards.
  • Well-Maintained Individual Yards: One positive highlight from resident reviews is that "the majority of the residents here are nice and everyone’s yard is well maintained." This suggests a general pride in individual home aesthetics among residents.
  • Proximity to Joint Base MDL: Its location near a major military base is a significant highlight for military personnel and their families, offering convenience and potentially a community tailored to their needs.
  • Variety of Home Sizes: Listings for homes in Spartan Village show a range of manufactured homes, including double-wide units with multiple bedrooms (e.g., 2-3 bedrooms) and bathrooms (e.g., 1-2 full baths), offering various living space options. Some homes may feature open floor plans, eat-in kitchens, and specific upgrades like covered decks or sheds.
  • Community Atmosphere (Resident Aspect): While management issues are noted, the feedback also suggests that "the majority of the residents here are nice," which can contribute to a friendly neighborly atmosphere within the community.

It is important for prospective residents to conduct thorough due diligence, including visiting the property, observing the common areas, and potentially seeking opportunities to speak with current residents to gain a comprehensive understanding of the living environment and community culture at Spartan Village.

Promotions or Special Offers

As a mobile home park where residents own their manufactured homes and lease the land, Spartan Village typically does not advertise traditional "promotions" or "special offers" in the same way a conventional apartment complex or new housing development might. The appeal of manufactured home living often centers around its inherent financial structure and the unique aspects of the community rather than promotional discounts.

Therefore, any "promotions" or advantageous offers are more likely to be found in the following contexts:

  • Affordable Entry Point to Homeownership: The fundamental advantage is the potential for a lower purchase price for a manufactured home compared to a site-built home in New Jersey. This in itself can be considered an ongoing "offer" in terms of housing accessibility.
  • Individual Home Sales: When a manufactured home becomes available for sale within Spartan Village, any incentives, price reductions, or included features (e.g., appliances, sheds, decks) would be offered by the individual homeowner selling the property, or their real estate agent, rather than the park management. Prospective buyers should inquire directly about any such offerings.
  • Manufactured Home Financing: While not a direct promotion from the park, specialized lenders for manufactured homes may offer various financing solutions that can make purchasing a home in Spartan Village feasible. It's advisable to explore these specific loan types and providers.

Given the nature of the business model, prospective residents are encouraged to look at the overall value proposition of manufactured home living, including the purchase price of the home itself and the ongoing lot rent. For the most current information on available homes and any individual seller incentives, consulting local real estate listings that feature homes in Spartan Village is recommended.

Conclusion: Why this place is suitable for locals

For New Jersey residents considering a move, particularly those eyeing the Wrightstown area, Spartan Village presents a specific set of characteristics that may or may not align with individual needs and preferences. Its suitability for locals hinges on several factors, weighing both potential benefits and reported challenges.

One of the primary appeals for local New Jerseyans is the potential for a more affordable path to homeownership. In a state where housing costs can often be prohibitive, a manufactured home in a community like Spartan Village can offer a tangible opportunity to own a private residence with its own yard space, a significant draw for many seeking independence from renting.

Furthermore, the strategic location near Joint Base McGuire-Dix-Lakehurst makes Spartan Village particularly suitable for military personnel and their families, or civilians working on the base. The convenience of a short commute to JBMDL and the potential for a community that understands military life can be a strong advantage for this demographic.

However, it is crucial for prospective residents to consider the feedback from current and former residents. Concerns regarding annual rent increases, perceived inconsistencies in management, specific rules about parking and property usage, challenges with mail access, and frequent aircraft noise due to proximity to the military base are significant points raised. These factors speak to the day-to-day living experience and can greatly impact satisfaction within the community.

While the presence of well-maintained individual yards and the general niceness of many residents indicate positive community aspects, a comprehensive understanding of the park's operational style, particularly concerning communication and rule enforcement, is essential. For locals considering Spartan Village, conducting thorough research, including direct inquiries with management about all fees, rules, and potential future changes, along with seeking informal feedback from current residents if possible, is paramount to ensure the community is a good long-term fit for their housing needs and lifestyle expectations in New Jersey.
